It's another busy weekend with new listings, making the promise of Spring continue to bear out.

There's a lot new to see in the Tree Section, and more on the east side.

Tree Section

Now this home has been modernized (can you do that to a modern? yes!) and is move-in ready.

While bright/white colors predominate, we liked the touch of art and style put in with rosewood accents, fun marine-fossil stone countertops and other details.

3304 Poinsettia3304 N Poinsettia Avenue Manhattan Beach CA (5br/4ba, 3225 sqft.) is a home run in terms of restyling.

The mid-90s original was built in a style we tend to see referred to as French Normandy when it pops up around our beach community. (Below is a "before" photo.)

That dated style was one thing that made it difficult to sell in a 9-month span from late '16 to mid-'17. The home eventually sold for $2.350M in late 2017, a (relatively) tiny number for the home size and the area.

3304 N Poinsettia Avenue Manhattan Beach CANow it's largely transformed. Inside, it's brighter, whiter and more coastal in feel. Heck, they put in white paneling on some of the walls to echo a Cape Cod feel, and the color palette and staging adds to that aura.

Kitchen and baths have been updated, largely featuring white marble. A powder room even gets a trendy reclaimed-wood wall as an accent.

One of the interesting aspects of this one is the family room in back opening to a sunny side yard, rather than "back" yard. The ceilings are super high here. This makes for a maximally bright great room.

There are a few levels to the home, requiring steps up to enter and steps down, then down again, to get to different living spaces. Three bedrooms are on the top level.

844 14th844 14th Street Manhattan Beach CA (5br/6ba, 3475 sqft.) is new construction in a familiar style near Pacific school.

1148 N Poinsettia Avenue Manhattan Beach CA1148 Poinsettia (3br/3ba, 1975 sqft.) is a flipper remodel of a forlorn 1970s home that had been marketed from early 2017-mid-2019. It sold last May for $1.625M.

By appearances, the flippers removed all the walls separating living spaces on the south side of the house, creating one giant great room (very much a modern feature). Old photos show the prior house had split levels, but now it's all flat.

The flow is interesting, with a giant kitchen at the center and broad countertops on either side, defining different living areas to either end.

The master bath features new everything, but we were scratching our heads a bit at the visible, open piping under the double sink (plastic, no less) where there is (for now?) no cabinetry, and we found the area designated for the soaking tub a bit tight, even claustrophobic.

There is a separate laundry room, and a powder room up front (bold choice to paint one wall black?).

As for a yard... mainly you should be looking to the nearby fields at Pacific school. Here, there's just a smallish patio in back.

Walking through the home, the attractive new flooring shifted and bounced in places, and will probably need to be improved.

Hill Section

1100 John Street Manhattan Beach CA1100 John (5br/3ba, 2700 sqft.) is a recent custom build in a modern style with a huge-feeling living room opening to a deck facing 11th St.

There are 2br downstairs and 3 more up. Surprisingly bright overall.

The kitchen is very artfully done, with fine wood cabinetry and high-end appliances, all open to the living areas.

1100 John Street Manhattan Beach CAThere is a pool in back, perhaps an updated older pool? A condo building with some commercial facing MB Blvd. is to the north.

East Manhattan Beach

1701 8th1701 8th Street Manhattan Beach CA (5br/5ba, 4100 sqft.) is a corner-lot '03 Mediterranean (corner on Redondo Ave.) that got an absolute whitewash about 3-4 years ago when being marketed.

It has mostly shed that feel of "old East MB Mediterranean" and has some style to it now. (The listing calls it a "Magnificant [sic] Spanish.") The kitchen, in particular, benefited from prior updates that whitened and brightened it up.

1701 8th Street Manhattan Beach CAThis one was marketed for most of a year from 2016-17 before selling in April '17 for $2.580M. There was a pause between listings at to apply most of the restyling seen now.

1544 11th1544 11th Street Manhattan Beach CA (5br/5ba, 4300 sqft.) feels almost all new... in 2002. Call it well-preserved and refreshed, with new beige paint, refinished (original) maple and travertine floors, new carpet, even new grass.

As is the style with these big homes on 7500 sqft. lots, all the rooms feel huge, and almost everyone's got their own bath.
