You see, now we're rocking. Inventory's growing, our video this week is chock full of new listings to see (11 in total), and back at the office, we're abuzz with appointments, buyers, sellers, getting more and more ready for the Spring season.

And if you got your Easy Reader this week, you noticed Dave on the front cover in an article about Manhattan Beach real estate data. (One of our favorite topics!) Hill Section

100 N. Dianthus100 N Dianthus Street Manhattan Beach CA (6br/7ba, 7060 sqft.) offers the romance of a sprawling, super custom courtyard estate with some ocean views. Its large corner lot (~9400 sqft.) high on the hill is a big attraction, too. (Sadly, that may prove to be the bigger attraction to a top-dollar buyer than the lot + home. TBD.)

This home is definitely worth your setting aside some time this weekend to walk. It's an experience. In 7000+ sqft., you are going to find yourself in large spaces, moving on to new large spaces, rounding corners to find new rooms you hadn't expected, exploring, maybe even finding both basements (!).

100 N Dianthus Street Manhattan Beach CAThe custom 1980s original was custom designed by the family that's selling now, showing aspirations to be a glamorous Hollywood or Beverly Hills-type estate-by-the-sea. Now, that was 35+ years ago, and it's going to want some updates. For now, the entire home has been freshened up with copious amounts of white paint inside and out, and rather creatively and masterfully staged. It's a good example how to help coach buyers to imagine what the home could be, even if you cannot completely hide the vintage of the home.

A slightly larger lot (10,800 sqft.) down the hill at 923 1st recently sold for $5.950M. As with here, there's a large house on that lot, too, but the value was in the dirt. Having a corner lot higher up the hill should account for the difference, with an asking price of $7.000M.

108 S. Poinsettia108 S Poinsettia Avenue Manhattan Beach CA (5br/6ba, 4836 sqft.) is an elegant, spacious Mediterranean with good views to the south.

The common areas on the first level flow to the back to a bright, open kitchen and family room and outdoor entertaining spaces. The backyard features not only the built-in BBQ but also a putting green and sunken hot tub.

Upstairs there's a second living room with wet bar that gets the best views in the house. Also, a traditional wood-paneled office on the top level gets very decent views.

Upstairs, we liked a custom detail: The two kids' bedrooms are set apart almost like in their own "wing" with a door to a wide hallway that features storage and a long "homework" desk area. The whole section can be closed off.

The basement level includes a home theater plus home gym and bedroom/office.

We had to keep checking the square footage total: "Just" 4800-odd square feet with that basement space lives like a lot more because there are so many separate spaces.

1031 Duncan1031 Duncan Avenue Manhattan Beach CA (5br/4ba, 4200 sqft.) was built in 2004 as a Craftsman style home, though much (not all) of that original inspiration has been muted in an overhaul intended to brighten the home and give it more of a beachy feeling. It works, even as some Craftsman details remain.

The home features a reverse floorplan ("upside-down layout") to capture crestline blue views and treetops/rooftops from this position high on the hill. One of the 4br is upstairs and probably serves mostly as an office or bonus room for most families. Due to the relatively small size of the lot, the backyard is quite small.

This one was offered for 3 weeks in Summer 2017 at $3.750M. It's back now with a different agent at $3.950M.

Sand Section

528 24th528 24th Street Manhattan Beach CA (2br/2ba, 1200 sqft.) is a button-cute redone cottage with a true master suite, which would be unusual for one of these originals. (The master bath was, evidently, added onto the back at some point.)

Kitchen and master bath boast modern-style updates. Perhaps a bit of a clash with the classic cottage-y feel, but clean and simple nonetheless.

528 24th is at $2.149M and is open Sat. & Sun. 1-4pm.

452 27th452 27th Street Manhattan Beach CA (5br/4ba, 3851 sqft.) is a 1990 original in contemporary style. It is, in fact, the most house for the money in the Sand Section today, at $818/PSF. Only one other Sand Section listing is even in the 800s (441 1st). 

There's no getting around the fact that the home is completely original, and that it mostly lacks for outdoor spaces, other than a modest balcony in back. So the question for buyers is: Would you prioritize the space and nifty location near the school and beach, even if it's going to require some work at some point?

3215 Vista3215 Vista Drive Manhattan Beach CA (3br/4ba, 2400 sqft.) is a modern style TH built in 2014 with some splashes of style. From the official description:

Tree Section

2512 Pine 2512 Pine Avenue Manhattan Beach CA(4br/4ba, 3150 sqft.) is certainly different. Living spaces are spread out in pockets around the first floor, with the rear family room set up a step and opening to a side yard, rather than a "back" yard.

Most of the home is original and could benefit from updates, but it makes a very good first impression thanks to all new wide-plank, lightly stained wood flooring (except kitchen) and fresh white paint just about everywhere. Also, the staging gives it a modern/casual flavor, helping one to imagine the possibilities.

It's a lot of square footage in a livable home west of the highway under $2M. That's makes it a special kind of offering right now. More from the official description:

This beautiful home is nestled in the in the heart of the tree section of Manhattan Beach, where you can ride your bike, or drive your golf cart to the pier to watch a volleyball game. 2512 Pine is at $1.899.999M and is open Sat & Sun. 1-4pm.

1604 Pine Avenue Manhattan Beach CA1604 Pine Avenue (5br/5ba, 3585 sqft.) is new construction in a style dubbed "Contemporary Farm Home." Is this a trend? New construction at 3300 Palm is labeled a "Country Farm House."

We were struck by the tall door and high ceilings at the entry. The great room opens nicely to the yard via disappearing doors - they slide away and line up in a pocket in the wall. There's a basement entertainment room and separate home theater with tiers (nice touch).

Unique patterns on some tiles and backsplashes help to dress up a home with a familiar floorplan and finishes to make it distinctive.

721 35th721 35th Street Manhattan Beach CA (3br/2ba, 1690 sqft.) is a mostly dated/partly upgraded beach cottage with a 5400 sqft. lot that supplies most of the value. The bedrooms are of good size and the home definitely has some of that "old Manhattan Beach" charm. There is a true master bath, perhaps added on in back along the way.

It can definitely be upgraded in place, though it starts with lots of rough edges. There are two new construction homes going up right next door.
