Weekend Opens (2/20-2/21/16)

We're not getting political here or anything, but... This weekend is the South Carolina presidential primary – kind of big news – and we just took note of a new spec home under construction being labeled: "South Carolina Beach Colonial."

South Carolina... So much better than "Plantation" as a style designation, isn't it?

It gets you thinking of that "other" MB – Myrtle Beach – and not so much, er, plantations. 

Are they the same style? We're not so sure there are any rules for what makes a home "Plantation" (or "Beach Plantation") in style, but that style and "South Carolina" are both beachy, classically inspired, featuring a lot of white (paint)... so maybe these terms substitute just fine for one another. Take a moment to discuss.

Sand Section

2909 Highland Avenue Manhattan Beach CA2909 Highland (3br/4ba, 2025 sqft.) is a modern view townhome on the west side of Highland. It joins a recent bumper crop of Sand Section townhomes (see "Recent Townhome Options"), if not a glut.

Oddly, 2909 Highland was posted to the MLS as being in escrow for about 10 minutes Friday, but it's back again to "active." (OK, literally, it was 2 hours and 45 minutes, but the point is the same.)

We're going to take that as a sign that the property is in demand. More from the official description:

"This gem is located within the Sand Section where under grounding of the power lines has already been completed. Well appointed finishes include hardwood floors throughout, Viking appliances in the kitchen, and a newly installed Fleetwood door system. 3 private bedrooms all with on-suite bathrooms. 2909 Highland starts at $2.499M and is open Sat. and Sun. from 1-4pm.

228 11th Place Manhattan Beach CA228 11th Place (2br/2ba, 975 sqft.) is a little 1930s beach shack on a half lot right near downtown. Obviously, the value is in the land, but if you would like to take advantage of the finely upgraded little cottage, it's there for the enjoyment. (For whatever reason, the listing begins by calling the home "spectacular" in all caps, a term you'd expect to be reserved for something epic like 2908 Manhattan Ave.)

This one starts at $2.499M. A similar half-lot home just east of Highland at 317 11th St. began last year at $2.6M and is now asking $2.295M. More from the official description of 228 11th Place:

225 Rosecrans Place 2 Manhattan Beach CA225 Rosecrans Place (3br/3ba, 1850 sqft.) is a view townhome that may, or may not, be in El Porto, depending on how you define things. (Some say it starts at 38th St. Meanwhile, devotees of the "North Manhattan Beach" designation may argue that there's no such thing as El Porto at all.)

This one was also referenced in our recent roundup of townhome options. More from the official description:

Tree Section

2408 Walnut Avenue Manhattan Beach CA2408 Walnut (5br/4ba, 3100 sqft.) feels almost fully like a brand-new home, but for the evidence here and there that people actually live there.

The listing calls this 2008 build "7 Year New," which is a bit hard to follow – is your youngest child an "11-year-old baby?" But we're all making the same point – this custom home looks fantastic and has all the air and polish of something you'd hope to see the spec market push out right around now. (If it were new, and a bit bigger, it'd be 10% higher in price.)

They pack a lot into 3100 sqft. here without, somehow, giving a feeling of being cramped. For instance, there are 2 sets of 2 bedrooms upstairs sharing jack-and-jill baths, and none of the kids' rooms seems badly shortchanged. (Make a note on the layout, though – the "guest room" or "office" that you'd normally find on the first floor in the form of a spare bedroom isn't there, it's upstairs.) 1829 Elm Avenue Manhattan Beach CA1829 Elm (4br/2ba, 2200 sqft.) will be wanting a new remodel soon, but the listing helpfully notes the date of the last go-through: 1972. The corner-lot home is walkable to school and such. More from the official description:

"[T]raditional, 4-bedroom, mid-century, 2 story home (2202 sq ft of living space). This home was remodeled in 1972 with a second story addition and well maintained since. East MB

1530 Ruhland Avenue Manhattan Beach CA1530 Ruhland (4br/4ba, 3125 sqft.) is a reasonably sized – not maxed out – family home on one of the coveted 7500 sqft. lots in East MB, and offers a pool – a relative rarity in Manhattan Beach.

301 Aviation Place Manhattan Beach CA301 Aviation (3br/3ba, 1700 sqft.) is one of the townhomes behind the gates in the "Manhattan Pointe" complex. (It's OK to say "Pointy").

Most of the units in this great complex are largely as they were when completed, but this one sports a master bath remodel.

Can it become the first one to sell over $1M? (Current price record: $830K in 2012.) More from the official description:
