Weekend Opens (3/12-3/13/16)

By Dave Fratello | March 12th, 2016

It's funny – this week, there are slightly more Manhattan Beach listings holding open houses (39) than in recent weeks (38 and 38).

But we had only 4 new listings come out this week for broker previews that are also open to the public.

We wish we could send you to go see 225 John St., a custom Hill Section property with walls of windows to show off its tremendous views. That one's in our video below and, of course, you can see it here on MBC by clicking the property address. To go in person, though, you'll need an agent to accompany you. (Y'know, Dave's right here waiting for the call. Hint, hint!)

Our video also includes the biggest, boldest new construction in the Tree Section, 3312 Poinsettia. Worth a tour for sure. Here's our video:

Some mobile users and email subscribers will need to use this link to view the video.

To plan your open-house tours for this week, use MB Confidential's new online list of Manhattan Beach open houses (it's mobile-friendly!). Our open house link always appears in our weekly wrapups and on the main front page, under "Open Houses."

Below, click any address link to view all photos and property details. And don't forget, when previewing homes here on MB Confidential, you can click "Open All Images" right above the main listing photo to get immediate display of all the listing photos at once.

Tree Section

3312 Poinsettia (5br/4ba, 3600 sqft.) is new construction with a wide-open feel and a fresh and airy flavor to it. High ceilings upstairs, on the entry level and even in the basement media room help a lot. Quality work.

More from the agent's official description:

"Coastal Plantation Design ... beautifully executed... A careful selection of hardwoods, ceramics, limestone, marble and man made materials are blended to capture the essence of Manhattan Beach living. A Dutch door invites you in the nearly 3600 square feet of living space including a spacious basement—it could be a possible man cave, playroom or maybe a gym... Three of the bedrooms have balconies including the covered porch in the en suite bedroom at the front of the home. The great room is highlighted by 8-inch tongue and groove wood ceilings and wall panels that flank the center fireplace. Wide plank white oak hardwood floors flow through the home. The kitchen island is massive, with louvered doors and a single slab Neolithe Calacutta counter... Masterful carpentry is apparent on the crown detail of every door and window. The rear pergola has high wood ceilings and double ceiling fans and a poured concrete fire feature."

3312 Poinsettia starts at $3.649M and is open Sat. and Sun. from 1-4pm.

2623 Maple (4br/3ba, 2450 sqft.) is a somewhat remodeled corner-lot home with 3br down and the master upstairs in back. Price-wise it's very attractive, one of only two 4br homes west of Sepulveda offered near $2.0M. More from the agent's official description:

"Family Home, great location in the highly sought after Manhattan Beach Tree Section! ... The second master (upstairs) boasts 450 sq. feet of living space with a large walk in closet OR use this space as a large BONUS ROOM!! ... In addition the front and backyard are private and the garage is oversized 20 x 32 for extra parking or storage. As you walk through the white picket fence and private front yard, you enter the spacious livingroom open to the kitchen with room for dining. The kitchen features tons of storage in the beautiful oak cabinets, stainless steel appliances, bar area (open to livingroom), and granite countertops. Additional features include upgraded windows, recessed lighting, crown molding, wood floors, newer heater in the attic, and an added bonus... a shed and sauna in the private backyard."

2623 Maple starts at $2.049M and is open Sun. from 1-4pm.

3201 North Valley Manhattan Beach CA 3201 Valley (4br/5ba, 2650 sqft.) is a custom-built family home that's actually already in escrow, but it looks as if they'll show it off for any number of reasons anyway. Take a look. More from the agent's official description:

"[T]his custom built Tree Section Cape Cod home is nestled in a park- like environment, across from the scenic Manhattan Beach Greenbelt. If you are looking for a beautiful setting and a warm inviting home, look no further! You’ll marvel at the privacy once inside… a combination of deft architectural planning and a great location with lots of trees and greenery surrounding it. • Formal Dining Room with dramatic inset lit ceiling and beautiful greenbelt view • Cook’s Dream Kitchen with Soapstone Countertops, Walk-In Pantry, Wolf Cooktop, Workstation Desk and a Roomy Island with Seating for Six • Great room anchored with a fireplace detailed in European Castle Stone. A bank of paneled sliders accesses the generous patio which easily accommodates large groups"

3201 Valley starts at $2.499M and is open Sat. and Sun. from 2-4pm.

Sand Section

304 18th (5br/3ba, 2625 sqft.) is a 1950s house with additions (now technically a duplex), on a great and fairly private walkstreet east of Highland.

Dave sold a home on the same block last year, further up the hill, at 316 18th for $3.575M – arguably land value – with multiple offers.

More from the agent's official description of 304 18th:

"Amazing opportunity in the Sand Section, on a prime walk street & situated on a hill which captures fantastic views! This duplex is 5 bed, 3 bath & the main house has 1,962sqft w/ 4 bed, 2 bath, front patio off the walk street & fantastic views from the 2nd level. The remodeled 2nd unit above the garage is 672sqft, 1 bed, 1 bath, laundry room & private deck off the living room. The unit could be the perfect space to keep as a rental, aging parents or older child! The main house was the original duplex structure that was converted into one home in the 70's. The top and bottom levels have the exact same layout, except that the top level door was removed & a staircase was added to the inside of the home. What makes this lot extremely unique is the height differential from the lot to the West. This difference will likely give the future structure views that will never be obstructed."

304 18th starts at $3.595M and is open Sat. and Sun. from 1-4pm.
