Weekend Opens (3/10-3/11/18)

We have 38 listings with open houses again this week, although fewer are new than last week. Catch the newest reviews below.

While there are some good new open houses, our video is going to be your chance to see a Strand listing at 3120 The Strand or the gorgeous Italianate Hill Section home at 218 N Dianthus. Those aren't publicly open.

Tree Section

1301 Pine 1301 Pine Avenue Manhattan Beach CA(5br/4ba, 3285 sqft.) is an upgraded Tree Section Cape Cod. It's quite close to what you'd ask for now in new construction – and priced comparably.

This home shows the potential for a good, basic floorplan to be upgraded with all the right changes to be appealing to current tastes.

Assuming it sells this year, it will be the 3rd time in 5 years for 1301 Pine. The 2013 sale at $2.012M was before the renovations. (See the old pics.) The July 2016 sale at $2.975M reflected both the remodel and the uptick in the market.

A nearby comparable Cape Cod at 1308 Walnut (5br/4ba, 3275 sqft.), built around the same time (1999) and also recently updated, is on the market at $2.995M, now at 75 DOM.

One distinguishing point between 1308 Walnut and 1301 Pine is that Pine's backyard is entirely paved, while Walnut has some grass.

780 Rosecrans780 Rosecrans Manhattan Beach CA (3br/2ba, 2175 sqft.) is one that is going to require some imagination.

Truly, the floorplan isn't bad, with master at one end, living spaces and kitchen at another and the secondary bedrooms together on one side.

780 Rosecrans Manhattan Beach CAYes, the home has a Rosecrans address, not much yard and, as the listing frankly noted, the "[h]ome is in disrepair." It's a major project, but somehow one that feels like it could work.

The price is appealing for a sizable home west of Sepulveda: just under $1.3M. What's it worth redone?

653 Manhattan Beach Blvd. #A653 Manhattan Beach Blvd A Manhattan Beach CA (2br/3ba, 1215 sqft.) is a mostly original condo with legitimate views and a favorable position as an end unit in the building (although it does not seem to get extra windows, as one might expect.)

This late-1970s building doesn't see many trades - just 6 in the last 10 years.

653 Manhattan Beach Blvd A Manhattan Beach CAA marvelously remodeled 3br unit at 653 MB Blvd. #M sold for $1.450M (wow) in 2015, while the high so far among the more common 2br units remains $1.150M for updated 653 MB Blvd. #D, in late 2014.

440 29th440 29th Street Manhattan Beach CA (2br/2ba, 1035 sqft.) offers 2br on two levels with some updates. The downstairs bedroom doesn't seal off completely from the top level, but does have its own entrance.

Modest updates help show off the home as the most it can be in its current form. Nice location. From the official description:

East MB

1202 Tennyson #11202 Tennyson Street 1 Manhattan Beach CA (3br/3ba, 1755 sqft.) is a favorable front unit in this complex of Tennyson townhomes that debuted in 2006.

The unit features cozy bedrooms upstairs and a large open living space on the main level. The balconies off the kitchen and shared by two bedrooms upstairs seem appealing, thanks to the city/mountain views and the fact that you can kind of ignore the fact that you have 15 neighbors in the complex.

There's only been one sale (resale) in the complex over $1M: unit #4 in the neighboring 1208 building in May 2017 sold for $1.060M.

1202 Tennyson Street 1 Manhattan Beach CAThis specific unit (#1) has sold twice before: New for $915K in April 2007, and $880K in Sept. 2013. (A sale we have here in our database.) More from the official description:
