Weekend Opens (2/3-2/4/18)

Here's hoping you have a great celebration Sunday, whatever you might do and for whomever you might cheer (Eagles).

Local real estate ought to be in a "locked and loaded" poise right now, with the conclusion of the Super Bowl typically resulting in a true unleashing of new inventory for the Spring season.

This week, however, we're a bit light. Open houses are scarce and there are no new listings on the public tours. Our writeups below for Manhattan Beach are recycled, though look at the bottom for a surprise... Hermosa!

Our video this week does include 2 new ones in MB: 1613 Highland (a half lot w/ aged, small duplex) and 2613 Crest (a very pricey view lot on Highland). But we've also broken the video mold for the week with Hermosa Beach listings, too: 330 28th (also discussed below), 598 1st, 725 9th and more:

The floorplan is familiar, rhyming closely with other new construction from around the Tree Section in these past couple of years. A sparkling bright and open kitchen in back features a dining nook and spacious great room, opening to a covered patio and the backyard via foldaway doors.

Also on the main level, at the front of the house, a small formal living room or spacious office is nicely separated from the flow.

The very large basement includes a spare bedroom and wet bar, in addition to plenty of space to entertain, play or enjoy a movie.

1901 Palm Avenue Manhattan Beach CAMaster suite is nicely executed, and there are 3 more bedrooms on the top level, each with their own baths.

The home is quite similar to nearby 2001 John, new construction completed in 2016 and purchased by Dave's clients for $4.650M after a start at $5.475M. There have been some higher sales since.

3300 Palm Avenue Manhattan Beach CA3300 Palm (5br/5ba, 3950 sqft.) is new construction that puts a little bit of a new spin on styles that have become familiar to buyers during this real estate building cycle.

Yes, it's a big house with a basement entertainment room, a big, open kitchen/great room and double sliding doors opening to a patio and yard. In terms of overall feel and floorplan, it's on a par with most new builds and very familiar.

But it is in the finer details - materials, colors, flooring, finishes - that this one stands out.

3300 Palm Avenue Manhattan Beach CAWhereas most new homes these days use a palette of whites and soft greys, sometimes pale blues, 3300 Palm uses a palette of tans and taupes, with natural browns for flooring and some cabinetry. It's warm and different, reflecting the "country farm house" aspiration of the designer. The stone tiles chosen for the kitchen backsplash, various fireplaces and showers have interesting, tactile patterns. That's even true of an unexpected, large backyard wall fountain.

3300 Palm Avenue Manhattan Beach CAMost of the home features a wide-plank wood flooring with a finish that puts a soft, dark grey "stripe" down the middle of each board, which creates an interesting effect across large sections of floor. The entry steps and covered rear patio area also have a faux-woodgrain tile with similar coloring.

The designer influence across each room makes for lots of little "discoveries." Rather than go with the same materials and look and feel everywhere, there is a bit of experimentation. In the hands of a good designer like this, the themes hold together rather than coming off as chaotic. Each light fixture, faucet, or drawer pull has a new thought behind it. The master closet is elegant.

This home really continues a trend by which some of the better new spec homes in town have included an expert designer from the ground up, not only at the time of staging. (Though the staging of 3300 Palm is excellent, also.)

Something different and elegant is definitely welcome.

East MB

3 Cambridge3 CAmbridge Manhattan Beach CA (4br/4ba, 3150 sqft.) is one of the SFRs in the Village in the "Estate Homes" section. There has been a little spurt of trades of these homes recently after a long drought. 

The mid-1980s original had some upgrades along the way, with maple cabinetry, newer appliances and brand-new carpet, for instance. The green/black marble from the entry hallway continues to the dining room and fireplace surround in the living room in back. (The finishes are called "classic" and "timeless" in the descriptions.)

3 CAmbridge Manhattan Beach CAThis floorplan has the master on the first floor, with additional bedrooms, a large bonus room (didn't we call these "rumpus rooms" at one point?) and an office-type room open to the lower floors.

The backyard is very small, really a narrow, paved patio, with a steeply rising hillside behind that. You might get a case of neighbor envy looking out over the yard to the immediate north, which is larger, flatter, and features grass and a hot tub. More from the official description:

Hermosa Beach

330 28th St.330 28th Street Hermosa Beach CA (3br/2ba, 1832 sqft.) is a pretty darling, dialed-in total remodel inside, making the absolute most of what could be made with this older 2-story.

You get an open and modern kitchen, cozy common spaces a bedroom downstairs, then a master-like bedroom upstairs with a large closet, a third bedroom plus a sizable den with fireplace. The modern bath with shower is shared.

725 9th St.725 9th Hermosa Beach CA (3br/3ba, 2082 sqft.) is the front townhome of a 3-unit complex fairly near to PCH and commercial properties. It bears a 1990 build date and has served as a reliable rental for at least 10 years.

While it has some upgrades from original condition, it could stand an inspired re-do, maybe opening the kitchen to the high-ceilinged living spaces.

The loft above the living room gets some views and is a nice space. The whole package feels bigger than its stated 2080 sqft.
