Weekend Opens (2/27-2/28/16)

There are (no kidding) 38 separate homes for sale in Manhattan Beach that are listing open houses this weekend. (See the list now.)

Just as we noted yesterday, there's more inventory and there are more choices. Now, if only we all had more time to see it all. Welcome to Spring.

Sand Section

232 6th (5br/7ba, 4325 sqft.) manages to surprise to the upside, by a lot. Definitely worth some time for you this weekend.

Here's what we knew going in: It's a big new modern, walkstreet location close to down, it's going to have a lot of glass and views front and back, at least. Still, we thought we'd seen the movie before in a few different versions.

But there's something special here. The lower-level den steps down to allow high ceilings and a very large amount of space, opening to a view patio that seemed absolutely beyond maxed-out.

The master gets great views down the walkstreet and features a playfully accented, bright bath. The 3 other bedrooms on the middle floor don't suffer from being too small, as often happens, especially when each gets its own bath.

Upstairs, there are plus-plus views thanks to the (currently) single-level neighbor, and the kitchen is much more forward into the living spaces as you might want it. Maybe the defining difference here is the truly thorough commitment to indoor/outdoor living – the front living room is exactly half indoors and half outdoors, with disappearing doors intended to make it feel like a fully outdoor space much of the time. (We also wondered if it'd be a nice sleeping porch.)

The start price of $9M is obviously ambitious for a home that is on Highland, but that's what walkstreet homes are going for now, and this one's all-new. One to watch.

216 9th (3br/4ba, 2000 sqft.) is a smaller new modern just steps away from the new 6th St. walkstreet house, this one being right in the thick of downtown. Views look over the rooftops of commercial buildings to the west to capture crashing waves and the MB pier amid the 180 panorama.

Tree Section

2100 Pine (5br/5ba, 3175 sqft.) seems to get better with age. You can say that about wines, but rarely about houses.

Truth is, this custom-built home benefits from having tremendous architectural vision when first crafted in 2008. It would be done authentically and traditionally and would be all the more beautiful for it. The commitment pays off now, even as bright, traditional home designs are coming back with a modern twist here and there. 2100 Pine all but invented the proper blending of yesterday with today. Easy to love.

724 29th (4br/4ba, 3400 sqft.) is custom new(er) construction on a nice block that's walkable to Grand View Elementary.

The layout is a bit different, with an interesting family room space in back that features a secondary play area. Upstairs, there are 2 kids' bedrooms instead of the 3br you might expect, in addition to the master, however, the master gets a private, isolated, dedicated office off to one corner of the house – nice for those keeping odd hours but not wishing to disturb the rest of the house. The master also opens to a deck that hosts a hot tub (yes!).

2500 Maple (4br/5ba, 3900 sqft.) is a radically redone version of a home we saw here just a couple of years ago.

If there was ever a home that needed a rethinking and reworking, this one was it. You might get the sense from this old (sold) listing online that the home was choppy and a bit tired – but those photos don't give the whole picture.

Now you see a bright, white, clean and much more open home that integrates its sideyard/backyard nicely into the flow of things. Enter into a completely open kitchen/family room with sliding doors out to that yard, and it's instantly charming.

As a bonus, this home has a basement playroom/media room that's pretty big under the garage (that's some of the extra square footage). A quirk remains, though – the 4th bedroom is upstairs and tucked away behind the master, almost as a separate unit. The guest (or child) using that room must either go down the outdoor set of stairs to the backyard and into the house, or come through the master.

They've truly done all that can be done here and crafted a charmer of a house. With the doors open and closed, Valley Drive, right off the front door, seemed strangely like a minimal factor, but one we'd want to consider. More from the official description:

3009 Poinsettia (4br/4ba, 3600 sqft.) is a custom build that shows like something glorious. This home was not available for broker previews yet, so all will see if for the first time this weekend.

728 30th (4br/4ba, 4000 sqft.) is unexpected. It's a lot of house on a big corner lot, showing off a modern architect's commitment to doing something very different. More from the official description:

Hill Section

934 Duncan (5br/5ba, 4050 sqft.) is a custom Hill Section home with some views. Floor plan is a little unusual but everything balances out on the top level. More from the official description:

1016 John (5br/3ba, 3025 sqft.) feels almost like two 60s ranch houses stacked on top of one another. The top floor offers 3br, kitchen, and other living spaces, then you also find more bedrooms and an oversize den with wet bar downstairs, opening to the backyard.

The lot slopes a little bit from one side to another, and steeply down from front to back. Driveway goes down one side, to a garage down and around the back.

1630 22nd (3br/1ba, 1075 sqft.) is a little cottage that benefits from the extremely recent sale of a very similar little cottage at 1641 21st for $1.350M.
