Weekend Opens (2/25-2/26/17)

If you do nothing else real estate-wise this weekend, watch our new listings video (a bit further below).

The first 2 listings featured are extraordinary with a capital X (er, no, capital E) and not open to the public: 233 S. Meadows ($8.399M) and 814 Pacific (wow!), asking a measly $22.500M.


The latter of those two is a Hill Section estate for the ages, spanning 2-3 lots (unofficially, it's closer to 23,000 sqft., half an acre!), a place truly big enough to where you can talk about the "grounds." 3513 Elm Avenue Manhattan Beach CA3513 Elm (4br/2ba, 1300 sqft.) is a smallish house that will be a biiiiiiiiig project for the next owner.

Everything's original, a bit beaten down, the yard is overgrown and shady, and so on. But it does not take too much vision to see how the solid original home could be revived. It's clear that with the start price of $1.195M, some will eye the lot as a building site (custom or spec). However, the best deal here is for a rehab for an owner/user.

2615 Palm Avenue Manhattan Beach CA2615 Palm (2br/1ba, 900 sqft.) an even smaller home also needing updates and/or a place one might view as a building site.

The listing is a probate listing subject to a court confirmation, which could result in an overbid process. In other words, the "winner" of the bidding for this property on or about the March 8 deadline may find, later, that a new buyer swoops in and pays more. Fun.

205 16th Street Manhattan Beach CA205 16th (4br/5ba, 4275 sqft.) is a 2001 custom build in a roughly Mediterranean style that's gotten something of a re-do as well. The listing calls this one "Coastal Living Magazine perfect," just like 1904 Walnut.

Views are boosted by a favorable rise in the hill from the south side of 17th to this side; you can see over the houses across the walkstreet. Wow.

449 27th Street Manhattan Beach CA449 27th (4br/3ba, 1725 sqft.) is one of the more modest homes of the new crop this week, a pleasant, somewhat updated cottage with additions and a nice private roof deck in back. This one feels like a nice blend of old and new Manhattan Beach, on a nice block (lot size: 1550 sqft.). From the official description:

Hill Section

600 Anderson Street Manhattan Beach CA600 Anderson (3br/3ba, 2025 sqft.) is a modestly sized, ambitiously remade mid-century modern which the listing calls "Architectural Digest hip." That plus a pool and nice Hill Section location make for something pleasantly different in the area. More from the official description:

East MB

1401 Lynngrove Drive Manhattan Beach CA1401 Lynngrove (5br/5ba, 3600 sqft.) is new construction in Liberty Village in the "beach plantation" style.

Until last year, there were no modern comps with modern prices, but now there are two easy ones: a modern at 1304 Lynngrove (5br/6ba, 3750 sqft., $2.599M) and a "contemporary plantation" home at 1901 Lynngrove (5br/4ba, 3400 sqft., $2.570M). Here's some of the official description:

2201 Harkness Street Manhattan Beach CA2201 Harkness (3br/2ba, 1600 sqft.) is an impressive flipper remodel in Liberty Village, a home they actually call "reimagined" in the listing. It seems impossible to think that an open, bright, updated and sleek "coastal" style home would ever fall out of style.

Bonus points for this one being the second listing we've seen this week to properly spell "carrara" in reference to marble used in the home. More from the official description:
