Weekend Opens (3/2-3/3/19)

This week, Manhattan Beach briefly hit 100 active listings, but it just couldn't last.

Just as sellers have planned their listings for this time of year, so, too, are buyers executing on their game plans to make purchases now in our busy season.

We'll be showing our new listing at 2104 N. Poinsettia this weekend, rain or shine, and hope you'll come by to see this Tree Section beauty and say "hi." (Sat. & Sun. 1-4pm.)

Tree Section

2104 Poinsettia (4br/3ba, 3000 sqft.) is Dave's new listing.

The sellers have been reworking and updating the home for a couple of years. We were delighted when we first saw it in person, and helped to guide some "finishing touches" to help get the home ready for market.

720 36th (3br/3ba, 2520 sqft.) is an expanded cottage on a street-to-alley lot.

It was offered last year as a 4br at $2.395M down to $2.349M, but is back now $100K lighter with a new agent. And they are more properly describing a bonus room downstairs as a potential 4th bedroom rather than assuming this space - just off the living room - would be a bedroom.

The master suite is downstairs, with 2br up. More from the official description:

3513 Elm3513 Elm Avenue Manhattan Beach CA (5br/5ba, 3250 sqft.) is new construction built by the same home builders behind new construction at 876 11th (sold last year) and new construction at 3604 Walnut (on market now at $2.895M), which features the same floorplan but slightly different finishes.

It's a bit funny, though, that they don't quite exactly want to call 3513 Elm "new construction." They call it "newly rebuilt" and instruct agents that we should look at it as a remodel. Ummm... OK.

Sand Section

235 4th (4br/6ba, 4135 sqft.) is new construction (no dispute) south of the pier along Highland on a walkstreet, with some views.

East Manhattan Beach

1550 9th1550 9th Street Manhattan Beach CA (4br/4ba, 3430 sqft.) is a custom Spanish built in 1993 with vision.

The courtyard entry with fountain is inspired, and the backyard patio with outdoor fireplace and saltillo tile has a nice feeling of authenticity as well.

Floorplan features an open great room in back, plus formal living room and bedroom downstairs with french doors to the courtyard. There's a small basement game room/media room, then 3br upstairs.

Hill Section

108 S. Poinsettia (5br/6ba, 4835 sqft.) first came to market in Summer 2015, and has been on and off since, often at $6.800M but most recently down to $6.199M. The re-launch now comes with the lowest asking price yet, $5.900M, and a more drastic reboot of the look, with lots more white paint and bright "coastal" staging.

There are nice views to the south from this quiet location.
