Yes, yes, the season is shaping up as it should. Even here on Ski Week's first weekend, there's plenty new to see - including some of the first new listings of the year in East Manhattan Beach.

Sand Section

316 10th Street Manhattan Beach CA316 10th (4br/5ba, 4120 sqft.) is a home you may have seen on and off the market over the years, or you may have seen notices of one kind of distress or another on various message boards or "property hunter" type websites.

Now it's up as a "bankruptcy sale," which is to say it's a little bit complicated but, this time, they swear it's for real. It's really going to sell. They need to bring a fully executed offer with contingencies removed to the court to get signoff on the sale.

If you've got the stomach for complexity and uncertainty, and $3.900M, you may see the opportunity this home presents.

Consider that the little cottage/lot sale across the 10th St. walkstreet at 317 10th recently listed for $3.500M and found a buyer at once.

316 10th Street Manhattan Beach CAFor $400K more, you can get a spacious '03 modern (a bit worn down) near downtown, with some current views. Worth a play?

433 26th Street Manhattan Beach CA433 26th (5br/5ba, 4250 sqft.) is a 2004 Mediterranean overlooking the playing fields of Grand View school. (Actually, you can't see anything of the school thanks to tall trees, but during our visit we did hear the delightful sounds of the kids at recess.)

This is a special street with no neighbors to the south, allowing views toward Martyrs, the East Manhattan water tower and all the way to the Palos Verdes Peninsula from the 3rd/top floor.

The home itself is every bit the '04 Mediterranean, meaning lots of buyers would have designs on upgrading/modernizing the look and feel, from the reddish-stained flooring to the dark cabinetry and beyond.

You won't find many Sand Section homes without a walkstreet location that features a layout like this one, with a first-floor den opening to an ample front patio. Another nice feature there.

616 Highland Avenue Manhattan Beach CA616 Highland (3br/4ba, 2125 sqft.) is a late-90s Mediterranean TH with views a sizable top floor deck.

Tree Section

2309 Pacific Avenue Manhattan Beach CA2309 Pacific (5br/5ba, 3350 sqft.) is a 2007 Mediterranean (there's that word again) that's been well-kept. It shows as quite formal.

The layout is just a bit different from the standard, with something of a combined, open living/dining room up front, then the great room in back. There is a first floor guest bedroom and a quiet backyard on the western side. More from the official description:

2507 N Valley Drive Manhattan Beach CA2507 N. Valley (4br/4ba, 2825 sqft.) is a custom build in a - what is that, oh yes - Mediterranean style on a corner along Valley.

It's a great thing that the original builder preserved the large pine tree in front, which gives the home character and a nice view from the top level.

The floorplan is unique, especially for the Tree Section, with the master suite, one bedroom and an office downstairs, then living spaces upstairs with an open floorplan looking out over the greenbelt. There are 2 more bedrooms upstairs.

Hill Section

1018 9th Street Manhattan Beach CA1018 9th (5br/3ba, 3050 sqft.) is a custom 1970s house on a large 7250 sqft. lot with a sunny, south-facing backyard.

If it doesn't say "Hill Section" like a big, glam estate, that's no matter. It is a sizable family home (just) west of Sepulveda just under $2.5M. That's worth a look.
