Weekend Opens (2/4-2/5/17)

By Dave Fratello | February 4th, 2017

What's that, you're not prepping for some kind of giant Super Bowl party?

Well, lucky you.

Let's say you're going to need to make a game-time decision about where to go for the Big Game. Our sister site, DigMB.com, has this great guide for places all around MB where you might enjoy the game, along with the bonuses, prizes and all kinds of other assorted extra cheer that these Manhattan Beach haunts will be offering.

Want to start your Sunday on a mellower note? How about the "Meditation Flash Mob" at the MB Pier Sunday morning at 10:30am? Now that's keeping it real. (See DigMB's story here.)

In local real estate, you won't find all open houses dark on Sunday... some will just be early. Take note of times.

Here's our video for the week, including off-market and on-market properties, such as 1728 Laurel:

Some mobile users and email subscribers will need to use this link to view the video.

To plan your open-house tours for this week, use MB Confidential's online list of Manhattan Beach open houses (it's mobile-friendly!). Our open house link always appears in our weekly wrapups and on the main front page, under "Open Houses."

Below, click any address link to view all photos and property details. And don't forget, when previewing homes here on MB Confidential, you can click "Open All Images" right above the main listing photo to get immediate display of all the listing photos at once.

Listings appearing here come from the whole MB market and may or may not be represented by MB Confidential author Dave Fratello.

Sand Section

525 23rd Street Manhattan Beach CA525 23rd (3br/2ba, 1425 sqft.) is a dated but solid house that you could really work with. It needs a big remodel, of course, and maybe modest additions.

It would be a shame to see this one go totally flat, but the land value is driving the sale. This one will happen quickly, too. Are you in touch with an agent?

From the official description:

"Ideal location on the very best street in the Gaslight area. This vintage 3br/2ba could become the ultimate beach bungalow with a remodel... or Tear down and build your dream home on the A+ lot. All the options are there! This is a 'as is' sale."

525 23rd starts at $2.00M and is open Sat. from 12-2pm.

4216 Highland Avenue D Manhattan Beach CA4216 Highland (3br/3ba, 1800 sqft.) is an El Porto area, newer TH with big views. From the official description:

Tree Section

1728 Laurel Avenue Manhattan Beach CA1728 Laurel (6br/5ba, 3650 sqft.) is a gorgeous custom build that many will find irresistible. Location in the Martyrs area will delight many. The school is right across the street.

You may recall that this one was briefly listed last year, but it was never opened up to the masses who wanted to get in and throw in offers. Now, it looks to be happening.

From the official description:

"This ultra-custom California Coastal home is situated on an over-sized corner lot in the American Martyrs area of Manhattan Beach’s Tree Section within an easy walk or bike ride to the beach and Downtown. The design was tailored by the original owners to create a functional family home that also presents as a timeless architectural showpiece reflective of refined, yet casual beach living. A traditional brick walkway leads from the quintessential white picket fence to the covered porch with it’s darling dutch door entry that welcomes the ocean breezes. Outdoor space close to the beach is a coveted commodity in Manhattan Beach. Folding panoramic doors open the back wall of the family room to extend the living area to the covered back patio which is beautifully finished down to the outdoor living area ceiling. Complete with patio heater, outdoor TV, fireplace and outdoor kitchen, this is a natural extension of the casual living areas of the home. Because this home was built for the original owner and not as a builder spec, thoughtfully placed amenities and features are what distinguish 1728 Laurel Avenue as truly unique. Extra touches of finish work, such as interior shiplap siding and seagrass wall coverings, coffered ceilings, built-in bench seating and storage solutions, glass subway tiles, herringbone pattern flooring, and subtle feminine touches of crystal and glass that balance the bold, rich lines of this classic coastal home are what set this home apart from the rest."

1728 Laurel starts at $4.100M and is open Sat. from 1-4pm. and Sun. from 11am-1pm.

685 19th Street Manhattan Beach CA685 19th (4br/4ba, 4000 sqft.) is a late-90s Mediterranean that has been thoughtfully upgraded throughout the inside. The downsloping lot means a series of stairs are found throughout the floorplan heading toward the back and down. The top level is not affected.

