Weekend Opens (2/23-2/24/19)

It's almost the end of Ski Week, and you're not supposed to be here reading this. (Heck, we rushed back soon after snapping this photo.)

But if you are around, there are more and more interesting listings new this week for public tours than last week, which was heavy with land-value sales.

And next week, watch out!

Inventory as of Saturday morning is at 98, so we'll go ahead and predict that Manhattan Beach inventory exceeds 100 by midweek.

It's not new this week but was just repriced with a $250K cut to $4.750M. More from the official description:

Tree Section

2509 Palm2509 Palm Avenue Manhattan Beach CA (5br/5ba, 3150 sqft.) is a Tree Section Mediterranean built in 2007 and refreshed recently with white paint. (At the time of its 2011 sale, the property was painted with a dated palette of yellows and browns that are officially out.)

2708 Ardmore2708 N Ardmore Avenue Manhattan Beach CA (3br/3ba, 1750 sqft.) is a tall-and-skinny on a 2500 sqft. lot. This leads to pricing that's almost impossible to find west of Sepulveda, except on Rosecrans: $1.699M.

2712 Ardmore2712 N Ardmore Avenue Manhattan Beach CA (2br/2ba, 1700 sqft.) is a single-level 2br with bright living spaces in back, and an oversized lot.

Interestingly, this home on a 7500 sqft. lot is priced at $1.949M, $200K below the recent sale at nearby 2800 Ardmore (6000 sqft. lot).

732 13th732 13th Street Manhattan Beach CA (3br/2ba, 1900 sqft.) is a flipper remodel of a home that sat on the market a while last Spring and sold for $1.875M.

The floorplan appears to be identical, but the very dated original home has new flooring, kitchen and baths. For a little throwback cred, they kept the original 1959 paneling and garage door designs and made them pop.

28 San Miguel Ct begins at $1.115M and is open Sat. & Sun. 2-5pm.

1500 6th1500 6th Street Manhattan Beach CA (5br/6ba, 4275 sqft.) is a 1987 original with some updates on an wide-but-shallow corner lot.

It came to market in December last year, but is making a push now that the sellers have moved.

The lot is about 80' wide, in fact, but only 75' deep. This makes for a sprawling floorplan, but allows for little in the way of backyard space.
