Weekend Opens (1/31-2/1/15)

Everyone looks forward to Super Bowl weekend. This year, partly to watch the Seahawks defeat the Evil Empire, but also because it's the "kickoff" to our local real estate Spring selling season.

Inventory is up to 42 listings as of Saturday morning – not huge, but not cramped, either. If you want to get out Saturday or Sunday for some home tours, you'll have choices. (We particularly recommend 1321 Voorhees, the first property reviewed below – even though it's in escrow.)

East MB

1321 Voorhees Avenue Manhattan Beach CA1321 Voorhees (6br/5ba, 3600 sq. ft.) is new construction and a must-see for the weekend.

What's that, Dave? East MB leading off the weekend opens?

Yes, this one is something to behold. And it's also taken (in escrow), so it's got that extra appeal of the one you can't have.

Built in a "Plantation" style, this new spec home checks every box for what's current in Manhattan Beach, from the outside in.

A big, open first level features wide-plank white oak flooring, a large, open kitchen with white marble counters and a huge fridge/freezer combo with a sidecar "wine tower" fridge beside that, and a big family room opening to the (smallish) backyard.

One accent on the first floor is a sliding barn door that covers the wet bar in the formal living room. The rough-hewn, grey-stained wood and the door itself make for an almost playful statement.

1321 Voorhees Avenue Manhattan Beach CANotable: Every bathroom is different. The builders tried out something new in each one. Find the first-floor bath, tucked away to the left behind the stairwell – there, using tile, they created the illusion of a bamboo wall. We have it in the photo here, but you should see it in person.

Five of the bedrooms are large, and the master gets treetop views out toward the north. 

The combination of crowd-pleasing style and extra attention to detail made this 2015 build a must-have. The builders drew an offer before officially coming to market. And it is an absolutely smashing price – $2.8M for an East MB home on a smaller lot (5245 sq. ft.) really does not have a precedent. 

The last 3 homes to sell near that number in East MB were all notably bigger on bigger lots, and one was brand-new:

  • 1450 5th (5br/6ba, 4320 sq. ft.) at $2.960M,
  • 1457 6th (5br/6ba, 4425 sq. ft.) at $2.700M, and
  • 1420 3rd (5br/5ba, 4765 sq. ft., new) at $2.899M.

So this project is an accomplishment on a few levels...

1321 Voorhees is in escrow with a list price of $2.795M and is open Sat. & Sun. 12-3pm.

1901 Lynngrove Drive Manhattan Beach CA1901 Lynngrove (3bd/1ba 1100 sq. ft.) is a corner-lot home in Liberty Village that's mostly original, but clean, with a bonus room built separately in the backyard.

Despite that structure, there's still a decent amount of extra outdoor space on this 5770 sq. ft. lot. The yard backs up to busy Redondo Ave.

This one has already drawn immediate interest and offers and may be deep into the counter-offer process as you read this. Move quickly if it's got appeal for you.

1901 Lynngrove starts at $1.149M and is open Sat. 12-2pm.

1721 Gates Avenue Manhattan Beach CA1721 Gates (2bd/1ba, 1,100 sq. ft) has a small, older home on it, and while it's been emptied out and cleaned up (to a degree), the house is not what's really for sale.

Odds are this is a lot sale, and the big, flat 7500 sq. ft. lot could host a huge new build. Or, who knows? Maybe don't max out and keep a big private park in back.

For the land alone, and a plot so far east, $1.4M seems like a reach, but it's 2015. We'll see.

1721 Gates starts at $1.400M and is open Sat. 1-4pm.

Sand Section

3101 Alma Avenue Manhattan Beach CA3101 Alma (3bd/4ba, 1,900 sq. ft.) is a 2005-built townhome with some views and a warm style all around. The top floor is very open and opulent in its Mediterranean style.

Perhaps this home's most striking feature isn't the inside, but the 6-car parking. There's a carved-out space in the front yard, 2-car garage and a wide driveway capable of hosting 3 more cars. In the often-cramped North End, that is simply vital if you're ever going to have visitors.

Interestingly, this property has been on and off the market in recent years without selling. Then, it traded off-market in May 2013 for $1.826M. The sellers have marked it up 31% for this public offering.

3101 Alma starts at $2.395M and is open Sat. 1-4pm and Sun. 12-2pm.

Tree Section

595 35th Street Manhattan Beach CA595 35th (6bd/5ba, 3700 sq. ft.) is a 10-year-old Cape Cod that has been fully and completely refreshed with new paint, carpet and careful staging.

We thought it had a great floorplan, with the street-to-alley lot stashing the garage in back, and a first floor hosting both a guest suite and an office on the sunny southern side (the front) facing the yard. 

595 35th starts at $2.999M and is open Sat. 2-5pm.

640 30th (5bd/6ba, 3,450 sq. ft) is an opulent Mediterranean with great attention to detail and high-gloss decor. It's funny, in a way, to see it as the lowest-priced of 3 new comparable listings to come out this week in the same general area of the Trees. More from the listing description:

"Dramatic living room features 20' ceilings, marble flooring, stone fireplace, & sculpted cherry hardwood stairs. Dining Room has coved ceilings w/ indirect lighting & direct access to the kitchen. Kitchen has granite counters & island, top-of-the-line stainless steel appliances, Viking range, glazed Alder kitchen cabinets, & breakfast bar. Master Bedroom features crown moldings w/cove lighting & a flat screen mount over the fireplace. The huge master closet has built-in organizers. 640 30th starts at $2.800M and is open Sat. and Sun. 1-4p

633 26th Street Manhattan Beach CA633 26th (5bd/5ba, 3,400 sq. ft.) is a custom Mediterranean on a terrific block. From the listing description:

"Beautiful open floor plan with high ceilings and lots of natural sunlight. Gourmet kitchen with Sub Zero, Viking and Bosch appliances, includes a large eating area opening to large family room. Amazing outdoor space including private courtyard and large backyard with built in BBQ, Jacuzzi, lounge and dining area... Walnut floors, custom built-ins, gorgeous master closet, steam shower, custom window treatments, and designer lighting throughout. This home also has air conditioning, sunken basketball hoop."

We did note a peculiarity of the floorplan: While the two upstairs front bedrooms share a bath, jack-and-jill style, there is only a half bath available to the 4th bedroom upstairs. To access that jack-and-jill, the resident of bedroom 4 will need to go through a bedroom.

633 26th starts at $2.899M and is open Sat. 1-4pm Sun. 12-3pm

656 25th Street Manhattan Beach CA656 25th (2bd/ba, 1,400 sq. ft.) is likely a lot sale, but worth dropping by to feel out the location on an unusual corner.
