It feels, surprisingly, like "South End Week" here. In the South End of the Sand Section, there seem so often to be few homes for sale, and even fewer open. This week, you've got one each at 5th, 4th and 1st. One's even on a walkstreet. Bonus!

Sand Section

441 1st Street Manhattan Beach CA441 1st (5br/5ba, 4675 sqft.) is a surprisingly large South End home that's been on the market a while, but now has its first open house.

They call it a "castle by the sand" with "storybook" aspirations. In the olden days, though, basements (which this one has!) were more often dungeons – but here, you get a full-on home theater that's a major wow. More from the official description:

541 4th (4br/4ba, 3600 sqft) is absolutely finished with lingering on the market. After running at prices from $3.7M-$4M over several months, they've made one big chop to $3.199M and declared, "Game On." This will be your last chance to drop in before they accept an offer.

South End location? Nice. Not one, but two roofdecks? Bonus. (One even has a hot tub with fun Hill Section/Sand Section views.) Modern master bath and kitchen? Great.

This one hasn't made the sale yet, perhaps, because it's somewhat undersized, Santa Fe in style and splits the master (middle level) from the 2 kids' bedrooms downstairs. But they've done a ton to modernize the place to make it just about its best – now they've got a compelling price to go with the whole package.

509 5th Street Manhattan Beach CA

509 5th (3br/3ba, 2500 sqft.) is a charmer with updates on a walkstreet east of Ingleside.

Nothing excessive here in a 3br home with master up and 2br down, but the space is comfortable and there's plenty of traditional style. More from the official description:

"This traditional beach home nods to the past while embracing the now, with plenty of updates & modern conveniences while still maintaining the original charm & character of a simpler time in our lovely beach community. 509 5th is at 110 DOM asking $3.699M. It is open Sat. only 1-4pm.

2803 Alma Avenue Manhattan Beach CA2803 Alma (3br/4ba, 2000 sqft.) is a 2005 Mediterreanean TH with some views down the 28th Place alley. The floorplan is absolutely typical – enter on the middle level with a small foyer and two bedrooms (including master). Go down for one more bedroom, and common areas are up top – wide open, newer, nice.

The home shows nicely, albeit with some rough edges, like flooring that needs a new coat of stain. More from the official description:

Worth noting: 

* This one was purchased new in '05 for $1.950M.

* Attempts to sell at a loss in '09 and '12 failed. (Good news, there. You can win for losing.)

* A decent, recent comp is a neighbor at 319 28th Place (3br/4ba, 2000 sqft.) at $2.380M in March 2015; a dragging comp would be another Mediterranean corner TH at 3101 Alma (3br/4ba, 1870 sqft.) at $2.150M in April 2015.

2803 Alma is at $2.549M and is open Sat. & Sun. from 2-4pm. 

Tree Section

569 33rd Street Manhattan Beach CA569 33rd (6br/5ba, 3650 sqft.) is new construction that's got a bunch of DOM because they began the listing before finishing the house (fairly common).

Location is in the sleepy, tree-covered lower blocks west of Blanche, just steps to Sand Dune Park, and a few minutes' walk to Grand View elementary. Over the hill: The beach and Manhattan Beach's "second downtown" of the North End.

Stylewise, this one is 100% now, and classic at the same time, pulling a "Nantucket" theme into the 21st century with quality construction and not just a few artistic twists and turns – fine fixtures, nice woodworking, etc. Rather than a yard, per se, in back, a very large covered patio with fireplace connects via disappearing doors to an equally vast family room off the kitchen. After a start at $3.8M, 569 33rd is now at $3.695M and is open Sat. & Sun. 1-4pm.

3113 Walnut Avenue Manhattan Beach CA3113 Walnut (5br/5ba, 3325 sqft.) is a taut, splendid, modern new home in the northeast portion of the Tree Section. After compiling some time on market late last year, the listing took a break and is back now.

Besides the major style pluses and current floorplan (great room in back), one thing that really got our attention was the fact that each of the bedrooms upstairs was of more than adequate size. So often, under the new construction rules, a 5br/3300-ish sqft. house will have some small bedrooms – somehow, not a problem here.

There's no formal name for this home's style yet – it quotes from Spanish outside and is slick and modern inside, with all of today's materials (wide-plank oak flooring, white marble counters, even a built-in firepit in the backyard). But you don't have to label something to like it. This one has a lot going for it. More from the official description:

3113 Walnut returns at $3.280M and is open Sun. 1-4pm.

652 Rosecrans Avenue Manhattan Beach CA652 Rosecrans (6br/6ba, 4725 sqft.) is lining up to become the knock-it-out-of-the-park, highest-priced single-family home sale ever on Rosecrans, maybe for as long as we'll all share this planet.

And we're saying this just a couple of days after 808 Rosecrans closed for $1.862M.

It starts with a double-size lot, 7300-odd sqft., and continues with a home maxed to the lot size: 4700+ sqft. inside. These are East Manhattan numbers, folks. Hence the pricing: $2.795M, which is somewhere in the vicinity of recent sales there. (See, for instance, "Quick East MB New Construx Catchup.")

Layout features 2br up front, a smaller living room and flow toward a great room in back. Rather than a true backyard, it's more of a side yard and patio, given that the garage is in back on the 36th Place alley. There's a lot of style and weight to the place, and – as you already noticed – a ton of square footage west of Sepulveda. More from the official description:

652 Rosecrans recently cut from $2.999M to $2.795M and is open Sun. 2-4pm.

Hill Section

217 Larsson Street Manhattan Beach CA217 Larsson (4br/4ba, 3700 sqft.) is a pretty slick modern with city views and a little park for a neighbor. More from the official description:

873 11th Street Manhattan Beach CA873 11th (5br/4ba, 3500 sqft.) is a 2002-built Mediterranean that's been updated very recently where it matters most: in the kitchen and master bath. There's a very nice designer sensibility across the whole home, including the private back patio.

There are pleasant surprises, including the tall trees and waterfall that mitigate or even hide the location near MB Blvd. More from the official description:

24 CAyman Court Manhattan Beach CA24 Cayman Ct. (2br/3ba, 1550 sqft.) is a remodeled Court Home in a familiar layout, just about maxed out in terms of luxe style – surprising for one of these units, but surely a nice upgrade. More from the official description:
