Good. Well, on Sunday, we're going to be right about ^^^ there ^^^, at 233 7th, and we hope you'll come by the open house for a look and to say hi. We're open 1-4pm. More on the home below.

3104 Highland Avenue Manhattan Beach CA3104 Highland (2br/2ba, 1625 sqft.) is a pretty typical 50s/60s duplex on a 1750 sqft. lot. The updates are committed, in a tasteful, modern style. Tree Section

1701 N Poinsettia Avenue Manhattan Beach CA1701 Poinsettia (3br/3ba, 1825 sqft.) is a classic ranch-style home that cries out for preservation, if someone can love it (mostly) for what it is.

Homes aren't charming only because they're old, and aren't often preserved only because they're charming. In Manhattan Beach, the land value for a lot like this (nearly 6000 sqft.) has long since eclipsed the value of the structure. Maximizing the 60' x 100' corner lot with a new 2-story, nearly 4000 sqft. home would be what we're supposed to call the "highest and best use" of the property.

But still. This is a well-conceived, reasonably modest home whose shared spaces face out to one of the biggest open expanses of greenery that you'll find in town. (Bruce's Beach Park would be the grandest.) You see this 60-year-old home, something of a local landmark to anyone driving along Poinsettia and/or 17th with regularity, and if it doesn't tug at your heartstrings just a bit, check in at the closest urgent care to see that you've got a pulse.

A reasonably quick update to kitchen and baths could give this home another 10-20 years of life easily. Its start price of $2.100M, though, will draw buyers of all kinds and with all possible plans.

733 12th Street Manhattan Beach CA733 12th (5br/6ba, 4075 sqft.) is new construction on the city side of the south Martyrs hill area. The location has the density of the Sand Section but a setting amid a lot of older, more traditional suburban homes in the Tree Section. For instance, prominent in some of the views are the many adobe-tiled roofs of the Arbolado Court homes that run along 14th/Pacific. You'll also see the Martyrs steeple, El Segundo and L.A. and more to the east.

1900 Wendy Way Manhattan Beach CA1900 Wendy (3br/2ba, 1650 sqft.) is a Liberty Village corner-lot home with a bit of a location challenge given both Aviation and 19th Street. As such, they're pitching it as "probably the best value in Manhattan Beach at this time." And that's what the LV is always supposed to deliver. More from the official description:
