Weekend Opens (3/19-3/20/16)

It's another (recent) record weekend, with 42 Manhattan Beach real estate listings asking for your attendance at open houses. We've got quick reviews of the newest here.

The highlight of the weekend might be an epic party house that's really two houses: 3305 Pine, a double-lot, double-house compound in the northeastern part of the Tree Section. Odds are, you haven't seen anything quite like it. It's open both days, a relative rarity for a home price near $7M.

Others are also featured in our video tour below, including 3308 Poinsettia and 624 30th, which are open, and 1318 The Strand, a $3M Strand address (!) which is for sale but not publicly open:

Tree Section 

3305 Pine Avenue Manhattan Beach CA

3305 Pine (5br/7ba, 5725 sqft.) is that double-lot, double-house "compound" we referenced above.

The story is that some years ago, a buyer grew tired of waiting for a proper Hill Section estate to come to market. He had some specific wants and needs. Buying two adjoining houses and converting one to the gym & party wing was the solution.

Now you have one livable Mediterranean (the upper) and one built for fun. The second home has a wonderful "lagoon" pool lushly surrounded by tropical plants and featuring a private cave and waterfall. The garage has been repurposed as a home gym, a large home theater has been dug out underground, and the top floor has been opened up fully to make a bar with disappearing doors to a balcony overlooking said "lagoon." It is all really something.

For some time, this double-lot property was the high sale in the non-Martyrs areas of the Tree Section at $4.200M (Aug. 2012). They're branching into new territory again asking $6.950M.

3308 Poinsettia Manhattan Beach CA

3308 Poinsettia (5br/4ba, 3600 sqft.) is the second new-construction home of two near-twins to come to market this month.

Last week, it was next-door neighbor 3312 Poinsettia (5br/4ba, 3600 sqft.) in a "Coastal Plantation" style.

This week, 3308 emerges, sporting an extremely similar/same floorplan but with tweaks to the style making it a "Coastal Cape Cod."

From the agent's official description:

"Formal Dining room, great room with kitchen, Inviting Dutch door entry, White oak wide plank hardwoods, ceramics, limestone, and Carrara marble slab are all blended here to capture the essence of Manhattan Beach living at its finest. 3308 Poinsettia starts at $3.649M and is open Sat. and Sun. from 1-4pm.

624 30th Street Manhattan Beach CA624 30th (5br/3ba, 2600 sqft.) is a pleasant surprise in person, for somehow the photos don't quite capture it.

With a new price cut to just under $2.7M, this one is also becoming compelling. We'd imagine that this one might move soon. From the agent's official description:

"The home is extremely private with a gated, enclosed courtyard to enjoy your morning tea in the delightful surroundings. 5 bedrooms plus an office, 3 bathrooms. Main floor bedroom and bath, great for family & friends visiting. 624 30th starts at $2.698M and is open Sat. and Sun. from 2-4pm.

2906 Pine Avenue Manhattan Beach CA

2906 Pine (4br/3ba, 3325 sqft.) is hard to place stylistically, but definitely pleasant inside. The listing calls it "warm contemporary."

The layout is – perhaps surprisingly for an inner Tree Section home – a reverse floorplan, with 3br on the lower level, the master opening to the backyard.

Upstairs, you'll see the reason for it: unblocked treetop and sunset views westward. (The listing notes "fireworks views," too, surely referring to the December fireworks show here.)

The top floor is very open and the whole home was recently modernized after a 2000 build. Still, with the 3300 sqft. reported, we felt that there was a lot of pressure on the upstairs common spaces, which aren't huge. (There is a formal living room downstairs off the entry, also.) 1128 Fisher Avenue Manhattan Beach CA1128 Fisher (4br/2ba, 1820 sqft.) is a 1960s duplex running right along Manhattan Beach Blvd.

With no neighbor (other than the high-volume road), there are some ocean peeks to the southwest. 

The big question is whether new construction could take greater advantage of this 2000 sqft. corner lot. Otherwise, it seems kind of small to perform well at nearly $2M. More from the agent's official description:

"Fantastic location just steps from downtown Manhattan Beach shopping, restaurants, pier, beach! Classic duplex featuring 2 - 2BR/1ba units. Hill Section

509 North Dianthus Street Manhattan Beach CA509 N. Dianthus (4br/3ba, 2150 sqft.) is a home built in a Mediterranean style in the mid-90s, then updated into more of a sleek modern style recently. Kitchen and baths are fully of today.

There's no need for much of a backyard, as the action here is in front – on a city-view patio built over the garage. More from the agent's official description:

"Soft Mediterranean exterior with a sophisticated contemporary beach interior make this hill section home a welcome departure from the ordinary... [Y]ou will love the open two level floor plan with a truly cool Hollywood Hills vibe. This home features 3 Bedrooms (plus Office/Dayroom - with closet), and 3 Baths Including an Chic Master Suite with City Views [and] broad views of Mount Baldy and downtown LA in the background."

With its views, curb appeal, newer build and slightly greater space inside, this one compares favorably against a recent comp at 706 Anderson (3br/2ba, 1900 sqft., sold for $1.733M) that came in at $912/PSF. On the market in the area is 400 Larsson (3br/3ba, 1550 sqft.), a much less updated 1970s house asking $1.600M and $1,027/PSF.

509 N. Dianthus starts at $2.099M and is open Sat. and Sun. from 1-4pm.

East MB

1160 9th Street Manhattan Beach CA

1160 9th (5br/4ba, 4200 sqft.) is "something special" according to the agent's official description:

1446 8th (3br/2ba, 2350 sqft.) is a 1940s original, expanded back onto the full-size East MB lot (7500 sqft.) with a big, sunny backyard. The home is, shall we say, looking for the next owner's personal touches.