More from the official description:

"Perfectly located in the Martyrs area of Manhattan's Tree Section, this immaculate, model perfect home is almost 4000 sf. The open floor plan features chocolate brown hardwood floors, soaring ceilings, shutters and custom window treatments. The 5753 over-sized lot showcases a lovely private backyard perfect for entertaining. There's 4 bedrooms, all upstairs, plus a large office/game/room or 5th bedroom on the 1st level. Beautifully updated throughout, you'll feel like you are in a model home. You'll enjoy the air conditioning, forced air heat, security and a rare 3-car garage with room for cars, surfboards, bikes and golf cart. The kitchen is giant with a huge island and breakfast area which flows from the family room and overlooks the lovely yard."

685 19th starts at $3.300M and is open Sat. from 2-4pm. and Sun. from 12-2pm.

1900 Elm Avenue Manhattan Beach CA1900 Elm (3br/2ba, 1650 sqft.) is an older cottage with an unusual floorplan, relying somewhat on a room made up out of the converted garage. This one has been lightly updated since its last run on the market, pretty pleasant. It's among the least pricey move-in-ready homes west of the highway. More from the official description:

"Cute cottage in tree section of Manhattan Beach. 3 bedrooms, 2 baths and located on a North corner lot. 2 car garage and tons of street parking. THis is a perfect way to find a nice home and get into the Manhattan Beach community. Schools are excellent and the people are great. THere have been some upgrades made to the home and it is definitely a home that has lots of upside options. One of the least expensive homes in the tree section of MB."

1900 Elm starts at $1.749M and is open Sat. from 2-4pm.

East MB

1618 5th Street Manhattan Beach CA1618 5th (3br/2ba, 1650 sqft.) is a cute and updated cottage. More from the official description:

"Located at the crest of the hill, this Coastal Contemporary is the quintessential mixture of refined elegance, SOPHISTICATION & WARMTH. Beautifully renovated with a 2014 MASTER BEDROOM & BATH ADDITION, this approximately 1700 sq. ft. (1645 sq.ft. on tax rolls-BTV) one story home features 3 bedrooms & 2 full baths on a 50 x 150 lot with a SOUTH facing backyard with a 2014 BUILT COVERED PATIO/entertaining area & a sparkling heated POOL. Designed by Brooke Lieberman & Taylor Borsani whose designs have recently been shown in INTERIORS MAGAZINE, this home FEATURES NEW JUST ABOUT EVERYTHING! The LIVING ROOM FIREPLACE is brick painted with a very cool color called "Muddy Green" which is also the color motif for the entire house. There are richly toned engineered wood floors throughout. The KITCHEN features black honed matt finish granite countertops, custom shaker style wood cabinets with bronze Restoration Hardware, a Walker Zanger backsplash, GE stainless steel appliances & a COZY BREAKFAST NOOK WITH BUILT-IN BANQUET SEATING for 8 with MOUNTAIN & CITY VIEWS! THE MASTER BATH has a custom grey toned brick floor which offsets the Carrera marble double sink vanity from Restoration Hardware."

1618 5h starts at $1.849M and is open Sat. from 2-4pm. and Sun. from 12-2pm.

1657 Nelson Avenue Manhattan Beach CA1657 Nelson (5br/6ba, 4350 sqft.) is spacious new construction on a corner lot running along Redondo Ave.

They don't label the style here. It's obviously not "Plantation," so they're not just avoiding that term. They do call it "one of a kind." Still, inside, you'll find many familiar details: lighter-colored, wide-plank flooring, wide-open great room opening by disappearing doors to the backyard, contemporary finishes all around.

Two surprises are the pool and entertainment area built out already in the backyard – no need to just imagine those – and the whimsically decorated master tub, set among several dozen large pond stones... a fun, naturalistic "spa" feel.

More from the official description:

"Open floor plan perfect for entertaining with a large family room and kitchen opening, through accordion-style folding doors, to a covered patio, saltwater pool, and spa with a flat beautifully widespread backyard. The gourmet kitchen features a breakfast nook, center island, walk-in pantry and stainless steel Thermador appliances. The first floor also has a private guest suite, a formal dining room, butler’s pantry, and a 3 car garage. The second level has four bedrooms, and a tranquil master suite featuring a fireplace, huge walk-in closet, private balcony, and a sumptuous master bath and A/C. Keep tabs on your home with the property’s Wi-Fi security cameras. Wainscoting throughout the home."

1657 Nelson starts at $3.350 and is open Sat. from 1-4pm. and Sun. from 12-3pm.
