Weekend Opens (2/9-2/10/19)

By Dave Fratello | February 9th, 2019

Finally, it's on.

Apparently there was a Super Bowl last week (who can tell?), meaning this is the week for new listings to roll out and open houses to begin to proliferate.

On schedule, there are, in fact 46 active listings holding open houses this weekend. (Dave was slated to have a 47th going, but we put a new listing in escrow pre-market. More on that one later.)

This means our video this week is chock-full as well, with 10 new listings featured - including one that's not publicly open, the "Compound Rapture" property at 3305 Pine. Enjoy:

Some email subscribers and mobile users will need to use this link to view the video.

To plan your open-house tours for this week, use MB Confidential's online list of Manhattan Beach open houses (it's mobile-friendly!). Our open house link always appears in our weekly wrapups and on the main front page, under "Open Houses."

Below, click any address link to view all photos and property details. And don't forget, when previewing homes here on MB Confidential, you can click "Open All Images" right above the main listing photo to get immediate display of all the listing photos at once.

Listings appearing here come from the whole MB market and may or may not be represented by MB Confidential author Dave Fratello.

Tree Section

608 15th608 15th Street Manhattan Beach CA (5br/6ba, 5050 sqft.) is a newer ('07) extra-large Mediterranean-becoming-Spanish in a prime Martyrs location.

Without extensive remodeling, mainly just white paint and restaining of the flooring, the sellers have helped modernize a home that frankly felt pretty tired and out-of-date just 2 years ago when they bought it (for a relative deal at $4.438M).

608 15th Street Manhattan Beach CAThe home has a reverse floorplan, meaning the principal living spaces are all upstairs and the master suite and one other room on the ground level are what open out to the backyard. There are some views from those top-floor living spaces. Over rooftops, you can catch a glimpse of blue.

608 15th Street Manhattan Beach CAThere's also a basement theater room. More from the official description:

608 15th Street Manhattan Beach CA"[T]imeless American Martyrs home on one of the most desirable streets in Manhattan Beach! Situated mid block at the top of the hill on 15th street, this location provides space, views and the walkability to the best of the beach... [H]gh-end custom finishes throughout: marble, travertine, granite stone, Walker Zanger tile & an abundance of built-in cabinetry. 4 fireplaces adorn this beautiful home. The home has many extras including Solar Panels and 2 electric car charging stations, a Nuvia whole house water system, surround sound and 6 car parking."

608 15th begins at $5.300M and is open Sat. 1-4pm & Sun. 11am-1pm.

2132 Ardmore2132 N Ardmore Avenue Manhattan Beach CA (4br/3ba, 1865 sqft.) is a gorgeous flipper remodel, with a mid-century modern vibe but distinctly modern materials.

There's a lot packed into a compact package here, with 4br laced along either side of a central hallway that ends at the master suite.

2132 N Ardmore Avenue Manhattan Beach CAAs to the main living spaces, a very open floorplan up front marries living room, dining area and family space with an open, sleek kitchen.

There's a lot of new wood all around - the fencing, porch, artful doors - but they also kept the original oak floors and buffed them up. It's a nice combination of old and new.

Outdoor spaces are limited, with mainly an enclosed front porch area and side yard. More from the official description:

2132 N Ardmore Avenue Manhattan Beach CA"This tree section home has been remodeled to capture the natural beauty of the indoor/outdoor experience with a mid-century modern feel... The house has open beam ceilings and skylights in the living room and master bath. The new kitchen includes European style cabinets, quartz counter tops, Viking 5 burner range and a Sub-Zero refrigerator. All of the west facing bedrooms have sliders that open onto the lush yard and deck - perfect for entertaining. Beautiful wood floors throughout. Relax in the spa like master suite with rain shower/skylight and handheld shower head."

2132 Ardmore begins at $2.195M and is open Sat. & Sun. 1-4pm.

3108 Poinsettia3108 N Poinsettia Avenue Manhattan Beach CA (3br/3ba, 2220 sqft.) may be familiar, as it spent some time on market late last year without selling.

It's a bright, somewhat recently remodeled mid-sized home with a master suite addition upstairs and family room downstairs - the equivalent of 3 floors of living space without a basement.

Among the bedrooms on the middle level, one shows now as an office (no closet) and there are two "legal" bedrooms, both smallish. The master suite is of good size and the bath would appear to date to the 1990s somewhere.

It's somewhat rare to find a house that's on the small side but doesn't force everyone into one common room. There's even a bonus space in back over the garage, which could be simply storage but could be used for more (studio? extra bedroom?). Unexpectedly, the home features A/C.

3108 N Poinsettia Avenue Manhattan Beach CAVery cute overall, practical for a small/young family or even a downsizing one. More from the official description:

3108 N Poinsettia Avenue Manhattan Beach CA"Elegant, custom architectural details highlight this three Bedroom + Office + Family Room, three full Bath home in highly sought after Manhattan Beach tree section neighborhood. A grand Master Suite is located on the upper level and features vaulted ceiling, Fireplace, Juliet Balcony, large two sink vanity with generous cabinetry and closet space, walk in shower and large tub. The lower level has a wonderful Family Room, adjacent full Bathroom, Laundry Room, and access through French Doors to a lovely private patio and grassy back yard. The 9th Place block is only half a block long, connecting a city parking lot with Highland Ave.

The home itself features its best ocean views from a southwest corner, where there's a corner window at the kitchen sink, and a small porch as well. There's ocean blue visible over rooftops nearby.
