New construction keeps coming, which is good for buyers and, surely, for the market as well.

This week, two new homes with 5's in front came out, one in the Sand and one in the Martyrs area. See those and more, including a custom modern at 417 34th (which is not publicly open), in our new video:

Tree Section

The oversized modern-style home offers a very open layout on the main floor, and thanks to its peak position on the hill, there are interesting treetop views to the north, capturing the mountains and parts of downtown LA in the distance. The top floor features a loft-style den with the biggest views in the house.

It's one of 5 new construction homes in the Tree Section today, continuing a trend by which the sleepy MB suburbs are getting top-tier new homes. This one is also the priciest, by a little, at $5.349M. (A corner lot new house at 1901 Palm [5br/7ba, 4750 sqft.] began at $5.500M but is now at $5.299M.)

Hill Section

200 S. Dianthus200 S Dianthus Street Manhattan Beach CA (5br/5ba, 4000 sqft.) is a 2002-built Mediterranean that has recently gotten a total head-to-toe update, with white/bright renovations to the kitchen and baths, plus an inspired refinishing of the hardwood floors with a pale grey tone.

We remembered the home from its last run on the market in 2013-14, but found the views to be better than expected/recalled this time around.

To feature those views, the home uses a reverse floorplan ("upside-down layout"), and, in an unusual twist, one of the 5br is a separate guest unit over the garage, accessed by a spiral staircase from an upper-level small patio. (There's not much of a backyard on the lower level.)

This one was offered for $4.449M for a short time last year before leasing out. It's now $100K lighter at $4.395M. More from the official description:

Sand Section

532 21st532 21st Street Manhattan Beach CA (5br/5ba, 4350 sqft.) is new construction with a basement near town and Live Oak Park. It's built in a nice style whose description marks a first.

The official listing language labels the home, "Scandinavian farmhouse-meets-coastal-cottage inspiration on a grand scale."

512 3rd512 3rd Street Manhattan Beach CA (3br/3ba, 2450 sqft.) is a very custom midsized home in the South End.

It would appear to be a 1980s expansion of the original home. (Officially the build date is 1948, but the home's obviously newer.) There were also clearly more recent updates to the kitchen and baths.

The front of the home features tall, beamed ceilings and an open floorplan for living/dining areas and an open kitchen. One bedroom is also downstairs, currently showing as an office.

512 3rd Street Manhattan Beach CAHead up the stairs, and there's an open loft set up now as a family room with a large-screen TV.

The master is bright and open, with a large seating area. More from the official description:

320 23rd Street Manhattan Beach CA320 23rd (3br/4ba, 1850 sqft.) is a mid-1980s TH with some real views from the front living room and balcony. The master and one bedroom are together on the middle level, while a small 3rd bedroom is on the bottom level, opening to a patio between this unit and the neighbor.

Many buyers will look to update the kitchen and baths. More from the official description:

324 34th324 34th Street Manhattan Beach CA (3br/2ba, 1250 sqft.) is a smallish SFR with plenty of charm as a cozy beach cottage for a downsize or vacation property. The lower level features an ample bedroom suite, which might be a family room if only 2br are needed.

Upstairs, there are 2br, a galley kitchen and open floorplan for living/dining. There are some ocean views.

The location is a bonus as the North End takes grows greater and greater with a continuing addition and upgrading of local restaurants, coffee shops, spa services and more. From the official description:

324 34th is at $2.099M and is open Sat. & Sun. 2-4pm.

4222 Ocean4222 Ocean Drive Manhattan Beach CA (2br/3ba, 1350 sqft.) is a 2br unit that's part of a 4-plex near the water in El Porto. The townhomes surround an open courtyard. This unit is on the northeast corner, with views down 43rd St. to the surf and sand.

The home features a very recent, warm/industrial modern remodel that has plenty of appeal.

Another unit in the same building sold recently. That was 4218 Ocean (2br/3ba, 1400 sqft.) at $1.730M in August 2017.

4222 Ocean Drive Manhattan Beach CAWhile 4218 was updated, too, the style is even more current at 4222. From the official description:

4310 Ocean4310 Ocean Drive Manhattan Beach CA (2br/2ba, 1410 sqft.) is a major fixer or lot sale on a good corner just off The Strand. It would appear that, due to the downslope of homes along The Strand in front, a 3rd floor at this location would have unblocked views even with all of the Strand homes at maximum height.

Oddly, this home just sold a couple of weeks ago, with multiple offers taking the $1.500M asking price up to $1.550M.

The buyer quickly became a seller, pursuing another opportunity instead. The start price of $1.540M is obviously $10K less than they just paid, as if to say "we're underpricing this, come and get it."

East MB

203 Aviation Place203 Aviation Place Manhattan Beach CA (3br/3ba, 1750 sqft.) is part of the "Manhattan Pointe" complex east of Aviation Blvd. The community is built around a shared courtyard and featured underground parking.

It was only recently that the units in this building started to sell over $1M. One at $1.077M in mid-2016, and two more last year ($1.020M and $1.039M).

1525 Artesia Boulevard A1525 Artesia Boulevard A Manhattan Beach CA (3br/3ba, 1412 sqft.) is, per the official description:
