Weekend Opens (2/6-2/7/16)

By Dave Fratello | February 6th, 2016

As an American beach person interested in real estate, it's your right to take this Sunday off.

There's football, friends and frosty 80-degree weather on the horizon. Go take advantage.

What's that? Not into football?

There's a curiously important, international badminton tournament (!) going on all weekend at the historic Manahattan Beach Badminton Club. See DigMB's story for more.

Open houses this weekend are sparse and mostly Saturday.

But in our video here, we've got gold: 108 The Strand ($20M), 125 2nd ($10.3M) and some others that aren't yet publicly open:

Some mobile users and email subscribers will need to use this link to view the video.

To plan your open-house tours for this week, use MB Confidential's new online list of Manhattan Beach open houses (it's mobile-friendly!). This link always appears in our weekly wrapups and on the main front page, under "Open Houses."

And don't forget, when previewing homes here on MB Confidential, you can click "Open All Images" right above the main listing photo to get immediate display of all the listing photos at once.

Tree Section

2701 Pine Avenue Manhattan Beach CA2701 Pine (4br/3ba, 2300 sqft.) is a sparkling, sweet custom home with modern updates.

For a lot of smaller families, this is really all you need – nice, open kitchen, formal living + family room, 3br up and a guest room/study/playroom downstairs.

The home is nowhere near the size of typical Tree Section family homes. At 2300 sqft., it's compact. That's largely because the lot is about two-thirds the size of a smaller Tree Section lot – 3000 sqft. as opposed to just 4480 for one of the smaller ones. The little paved, tiered patio in back is the only "yard," but it's not a huge step down from a typical "postage stamp" Tree Section yard anyway. Making up for that, to a degree, is the ample and inviting deck over the garage.

Location at the corner with 27th St. is worth exploring – 27th connects Ardmore and Sepulveda, so it gets some traffic from neighbors, but seems not to be a thoroughfare. More from the official description:

Cape Cod, entertainer’s delight on a south-facing corner... Living room, dining and kitchen open area... Private home office/bedroom/ playroom... Large open air deck w/ fabulous views... [C]athedral ceilings, hardwood floors, custom paint, granite, stainless appliances, shake exterior, 4 car parking, oversized windows, extra storage, custom built for original owner."

2701 Pine starts at $2.175M and is open Sat. and Sun. from 12-4pm.

762 Rosecrans Avenue Manhattan Beach CA762 Rosecrans (2br/1ba, 1050 sqft.) offers essentially a double lot but a tiny house that's not nearly utilizing it to the max.

Is this a time for spec builders, or custom owner builds, on Rosecrans?

More from the official description:

"The home has a newer kitchen (2010-ish), a living room with a brick fireplace, large front and rear yards and an oversize 2 car garage. Situated on an exceptionally large street to alley lot approx. 7461 sqft... This is a rare and special opportunity… to match this offering one would have to find and purchase two of the more common 25’ - 30’ wide lots, side-by-side."

762 Rosecrans starts at $1.449M and is open Sat. from 1-4pm.

East MB

1 Evergreen Lane Manhattan Beach CA1 Evergreen (4br/3ba, 2900 sqft.) is a very attractively remodeled end-unit townhome that's got so much grass and foliage around it, it almost feels like a park setting. That's not easy to say about a typical home behind the gates, but it works here. This floorplan has the master on the first level – a much-requested option for some Village buyers.

More from the official description:

"A rare dynamic Plan 8F design with extraordinary elegance and class, it is situated on one of the best corners... a capacious yard and a large private back patio garden with the perception of being like one of the estate homes. The layout is essential to those even looking for a one level home due to the master suite with dual closets-one walk-in, large jet tub and French doors located on the first level... its remodeled qualities feature kitchen custom cabinets, granite, Wolf stainless steel appliances, pantry, green house window, travertine stone, family room French doors, surround sound, hardwood floors, high-end fixtures, tankless water heater and custom limestone fireplace. Two car attached garage with built-in cabinetry and finished floor."

Persnickety editorial note: The yard is described as "capacious" as a synonym for "spacious," but the word truly connotes a confined space, like a room or container – in case you were wondering why it sounded odd to describe a yard thusly. Also worth stating: "rapacious" would be an even worse choice for any listing.

1 Evergreen starts at $1.849M and is open Sat. from 2-4pm.

1406 15th Street Manhattan Beach CA1406 15th (4br/4ba, 2500 sqft.) is new construction just east of Meadows elementary. It's a bold upgrade for the neighborhood, which has a lot of single-family homes and older townhome and apartment buildings. More from the official description:

"Enjoy the wonderful location of this newly built detached modern townhome. This home features 4 bedrooms, 3.5 baths in a traditional floorplan. The home is open and bright. Amenities of this home are raised ceilings, full service elevator, 7" plank hardwood flooring throughout, central vacuum, pre-wired entertainment system and LED lighting throughout. The gourmet kitchen is immaculately outfitted with European cabinetry, Sandstone concrete countertops, Thermador built-in refrigerator, pantry, stainless steel sinks and appliances and plenty of storage space. The master bedroom features a floating fireplace, pre-wired entertainment system, walk-in closet with auto-lighting and built-in cabinetry. The master bathroom has dual sinks, sunk-in tub, separate deluxe shower with multi shower head settings and LED lighting. This home has a front yard and private rear yard, 2 car garage and off-street parking."

1406 15th starts at $2.029M and is open Sat. 1-4pm. & Sun. 12-2pm.

Sand Section

509 5th Street Manhattan Beach CA509 5th  (3br/3ba, 2500 sqft.) is a charmer with updates on a walkstreet east of Ingleside.

Nothing excessive here in a 3br home with master up and 2br down, but the space is comfortable and there's plenty of traditional style. More from the official description:

"This traditional beach home nods to the past while embracing the now, with plenty of updates & modern conveniences while still maintaining the original charm & character of a simpler time in our lovely beach community. From the moment you approach it on the flat walk street, through its white picket fence and gate, you'll be charmed. This home offers an open hardscaped front yard with built in BBQ area off the deck; it's a great space to enjoy the indoor-outdoor experience... Bonuses include A/C & many custom built-ins."

509 5th is at 110 DOM asking $3.699M. It is open Sat. only 1-4pm.

Hill Section

873 11th Street Manhattan Beach CA873 11th (5br/4ba, 3500 sqft.) is a 2002-built Mediterranean that's been updated very recently where it matters most: in the kitchen and master bath. There's a very nice designer sensibility across the whole home, including the private back patio.

There are pleasant surprises, including the tall trees and waterfall that mitigate or even hide the location near MB Blvd. More from the official description:

"Architectural design and attention to detail abound through out this magnificent property. The abundance of natural light fills the Living Room, which boasts 20’ ceilings & Limestone w/ Walnut inlaid floors. Artisan arches lead past the custom designed home office and Formal Dining Room with elegant wall treatments & fixtures. Gourmet Chef's Kitchen replete with Calcutta Gold Marble Counters, Custom Cabinetry, Viking Range w/ Griddle, Cold Beverage Drawers, Wood Beamed Ceilings and Walk In Butler's Pantry. The inviting Great Room with stacked stone fireplace and builtins, leads to a private & tranquil outdoor space. Perfect for indoor-outdoor living, the intimate stone backyard, features built in BBQ/ Bar, In Ground Spa with Waterfall, Fireplace and Service Porch with a 250 bottle Wine Storage Unit."

873 11th starts at $3.859M and is open Sat. 1-4pm.
