Or you can just try to get around town dodging butterflies. (Painted Ladies, they're called.)

Sand Section

300 28th #1300 28th Street 1 Manhattan Beach CA (3br/4ba, 2150 sqft.) is a corner-lot townhome on Highland with substantial ocean views.

The 2004 build is pleasant but very much of its period, and might get updates from the next owner.

Both the master and top-floor living spaces get the views. The master is somewhat more impacted by traffic noise. ("It's just like hearing the ocean.")

300 28th Street 1 Manhattan Beach CAPriced a tick over $3M, this one looks ambitious. Nearby 2208 Highland (3br/4ba, 2100 sqft.), with views but not quite of the same caliber, tried to sell late last year for $2.249M and wound up leasing instead. A half block behind this unit, quiet and with terrific views, was 2816 Crest (3br/4ba, 1900 sqft.) which sold for $2.475M. And west of Highland, quite a bit in the 100 block, 125 20th Place (3br/4ba, 1950 sqft.) did get near $3M at $2.950M.

3009 Cresthttps://www.mbconfidential.com/Manhattan-Beach-CA-90266/3009-Crest-Drive/mls-SB19037943/ (3br/3ba, 1600 sqft.) is a duplex to be cherished for its view location. Some day, on this ~1750 sqft. lot, one might expect a midsized SFR taking full advantage of the big view.

3207 Cresthttps://www.mbconfidential.com/Manhattan-Beach-CA-99026/3207-Crest-Drive/mls-SB19053256/ (3br/3ba, 1800 sqft.) is a unique sort of TH, one of 3 on the lot, offering some ocean views and 4 levels (including the tandem garage down on Highland).

The property has been updated since we last reviewed it in 2012, but we're going to promote recycling by reprinting the bulk of our review from then, simply to guide you through the property. Why rewrite when you can re-use?

From 2012: "You enter onto the top floor, home to a cozy, ocean-view living room with a nice built-in wet bar and a little patio just off to the south side. Descend the first round of spiral stairs to get to the classy, fully modern kitchen, with very high ceilings and lots of light. A second patio is just off the eating area. This middle floor also hosts what is technically the third bedroom, opening with double doors to the kitchen. If you didn't need it as a bedroom, it would probably serve better as a family room. 3207 Crest begins at $2.199M and is open Sat. & Sun. 1-4pm. 

2300 Manhattan Ave.https://www.mbconfidential.com/Manhattan-Beach-CA-90266/2300-Manhattan-Avenue/mls-SB19057748/ (3br/2ba, 1800 sqft.) is a corner-lot property near, but not on, Marine, undersized now for the ~1750 sqft. corner lot but cool in its old-Manhattan way. From the official description:

2300 Manhattan begins at $3.050M and is open Sat. 2-4pm. 

316 10th316 10th Street Manhattan Beach CA (4br/5ba, 4120 sqft.) is a corner-lot '03 modern that now begins its 6th public MLS listing since 2008, counting the short-lived 5th listing which began in late February with a different agent.

Besides MLS listings, this property has been offered in all kinds of ways informally online over the years. The 2018 listing (at $3.900M) was officially a bankruptcy sale, but it never happened.

After all those efforts to sell, this might really be the time. The listing even states, "Hurry, this will not last." Well, maybe. 

It is a bold design and spacious home, though it will want updates.

316 10th begins at $4.799M and is open Sun. 1-4pm. 

330 41st #B330 41st Street B Manhattan Beach CA (1br/2ba, 817 sqft.) is a little ocean-view condo in El Porto east of Highland that's cheerily referred to in the listing as a "surfer's retreat or crash pad."

At $899K, it's the cheapest property west of Sepulveda, but also pricier than full-sized homes all over Southern California. Just for perspective...

Tree Section

577 31st577 31st Street Manhattan Beach CA (5br/6ba, 4370 sqft.) is new construction west of Blanche and near Sand Dune Park.

The master suite feels gigantic and enjoys nice treetop views to the south. The main floor features an open floorplan opening to a side yard. There's a 2-room basement; one shown as a home gym and one as a media room.

577 31st Street Manhattan Beach CANext-door neighbor 575 31st (5br/7ba, 4840 sqft.), about 500 sqft. larger, sold new in June last year at $4.775M. Now 577 31st begins at $4.799M. From the official description:

577 31st begins at $4.799M and is open Sat. & Sun. 2-4pm. 

1813 Oak1813 Oak Avenue Manhattan Beach CA (5br/5ba, 3130 sqft.) is new construction with an open floorplan on the "right" side of Oak.

It's actually next door to the first Oak new construction to ever sell over $2.0M, 1817 Oak, which actually fetched $2.699M back in 2015.

Since then, Oak has seen 3 more new homes sold near $2.8M. Right now, 1716 Oak (5br/6ba, 3850 sqft.), on the "wrong" side, is pending with a list price of (gulp) $3.299M.

1813 Oak begins at $2.995M.

Exactly like its cousin, 3513 Elm, built by the same builder, this one is not quite described as "new construction." They call it "newly rebuilt." Emptor, we suggest you had better caveat.

Hill Section

844 10th St.844 10th Street Manhattan Beach CA (5br/5ba, 4550 sqft.) is a voluminous mid-90s home with a sunny backyard.

The home is positioned up a steep hill and requires some effort to enter, but that's worth it when you get to see the views from the living room and especially the master. As we visited Friday, the SoCal air was just about as clear as it gets, and we got more glimpses of those snow-covered mountains that have been such a delight early this year.

Just about everything inside the home is vintage 1995 and probably wants updates, nearly 25 years in here. The exterior was recently painted white to modernize the look. From the official description:

508 Larsson508 Larsson Street Manhattan Beach CA (5br/6ba, 4680 sqft.) is our listing of a custom-crafted home with pool in the Hill Section.

508 Larsson Street Manhattan Beach CABright and refreshed, the home now benefits from the completion of the nearby Gelson's market, which had for some time worried neighbors, who thought it would impact the area.

The market does a reasonable level of business but always seems to have available parking, and there are no outlets to nearby streets. Instead, that's now a nice asset just steps away.

We've loved this home before but really came to appreciate it again this week, seeing again how the main family/entertaining spaces in back open up into a single, voluminous indoor/outdoor living area all the way out to the pool and hot tub.

East Manhattan Beach

1801 6th1801 6th Street Manhattan Beach CA (4br/5ba, 3200 sqft.) is new construction on a corner lot with some different style. The property was not open to brokers on Friday when we tried to visit.

1717 Meadows1717 N Meadows Avenue Manhattan Beach CA (3br/1ba, 985 sqft.) is a very small 1940s original being sold as-is. It's not hard to fancy it a lot sale.

A comparable lot directly across the street at 1300 18th (5475 sqft. vs. the 1717 Meadows lot which is 5000) sold recently for $1.250M.
