You know that old saw: "They're not making any more land around here."

In the real estate context, that's an argument about scarcity. Get what you can, while you can.

This week, a number of new listings are land-value sales.

So it's true, they're not making any more land around here, but some of the land that's already here is now available for recycling.

Not one, but two, are big lots in East Manhattan at the crest of a hill. There's land in the Sand Section, three listings in all.

East Manhattan Beach

Duncan Drive is actually host to 2 new listings this week, this one and an even larger lot at 1161 Duncan Drive (formerly 300 Kuhn).

Short version: Col. Blanton Duncan was the son of a Kentucky congressman and both a Civil War soldier and profiteer. He was the first major landowner in Manhattan Beach, before it was Manhattan or Manhattan Beach, in the late 1800s. His story is larded up with myths (?) involving secret tunnels out to the beach, the murder of smugglers delivering him contraband, hidden stashes of gold bars and a haunting.

And you thought there was no life east of Sepulveda!

1190 Duncan Drive Manhattan Beach CACol. Duncan's land was eventually divided into pieces now found in the Hill Section and this part of the rolling hills east of the highway. Duncan Drive is like a private street, which is why you've never seen it, unless invited.

From 1190 Duncan, these days, on a clear day, you should see the snow-capped mountains in the distance. (Nice market timing!)

Nearby 1160 Duncan Drive (5br/3ba, 3500 sqft.) was offered in 2012 in severe disrepair, and one might have thought it a scraper. But no, it's been lovingly revived and is now a modern-style view home. Sometimes people like to stick with the classics.

It could benefit from upgrades but is a straightforward proposition overall.

Just one block over at the same price is 1181 Tennyson, a home that's larger and more updated but, well, just different. It's good to be able to compare and contrast.

3311 Elm3311 Elm Avenue Manhattan Beach CA (6br/7ba, 5320 sqft.) is not a new listing but it is worth a look Saturday. It's a newer property with classic styling and an unusually big yard. Since we're talking so much about "land" this week, we thought to feature a home with a good amount of it.

Sand Section

435 29th435 29th Street Manhattan Beach CA (3br/2ba, 1950 sqft.) sports a double-wide, 5400 sqft. lot, which is the value proposition here.

After all, whatever the charms of this unique 3br home with pool – and, hey, it's charming! – it's not a $5M+ house that's being offered. It's the dirt.

A year ago (Feb. 2018), a single lot in the same area at 441 34th closed for $1.805M, and more recently, a major fixer/land value sale at 428 34th closed for $1.964M and  just last month, 453 31st closed for $1.953M.

So, for a while, anyone seeking a new construction, modern-style 3br townhome in the South End is going to have choices.

507 Crest507 Crest Drive Manhattan Beach CA (2br/2ba, 1450 sqft.) is a half lot SFR tucked near the renowned family walkstreets.

It's not at all fair to view this as a land sale, not purely, because the little cottage has been spiffed up and modernized nicely. But you can't ignore the fact that $1.8M+ as an asking price comes largely from the great value of the sand underneath.

It may be the prototypical "weekend beach house" for a nearby family or second home for folks from LA or the Bay Area.
