Weekend Opens (1/6-1/7/18)

The year kicks off here with a pretty light weekend for open houses.

Only one new listing has come to the MLS this year (the first property below, 1510 2nd), but its official start date is in mid-December 2017. (It was held back till now.)

We're featuring that one and one other we hadn't reviewed at all before, along with a few other highlights of the weekend.

It's going to be a bit light like this for 2-3 more weeks, before things really kick into gear.

East MB

1510 2nd1510 2nd Street Manhattan Beach CA (3br/2ba, 1515 sqft.) is an early 1960s most original cottage with some light upgrades to the kitchen.

There are no interior photos, but not because the home is in poor condition. We found it pleasant, and more of an open feeling than anticipated.

You'll enter into the living room, with a long, fairly wide galley-style kitchen off on the opposite side. The dining room is in back, off the kitchen, and opens via a sliding door to a small patio/backyard.

All of the bedrooms are of decent size for the 50s/60s, and baths are original.

Everything's clean but could use modernization.

Note the lot size on this one, which is a bit small for East Manhattan: 4800 sqft. Here's the minimalist description:

2101 Chestnut2101 Chestnut Avenue Manhattan Beach CA (3br/2ba, 1750 sqft.) is on a delightful, quiet block and has some interesting views to the east and north from the 2nd story master.

It's a 1940s original cottage that's been opened up a bit and had that master added upstairs. The master boasts an unusual, fully open bathroom, feeling a bit like an unfinished studio.

Throughout the home, a glossy wood flooring (real wood?) has been added, and there are light stylistic upgrades here and there, such as newer stone surrounding the fireplace.

With 2 living spaces downstairs along with 2br down, the home does offer some privacy for the top-floor master. There's a small side yard/patio that's paved. More from the official description:

1531 10th1531 10th Street Manhattan Beach CA (5br/5ba, 3775 sqft.) is a late-90s Mediterranean with a full-size lot and pool.

The position on the hill is favorable, with city and mountain views to the north and east and the hill of the neighborhood dropping down in both directions, enhancing the views.

Most buyers would probably approach this home as a project, as the need for updates is clear, but it's very livable as is, while you start out. More from the official description:

Hill Section

221 Larsson221 Larsson Street Manhattan Beach CA (3br/3ba, 2052 sqft.) is a nicely upgraded family home on a narrow lot, offering nice city views and a little grassy yard.

Not quite enough yard? Larsson Parkette is just two doors over!

Tree Section

2504 Pine2504 Pine Manhattan Beach CA (5br/5ba, 3600 sqft.) is a 2007-built Mediterranean with a spacious and bright basement media room.

We've seen plenty of the Mediterraneans from the previous building cycle come to market. This one has a solid, quality feel to it that puts it in an upper tier.

The flooring and kitchen cabinets are dark-stained wood, there's granite for the countertops, and the finish to the master bath is original in the style of the time as well.

Still, there is a sense that much was done right. Fresh paint and modern staging do help a great deal to draw your eyes to the possibilities with this one, in contrast to leaving you to wallow in the feeling of a dated home, which we've seen once too often recently with Mediterraneans.
