There are 39 listings holding open houses this weekend, in keeping with the flowering of new listing inventory on the market.

That means you can see new construction in the Sand & Tree Sections, a massive modern in East Manhattan or a fixer SFR in the Village. They're all in our video and open to John Q. Public this weekend:

Sand Section

3305 Vista3305 Vista Drive Manhattan Beach CA (4br/4ba, 2750 sqft.) is a creatively upgraded 2001 townhome that's notably larger than most of the comps (by about 300 sqft.).

The 4th bedroom is a lower level guest suite with patio, while there are 3br together on the middle level, none of them too tiny.

The top floor is bright despite the neighboring properties being mostly developed. Though we visited during a foggy, raining day, we're told there are ocean peeks toward the north, and one photo shows that.

3305 Vista Drive Manhattan Beach CAThe soft contemporary feel of the remodel made for a pleasant surprise. The top floor feels quite large when measured against similar townhomes around the Sand Section.

Reflecting the style and extra size, it's also priced notably above the comps along Vista at $3.095M. Consider the active, newer neighbor TH at 3215 Vista (3br/4ba, 2400 sqft., asking $2.499M) and nearby Mediterranean at 3105 Vista (3br/4ba, 2400 sqft., asking $2.325M), and recent sales at 3109 Vista (3br/4ba, 2400 sqft., $2.325M) and 3211 Vista (3br/4ba, 2250 sqft., $2.325M). The ask is more in line with newer townhomes with bigger views.

3405 Manhattan Ave.3405 Manhattan Avenue Manhattan Beach CA (5br/5ba, 4300 sqft.) has the exterior look of a Mediterranean, but none of that feel at all on the inside, after a complete and thorough remodel that gives it a classy, beachy feel and takes great advantage of views to the north and south.

It tried last year at $7.200M, and begins anew here in 2018 $500K lower. More from the official description:

Tree Section

705 27th705 27th Street Manhattan Beach CA (5br/5ba, 3360 sqft.) offers a different take on the Tree Section spec house.

Is it bright and open? Yes. And in a good location? Yes indeed.

Kitchen/great room in back, opening to an outdoor living room/yard? Yes.

705 27th Street Manhattan Beach CABut these overt similarities end as the design steers into some new territory: An ample, high-ceiling atrium at the entry, plus a mudroom/bench area off the garage. A sense of style that features a "modern farmhouse" vibe (although the description for the house bucks a recently successful trend by not mentioning the word "farm" anywhere). And yes, while the kitchen features a lot of white (the whole house does), there are greys, blues and even natural wood (the whole cabinet for the fridge and some pantry space).

705 27th Street Manhattan Beach CAThere's a nifty upstairs open office in the landing area. And the flow upstairs is just a little different.

They didn't fully break the mold here, but they did something notably different. Just in time, too, as the market is asking for things to be done a little differently these days.

Note: The half bath downstairs and WC for the master both struck us as curiously cramped, difficult for a person to get inside and close the door in each case. Is this more common than we realize?

927 27th927 27th Street Manhattan Beach CA (5br/6ba, 4400 sqft.) in an oversized 2007 Tuscan that's been brightened up greatly with white/ivory paint and lighter furnishings. 

The first flow is open and flowing, with a vast kitchen opening to the backyard/patio sporting a true wood-burning pizza oven (nice touch!).

927 27th Street Manhattan Beach CADownstairs, on what's effectively a basement/3rd level, there's a massive, dedicated tiered home theater/screening room. It's almost extreme.

624 30th624 30th Street Manhattan Beach CA (5br/3ba, 2600 sqft.) sports an official build date of 1953, but what you really see here is the product of multiple generations of additions and remodeling, including new work. The quasi-Mediterranean look of the outside would appear to be mid-90s to early-2000s, based only on the look.

624 30th Street Manhattan Beach CAInside, this midsized home also has a floorplan bearing the hallmarks of additions & remodels instead of a pure designed-from-scratch home. There's the room of uncertain purpose on the first floor that serves as a passageway from the garage into the house, plus another formal bedroom off in a corner. Upstairs, the master suite is reasonably sized, but the fit of the closet against the bathroom is odd, with a long walkway to a smallish actual closet area in back.

Is it a reasonably bright and unique home with a lot of outdoor space and outdoor living space? Why, yes. It's got a pool, too. And a nice location on the lower end of one of the nice blocks north of Valley.

This midsized home (here's another, just like the first listing) sold last year for $2.527M, then got a major stylistic remodel to the kitchen/great room and the bathrooms.

624 30th Street Manhattan Beach CASome of the other features of the home remain as they were last - stone tile flooring for large sections of the house, and a pine or hickory type flooring in some of the bedrooms. There could be room for a next round of updates, too. More from the official description:

742 29th742 29th Street Manhattan Beach CA (3br/2ba, 1200 sqft.) is a well-located Tree Section lot sale.

Oddly enough, we just mentioned this one in a post about prime Tree Section lot sales. That's because the current owners won a bidding war for it only last July.

List price then: $1.899M. Multiple offers. Closed price: $2.118M.

Now they're offering it back for $2.149M.

East MB

7 Westport7 Westport Manhattan Beach CA (4br/3ba, 3000 sqft.) is a Manhattan Village SFR ("estate home"), the fourth to hit the market in recent months after seemingly years went by without a public-market sale of one.

This one's largely original and will be a blank canvas for the buyer.

This property listed for a period of time last Summer and even had a deal, but it didn't stick. Begun at $2.795M, the price came down to its current level of $2.650M when a buyer knocked.

233 S. Meadows233 S Meadows Avenue Manhattan Beach CA (4br/6ba, 5600 sqft.) is a home we called an "outrageously nice custom modern" when it first came to market at this time last year.

It's still a unique accomplishment of a house, but now the price is drastically adjusted. The start price this year of $5.799M is 31% below last year's launch at $8.399M. (That's -$2.6M.)

It's plenty compelling as a house, now more so as a product on the market.

Last year, we called tit "a large custom modern sprawling over a 14,000 sqft. lot," noting the "high ceilings, floor-to-ceiling windows, a slick Hollywood vibe to the outdoor/pool area plus impeccable decor" that "make this an absolute showpiece."
