Weekend Opens (2/6-2/7/16)

As an American beach person interested in real estate, it's your right to take this Sunday off. 

There's football, friends and frosty 80-degree weather on the horizon. Go take advantage. 

What's that? Not into football?

There's a curiously important, international badminton tournament (!) going on all weekend at the historic Manahattan Beach Badminton Club. See DigMB's story for more.

Open houses this weekend are sparse and mostly Saturday.

Tree Section

2701 Pine Avenue Manhattan Beach CA2701 Pine (4br/3ba, 2300 sqft.) is a sparkling, sweet custom home with modern updates.

For a lot of smaller families, this is really all you need – nice, open kitchen, formal living + family room, 3br up and a guest room/study/playroom downstairs.

The home is nowhere near the size of typical Tree Section family homes. At 2300 sqft., it's compact. That's largely because the lot is about two-thirds the size of a smaller Tree Section lot – 3000 sqft. as opposed to just 4480 for one of the smaller ones. The little paved, tiered patio in back is the only "yard," but it's not a huge step down from a typical "postage stamp" Tree Section yard anyway. Making up for that, to a degree, is the ample and inviting deck over the garage.

Location at the corner with 27th St. is worth exploring – 27th connects Ardmore and Sepulveda, so it gets some traffic from neighbors, but seems not to be a thoroughfare. More from the official description:

762 Rosecrans Avenue Manhattan Beach CA762 Rosecrans (2br/1ba, 1050 sqft.) offers essentially a double lot but a tiny house that's not nearly utilizing it to the max.

Is this a time for spec builders, or custom owner builds, on Rosecrans?

East MB

1 Evergreen Lane Manhattan Beach CA1 Evergreen (4br/3ba, 2900 sqft.) is a very attractively remodeled end-unit townhome that's got so much grass and foliage around it, it almost feels like a park setting. That's not easy to say about a typical home behind the gates, but it works here. This floorplan has the master on the first level – a much-requested option for some Village buyers.

Persnickety editorial note: The yard is described as "capacious" as a synonym for "spacious," but the word truly connotes a confined space, like a room or container – in case you were wondering why it sounded odd to describe a yard thusly. Also worth stating: "rapacious" would be an even worse choice for any listing.

1406 15th Street Manhattan Beach CA1406 15th (4br/4ba, 2500 sqft.) is new construction just east of Meadows elementary. It's a bold upgrade for the neighborhood, which has a lot of single-family homes and older townhome and apartment buildings. More from the official description:

Hill Section

873 11th Street Manhattan Beach CA873 11th (5br/4ba, 3500 sqft.) is a 2002-built Mediterranean that's been updated very recently where it matters most: in the kitchen and master bath. There's a very nice designer sensibility across the whole home, including the private back patio.

There are pleasant surprises, including the tall trees and waterfall that mitigate or even hide the location near MB Blvd. More from the official description:
