Weekend Opens (2/11-2/12/17)

By Dave Fratello | February 11th, 2017

What's happening now is what's supposed to happen: More listings, more action after the Super Bowl. Inventory's up to 90 and there are 42 MB listings open during the weekend.

We're presenting our weekly open-house post here in an unusual situation. Dave's got 3 new Manhattan Beach listings, but none are publicly open this weekend. To see 309 20th St. (308 20th Place, pictured above), 233 7th or 508 Larsson, please email Dave to set up a time.

Our video this week is the busiest in a while, featuring many new listings, from the Strand to the Trees, including some not open to the public. Take a look at 1912 The Strand, 2622 Maple, 600 35th, 317 Crest, 624 31st, 1801 Laurel and more:

Some mobile users and email subscribers will need to use this link to view the video.

To plan your open-house tours for this week, use MB Confidential's online list of Manhattan Beach open houses (it's mobile-friendly!). Our open house link always appears in our weekly wrapups and on the main front page, under "Open Houses."

Listings appearing here come from the whole MB market and may or may not be represented by MB Confidential author Dave Fratello.

Tree Section

600 35th Street Manhattan Beach CA600 35th (3br/4ba, 3100 sqft.) is a corner-lot Spanish that's received a recent modernization that really works.

To see the transformation, just look at the recent (2104) sold listing side by side with the current one:

600 35th in 2014

600 35th in 2017

You see how white paint (instead of mustard yellow), powder-blue accents (instead of green) and a revamped kitchen with more modern ambitions could transform a house without need to fundamentally change it. Very well done.

The home has, quite simply, a pleasant vibe to it. It is limited somewhat by having only 3br and minimal outdoor space – a patio instead of a yard. However, it is well designed to steer away from traffic on Blanche. Two other corner neighbors have recently sold: 3500 Blanche (4br/4ba, 3400 sqft., $2.595M) and 599 35th (3br/3ba, 2450 sqft., in escrow, list price $2.495M).

From the official description:

"Located in the northwest Tree section a short walk from Sand Dune Park, Award winning Grandview Elementary School, the beach and north Manhattan restaurants and shops, this newly renovated 3 bedroom, 3.5 bath, 3,072s.f. Spanish charmer combines timeless design and indoor/outdoor living with updated finishes that make this an exceptional value. Perched on a corner lot high above the street, this home is defined by large rooms with lots of natural light & vaulted ceilings with exposed beams including oversized bedrooms and spacious living areas that embrace the outdoors. Updated kitchen with white quartz slab counters, white subway tile backsplash and all stainless appliances (including 6 burner Viking range, Kitchen Aid Refrig/freezer and trash compactor, and Asko dishwasher) opens to family room and yard on one side and romantic dining area on the other. Oversized master suite with vaulted exposed beam ceilings, huge walk in closet, updated bath with travertine and glass tiles, spa tub and frameless shower and tree top views."

600 35th begins at $2.479M and is open Sat. & Sun. 2-4pm.

624 31st Street Manhattan Beach CA624 31st (5br/4ba, 3550 sqft.) is a custom Spanish on one of the great streets of the Tree Section. From the official description:

"The formal living room flows effortlessly to the elegant dining area and on into the family room and kitchen areas. A home office on the main level opens to the private front courtyard area. The family room opens up to two story ceilings and a wall of French doors that welcome natural sunlight. The kitchen is an open, fluid space adjacent to a comfortable breakfast nook. The back of the home opens up to a charming Tuscan atmosphere with an al fresco cooking & dining area and a rectangle pool complete with dual swim jets and spa combination. A detached 2 car garage features an overhead pool room, with many possibilities: game room, yoga or art studio, office, etc. The upper level finds the master suite with a private, covered balcony, a private fireplace and a luxurious master bath. 3 additional bedrooms are located on the upper level, along with the laundry/utility room. This rare and full street-to-alley lot sits on a favored Manhattan Beach Tree Section street."

2622 Maple Avenue Manhattan Beach CA2622 Maple (5br/6ba, 3200 sqft.) is new construction on a corner lot, boasting all the expected styles of new homes in MB, with some almost playful tile designs used as accents to give the home some character.
