Weekend Opens (1/9-1/10/16)

It will be an interesting Open House season as El Niño has its way.

Dilemmas like this weekend's will continue to present themselves: If it looks like rain or is raining, do you still hold the house open?

Everyone will answer differently. Some opens will be a mess. Some will wind up proving to be crucial to a sale. What to do?

Sand Section

2908 Manhattan Avenue Manhattan Beach CA2908 Manhattan Ave. (3br/4ba, 3350 sqft.) is a terrific highlight to the weekend.

It's only going to be interesting to you if you like things like newer construction, open floorplans, slick, thoughful, modern design and full-on panoramic ocean views with the breaking waves in the foreground.

If you like those kinds of things, check out 2908 Manhattan. Plan your parking, though – probably the worst that can be said about the neighborhood is that guests need to be in the driveway, get very lucky with the limited street parking, or prepare for a serious hike.

Tree Section

3307 North Poinsettia Avenue Manhattan Beach CA3307 Poinsettia (5br/5ba, 3375 sqft.) is a well-designed and solid Cape Cod at the flat top of the hill on Poinsettia.

The history on this home is interesting, in that it was completed pretty late in the last local real estate cycle, gamed out to be a $2.8M house (its Feb. 2008 price) but selling for 25% less ($2.100M) when a buyer finally grabbed it post-Lehman Bros. A July 2013 resale wasn't all that much higher at $2.370M (+13%).

Asking price now: $2.950M. More evidence of the bold recovery of our market since those unfortunate events.

721 12th Street Manhattan Beach CA721 12th (4br/4ba, 3500 sqft.) is a custom-built 3-story home east of Highview. It's across the street from the new construction discussed next.

716 12th Street Manhattan Beach CA716 12th (6br/7ba, 4475 sqft.) is new construction right across the street from the debut listing noted above. We've teased it here a couple weeks in a row prior to our own tour.

The style and construction quality were pleasant surprises, as were the views – apparently mostly protected – to the north and west.

616 18th Street Manhattan Beach CA616 18th (5br/4ba, 4025 sqft.) is a recent, total remodel of a onetime original Manhattan Beach cottage, with a very open first floor and spacious master upstairs.

The floorplan hosts sprawling common spaces on the main floor, including a large living room at the entry, open dining room and big family room further back, and a partly open, luxurious new kitchen just off to one side.

There are also two bedrooms and a playroom (possible bedroom with no closet) on the main floor.

Upstairs, there are two more bedrooms, sharing a hallway bath, plus the master suite.

The listing for 616 18th initially debuted in early November last year, and was snapped up so quickly that there were no brokers' opens or public open houses. It turned out that the original buyer quit, so here it is as an early 2016 offering. More from the official description:

756 36th Street Manhattan Beach CA756 36th (6br/7ba, 3600 sqft.) debuted pre-MLS in November last year, but is now officially on the market. This new construction home is having its official MLS debut open house this weekend.

The style is becoming very familiar now – a crowd-pleasing "Coastal-Plantation style home" (per the listing) with a big great room in back, high ceilings and lots of light.

On this street-to-alley lot, there's a twist. The sunny, south-facing backyard partly features the garage and a guest unit/office upstairs. More from the official description:

756 36th starts at $3.579M and is open Sun. from 2-4pm.

3617 Elm Avenue Manhattan Beach CA3617 Elm (3br/2ba, 1200 sqft.) is at the corner of Rosecrans/Elm – in fact, it previously sported a Rosecrans address.

Much of the official listing description makes the home out to be a dream home, when in fact it seems more to be of rental-caliber quality, with its carpeting, dated baths and awkward layout.

The layout features one bedroom accessed through another off to one side off the entry, and one smallish one in the hallway going toward the modest living room. The garage access to the house is also through both of those bedrooms. A small, galley kitchen has some OK cabinets and appliances. Living room is modest.

"Wonderful opportunity to own this one story, three bedroom, 2 bathroom home on a good size lot in Manhattan Beach Tree Section. Beautifully upgraded kitchen and bath. light & bright throughout. Large back yard. Move in condition. An absolute must see."

3617 Elm starts at $1.699M and is open Sat. and Sun. from 1:30-4pm.

Hill Section

201 Larsson Street Manhattan Beach CA201 Larsson (4br/4ba, 4000 sqft.) has been on and off the market for years (2004, '09, '10, '11 and '12) but has never resold. Partly that's due to pricing and market conditions.

It is also clearly the kind of house that requires someone who matches up well with a unique property. When we wrote about it in 2012 just after they made a deal (ill-fated, as it happened), MBC described the house thusly:

"[A] bachelorish sorta-modern with a Miami Vice flavor [with] [o]cean views from the top of the hill, a big main floor for entertaining, including a pool and spa, a huge and utterly modern kitchen..."

You could fairly say that the style and floorplan are different, with an enormous master suite plus living room on the top level, and 3br and other common areas downstairs. But it shows well, once you grasp the layout, and on balance, it's a lot of house for the money for the Hill Section. More from the official description:
