Tree Section

1701 N Poinsettia Avenue Manhattan Beach CA1701 Poinsettia (3br/3ba, 1825 sqft.) is a classic ranch-style home that cries out for preservation, if someone can love it (mostly) for what it is.

Homes aren't charming only because they're old, and aren't often preserved only because they're charming. In Manhattan Beach, the land value for a lot like this (nearly 6000 sqft.) has long since eclipsed the value of the structure. Maximizing the 60' x 100' corner lot with a new 2-story, nearly 4000 sqft. home would be what we're supposed to call the "highest and best use" of the property.

But still. This is a well-conceived, reasonably modest home whose shared spaces face out to one of the biggest open expanses of greenery that you'll find in town. (Bruce's Beach Park would be the grandest.) You see this 60-year-old home, something of a local landmark to anyone driving along Poinsettia and/or 17th with regularity, and if it doesn't tug at your heartstrings just a bit, check in at the closest urgent care to see that you've got a pulse.

A reasonably quick update to kitchen and baths could give this home another 10-20 years of life easily. Its start price of $2.100M, though, will draw buyers of all kinds and with all possible plans.

More from the official description:

"This bright and inviting ranch style home is in a wonderful family neighborhood. This home features 3 bedrooms, a bonus room and 3 bathrooms on a large lot in the Tree Section of Manhattan Beach. Other features include: Sun-drenched stone patio off living room, vaulted ceilings with original pine wood, custom paneling in living areas and entry hall and 2 car garage with extra storage. Close to schools, fields and walking distance to the beach and downtown. Option to live now, add on or build new on a large corner lot. This home was built in 1957 by local builder Austin Blankenship, this home features his famous ranch design with distinctive flared roof lines. The brick posts along the perimeter of the property as well as two original large brick fireplaces are part of Manhattan Beach history."

1701 Poinsettia starts at $2.1M and is open Sat. and Sun. from 1-4pm.

733 12th Street Manhattan Beach CA733 12th (5br/6ba, 4075 sqft.) is new construction on the city side of the south Martyrs hill area. The location has the density of the Sand Section but a setting amid a lot of older, more traditional suburban homes in the Tree Section. For instance, prominent in some of the views are the many adobe-tiled roofs of the Arbolado Court homes that run along 14th/Pacific. You'll also see the Martyrs steeple, El Segundo and L.A. and more to the east.

The modern design is high-concept and luxe, with ambitions to match the feel of far more costly new/newer Sand Section properties. More from the official description:

"Newly completed custom home in the Martyrs Hill section. The home sits high on the lot which sets it apart from neighboring properties; this elevation provides a very private environment even though the location is close to the beach. The transitional contemporary design is meticulously executed by a synergy of natural and environmentally conscious materials in a cool coastal color and design palette highlighted by marble, limestone, Caesar stone, white oak and polished nickel hardware details. Built to capture the natural light, ocean breezes, & mountain views... Upper level kitchen presents an informal family space that extends the living space out to a large covered deck that offers a dynamic view of the LA mountains and the city lights at night. The kitchen is outfitted with a top-of-the-line Bertazzoni appliance package and a cabinet faced SubZero refrigerator. The open concept design connects the day-to-day living spaces while also allowing enjoyment of the open views along the back of the house... Located close to the Farmer’s Market, Downtown shops and dining, and a short walk or bike ride to the beach, this property bridges the best of Tree Section and Sand Section living."

733 12th starts at $4.400M and is open Sat. and Sun. from 1-4pm.

East MB

1211 10th Street Manhattan Beach CA1211 10th (4br/3ba, 2700 sqft.) is, per the official description:

"... in an ideal, central location in the Manhattan Beach Mira Costa section. Enter up the lush front yard walkway through the double doors to be welcomed by recently refinished, cherry hardwood flooring and staircase & sunny living room and dining room on either side. The home flows incredibly well with the living spaces, kitchen, and guest room/bathroom all located on the lower level. Enjoy the spacious kitchen filled with stainless steel appliances and a large island, and the porcelain tile bathrooms with mosaic travertine touches. The back yard feels private and peaceful with a zen fountain, faux grass and lush fig ivy decorating the tall back wall. 1211 10th starts at $1.950M and is open Sat. and Sun. from 1-4pm.

1900 Wendy Way Manhattan Beach CA1900 Wendy (3br/2ba, 1650 sqft.) is a Liberty Village corner-lot home with a bit of a location challenge given both Aviation and 19th Street. As such, they're pitching it as "probably the best value in Manhattan Beach at this time." And that's what the LV is always supposed to deliver. More from the official description:

"With nearly 1700 Square Feet of living space, situated on an oversized corner lot, this Liberty Village home is spacious, clean and bright, and has new paint and carpet as well as a brand new forced air heating system and air conditioning. The family room has vaulted beamed ceilings and a cozy fireplace, and offers access through sliding glass doors to the spacious rear yard. The front yard is highlighted by new drought tolerant landscaping. The kitchen is open to the Living room on one side and the Family room on the other with the dining room between, which could double as a den or 4th bedroom as needed."

1900 Wendy starts at $1.299M and is open Sat. and Sun. from 10am-4pm.
