516 Marine516 Marine Avenue Manhattan Beach CA (3br/2ba, 1600 sqft.) maybe shouldn't be saddled by its history, but it did go through a curious rush of 10 listings from 2016-17, selling for $2.080M after first going for $2.150M in early 2015.

516 Marine Avenue Manhattan Beach CAThe A-frame style creates a wide-open great room at the front of the house, with an open kitchen and prominent fireplace in the living room. Those features have been restyled (which was overdue) and the home holds together nicely now. It just needed some love.

420 36th420 36th Street Manhattan Beach CA (4br/4ba, 3000 sqft.) features an eye-opening conversion of a Tuscan/Mediterranean on the interior, where things are now very current and beachy. Only the wide-plank, dark-stained walnut flooring seems to be left of the home's initial iteration.

420 36th Street Manhattan Beach CAThe 2009 build had featured dark-wood cabinets, a kitchen with granite counters and master bath heavy with travertine and dark marble.

All of that is no more!

The kitchen island has white marble and a blue/grey base cabinet. The master bath features white stone and marble, with a modern, simple standalone tub. Everywhere the cabinetry and doors are grey or blue/grey, consistent with a refreshed stylistic palette. It's almost shocking to see how current the indoor areas are.

Hill Section

822 6th822 6th Street Manhattan Beach CA (3br/3ba, 1900 sqft.) offers a superb modern remodel of a late-1950s house where land value is extraordinary due to the views.

822 6th Street Manhattan Beach CAOh, the views. At a high point on the hill, with a steep drop in front to the south and no power lines, the views are for real.

The current home features those views nicely with very high windows in the main living spaces. A bedroom upstairs feels like a helicopter ride over the South Bay.

822 6th Street Manhattan Beach CAAlas, as perfectly redone as the home is, the property has limits. The lot is only 35' wide (but 140+' deep). All bedrooms upstairs share a common bath (i.e., no true master). You'll access the yard from a quasi-basement lower level.

For the location and the views, plus the crisp remodel, these are compromises many might make for a unique Hill Section home. More from the official description:

"Savor late afternoon sun reflecting off the Pacific Ocean from this pristine Hill section residence. Huge unobstructed ocean views and close proximity to downtown present a rare opportunity to have it all from this desirable location. A magnificent interior features modern upgrades that will make you feel as though you're in a spa-retreat. Custom finishes and attention to detail make this home truly a gem, as evident from gorgeous custom cabinetry, wide plank bamboo flooring and vaulted ceilings. High and low transom windows allow for an abundance of light and XL picture windows offer enchanting views of the large scenic backyard, ocean and Catalina beyond."

822 6th is at $2.999M and is open Sat. & Sun. 2-4pm.

Tree Section

660 33rd660 33rd Street Manhattan Beach CA (5br/6ba, 4760 sqft.) is a classic Tree Section street-to-alley home, pitched as a "rustic Spanish" home when new in 2008, now promoted more for its Italianate features.

660 33rd Street Manhattan Beach CAWhatever label you put on it, this has the classic layout, with formal living up front plus an office, open kitchen & family room toward the back and a side patio. (The street-to-alley homes don't usually have a formal yard.) A sizable media room downstairs is a big plus, and the master suite is ample.

660 33rd Street Manhattan Beach CAMore from the official description:

"A true closer of a home from the moment you find yourself in its stunning and inviting entry. There is a wide-awake sense of peace where the flow makes you glow. From the picturesque front living room to the mega size media room downstairs and everything in between, this residence is a place that is timeless. Luxuriously tough is the stone and wide plank hardwood floors throughout. Mindfully sophisticated are the amenities like the entertainer’s kitchen, spacious great room, butler’s pantry, and the large hearth stone fireplace. The main level has two separated living spaces with formal living and dining areas and a more casual family room and nook. There is also a 5th bedroom/office, perfect for working at home. The remaining four bedrooms are upstairs each with ensuite baths and ample closet space. Then, the master suite feels like a five-star resort with vaulted ceilings, stone fireplace, large walk-in closet and spa style bath. Enough to fit the needs of any Manhattan Beach buyer…but there is more. On the lower level is a large basement/media room/man cave/kids’ zone with wine storage."

2112 Magnolia Avenue Manhattan Beach CAThough its build date goes to the 1970s, much about the home feels current, from materials to style. Master is upstairs, while 2 smallish bedrooms and an office/bedroom are downstairs.
