Weekend Opens (3/18-3/19/17)

Make some time for our video this week: 13 new listings appear, and it's not even clear we got everything! There are 49 listings holding open houses this weekend.

It's just more evidence that we're here in the busy Spring season. Inventory continues to come out, but the sales are rocking, too, keeping a lid on the total number of available homes.

Sand Section

704 Manhattan Avenue Manhattan Beach CA704 Manhattan (3br/4ba, 2650 sqft.) is one of 2 new townhomes looking to reach rarefied air: non-Strand multi-unit properties sold with a 4 or 5 in front.

Before now, there have been only two: 3300 Ocean at $4.000M in May 2015 (that's close to The Strand) and 611 Bayview in February last year at $4.650M.

Before either this one or its back neighbor (see below) sells, we may see a third entrant to that club: Smashing, modern 100 Manhattan, under contract now with a list price of $5.250M.

New, with views, south of the pier... that's quite a combination, and it is what elite buyers want in Manhattan Beach today.

703 Bayview Drive Manhattan Beach CA703 Bayview (4br/5ba, 3000 sqft.) is the even grander rear unit behind 704 Manhattan. This one sports a 4th bedroom (2 are on the lowest level) and a magnificent deck with views that might never be intruded upon or blocked. For those extras, they've added $750K and they're looking to set a new record for the area. From the official description:

3509 Alma Avenue Manhattan Beach CA3509 Alma (4br/4ba, 2800 sqft.) is new construction on a corner lot in the North End. From the official description:

3509 Alma starts at $3.950M and is open Sat. and Sun. from 1-4pm

217 39th Street Manhattan Beach CA217 39th (4br/4ba, 2275 sqft.) is an El Porto rarity: A full-lot home boasting outdoor space and a price you'd expect to find elsewhere in the Sand Section: $3.349M.

This one was built about 15 years ago, but sports an official build date of 1925, reflecting the original home on the site. You still catch a glimpse of that with the little guest shack in the backyard.

Among the few non-Strand properties ever sold north of Rosecrans that come close to this price:

• New construction at 4101 Crest, a larger home on a smaller lot high up at the top of the hill. 4101 Crest sold for $2.800M last year.

• New construction at 228 38th St., a townhome on a wide lot with unobstructed views. Sold for $2.800M in Feb. 2015. (The back unit, 229 Rosecrans Place, sold for $2.565M.)

• A large modern townhome at 113 El Porto St. (on Ocean Drive) sold for $2.775M in Aug. 2014.

As to the actual property here, you'll find 3br in the main (modern) house, with an expansive, open, top level that had killer views on very foggy day when we visited. It could really be something on a sunny day, and as long as the neighbor stays low. More from the official description:

217 39th starts at $3.349M and is open Sat. and Sun. from 1-4pm.

1205 Bayview Drive Manhattan Beach CA1205 Bayview (3br/4ba, 2125 sqft.) tried to sell for 3 months last year at a higher price: $3.399M. At $2.800M now, it's down $600K and 18%, a steep correction that should draw attention.

The downtown location is a nice thing for sure, and there are significant views. Views to the south may not last forever, with an old, undersized structure there on the corner for now. Overall, this one clearly wants an update, with the kitchen and baths each dating back to another era. More from the official description:

"Stunning ocean, whitewater and Manhattan Pier views where the light of day shines through from sunrise to sunset... 2 car garage parking with guest space, lower level-above ground guest quarters with separate entrance 'n' patio access, skylights, hardwood floors, east-west balconies as well as a great floor plan for a single person, a couple or a family. 1205 Bayview starts at $2.800M and is open Sun. from 2-4pm. 

Hill Section

712 Manhattan Beach Boulevard Manhattan Beach CA712 MB Blvd (3br/3ba, 1675 sqft.) is a nicely refreshed ocean-view home that's just steps to town in a building that has recently gotten a nice facelift.

Since Dave is friendly with the sellers, we're going to stick mainly with the official description here:

"[S]tunning ocean views... gorgeous interior unit townhome has the walkability to downtown, the pier and the beach. The home is perfect for entertaining with a light and bright living room, which opens to a beautiful kitchen and a spacious terrace with gorgeous, panoramic ocean and Catalina views. 712 MB Blvd starts at $1.639M and is open Sat. from 1-4pm. 

Tree Section

1733 Pine Avenue Manhattan Beach CA1733 Pine (5br/5ba, 3125 sqft.) was new just a few years ago, and the current owners have customized the home, particularly by building out the backyard into a nice dining/entertaining space. The styles are still familiar. More from the official description:

"Cape Cod home in the coveted Tree Section of Manhattan Beach - Sitting high on the street allows for a spectacular front elevation... 2804 Palm Avenue Manhattan Beach CA2804 Palm (5br/4ba, 3675 sqft.) in a 1980s original that's not altogether different from Dave's recent sale at 1701 Oak ($2.230M), sporting much the same floorplan, although with one extra bath and a few more updates. Location here is on a nice block north of Valley with several newer homes. More from the official description:

"Cape Cod perfect in the heart of one of the best locations in the Manhattan Beach Tree Section on a Flat street. East MB

101 S Meadows Avenue Manhattan Beach CA101 S. Meadows (3br/2ba, 1700 sqft.) is, per the official description:

1730 3rd Street Manhattan Beach CA1730 3rd (4br/3ba, 3225 sqft.) is, per the official description:

1420 3rd Street Manhattan Beach CA1420 3rd (4br/5ba, 4775 sqft.) is, per the official description:

1775 Mathews Avenue Manhattan Beach CA1775 Mathews (3br/3ba, 1900 sqft.) is a newer TH with modern style. From the official description:
