We're wishing you a happy Easter, and from the real estate side of things, we'll need to remind you that open houses generally don't happen on Sunday. Make your plans for Saturday.

Tree Section

1313 Pine Avenue Manhattan Beach CA

1313 Pine (5br/4ba, 3250 sqft.) is basically new construction that was only completed last year. The current owners bought it before the property came to market, closing for $3.290M in January 2015.

Since then, you've seen a similar corner-lot new home further north at 3101 Maple (5br/5ba, 3200 sqft.) sell for more ($3.500M), and a larger new home at 2409 Poinsettia (4br/5ba, 3550 sqft.) launch at $3.499M and cut to $3.199M.

This one's a beaut, benefiting in part from the middle entry off of 14th St. There's a bright, open 2-story living room there, pulling back to a large kitchen/great room with disappearing doors to the back patio.

505 14th (6br/6ba, 3850 sqft.) is new construction at the foot of the Martyrs neighborhood, literally steps to town. (We like it when "steps to" is actually true.) More from the agent's official description:

1201 Oak Avenue Manhattan Beach CA

1201 Oak (4br/4ba, 2175 sqft.) is really something different.

Boasting a 1922 build date and 2009 renovations, this Craftsman style home is really two structures: A modest main house plus a guest unit over the garage/studio.

The listing and the LA Times make a big deal about the current owner, Rock & Roll Hall of Fame inductee, Graham Nash of Crosby, Stills, Nash. That might get you to the front door.

As they say, this one needs a specific buyer. Location is on a fairly busy section of Oak, with commercial across the street. The home isn't very large and is very much in its particular style. No question, it's a pleasant retreat and 100% different from what else you'll see this weekend this year in Manhattan Beach.

1401 Chestnut (3br/2ba, 1550 sqft.) is a modestly sized cottage, built originally exactly like all the others in the neighborhood. But this one's gotten a very nice ("perfect" is an OK word) overhaul and is the picture of modern, beachy living.

1340 19th Street Manhattan Beach CA

1340 19th (5br/5ba, 4100 sqft.) is a large pool home with a bonus rarely seen in 1990s construction: True disappearing doors from the family room to the yard. When we toured, they really had disappeared – it was like one continuous space from great room to sunny yard & pool.

1846 10th (5br/5ba, 4475 sqft.) is the last home on the block before commercial properties. That can be a downer, unless, as in this case, the home puts you just 15 seconds from on-call pizza slices. (There's also a watering hole across the street.)
