Weekend Opens (3/31-4/1/18)

For Easter Weekend, there are relatively few open houses, virtually none Sunday and only one debut listing this week.

That, and it's Spring Break, so the town's just a bit quieter than usual.

The guide below pulls out some highlights among the existing listings that have opens. And we're mostly recycling our review language.

Tree Section

660 19th660 19th Street Manhattan Beach CA (5br/7ba, 5000 sqft.) is new construction on 3 levels on the outer edges of the Martyrs area.

The oversized modern-style home offers a very open layout on the main floor, and thanks to its peak position on the hill, there are interesting treetop views to the north, capturing the mountains and parts of downtown LA in the distance. The top floor features a loft-style den with the biggest views in the house.

660 19th Street Manhattan Beach CAWhile the influence of modern style is strong, the look is softened up with the warm browns of closet doors and some cabinets. Overall, there's the feeling of high-end resort living.

Bonus: Not only is there a sizable basement, it's got a spare bedroom suite and a dedicated, tiered home theater.

It's one of 5 new construction homes in the Tree Section today, continuing a trend by which the sleepy MB suburbs are getting top-tier new homes. This one is also the priciest, by a little, at $5.349M. (A corner lot new house at 1901 Palm [5br/7ba, 4750 sqft.] began at $5.500M but is now at $5.299M.)

1501 Elm1501 Elm Avenue Manhattan Beach CA (4br/5ba, 3160 sqft.) is new construction in a modern style, which you don't see much in the Tree Section - or in spec homes in the Tree Section in particular.

At least it's something different, and since we've heard buyers asking for "different," this one will draw interest.

The split-garage face to the home is itself unusual, meant to provide symmetry to the design.

1501 Elm Avenue Manhattan Beach CAIt also makes possible an interesting entry that flows straight back to the large and open kitchen/family room, and in turn back to the fully outfitted backyard with spa and waterfall. (Oddly, not yet pictured in the listing.) Disappearing doors make the family space one big open indoor/outdoor room (weather permitting).

The kitchen features glossy stained cabinetry, stainless appliances and stone counters.

With just 4br (and no first-floor bedroom), each of the bedrooms is of good size. There's a pleasant, sleek vibe to it all. More from the official description:

927 27th927 27th Street Manhattan Beach CA (5br/6ba, 4400 sqft.) in an oversized 2007 Tuscan that's been brightened up greatly with white/ivory paint and lighter furnishings. 

The first flow is open and flowing, with a vast kitchen opening to the backyard/patio sporting a true wood-burning pizza oven (nice touch!).

927 27th Street Manhattan Beach CADownstairs, on what's effectively a basement/3rd level, there's a massive, dedicated tiered home theater/screening room. It's almost extreme.

Sand Section

421 23rd421 23rd Street Manhattan Beach CA (3br/4ba, 2350 sqft.) is a 2006 Spanish-inspired TH on a fairly quiet block near Grand View. When you're accustomed to 30' wide lots, the mere addition of 7 feet to the width, as is the case here, changes the feeling of the home, especially the top floor, much for the better. High ceilings add to the feeling of extra volume for the living spaces on the 3rd floor.

532 21st532 21st Street Manhattan Beach CA (5br/5ba, 4350 sqft.) is new construction with a basement near town and Live Oak Park. It's built in a nice style whose description marks a first.

The official listing language labels the home, "Scandinavian farmhouse-meets-coastal-cottage inspiration on a grand scale."

512 3rd512 3rd Street Manhattan Beach CA (3br/3ba, 2450 sqft.) is a very custom midsized home in the South End.

It would appear to be a 1980s expansion of the original home. (Officially the build date is 1948, but the home's obviously newer.) There were also clearly more recent updates to the kitchen and baths.

The front of the home features tall, beamed ceilings and an open floorplan for living/dining areas and an open kitchen. One bedroom is also downstairs, currently showing as an office.

512 3rd Street Manhattan Beach CAHead up the stairs, and there's an open loft set up now as a family room with a large-screen TV.

The master is bright and open, with a large seating area. More from the official description:

512 3rd is at $3.099M and is open Sat. only 1-4pm.

4222 Ocean4222 Ocean Drive Manhattan Beach CA (2br/3ba, 1350 sqft.) is a 2br unit that's part of a 4-plex near the water in El Porto. The townhomes surround an open courtyard. This unit is on the northeast corner, with views down 43rd St. to the surf and sand.

The home features a very recent, warm/industrial modern remodel that has plenty of appeal.

Another unit in the same building sold recently. That was 4218 Ocean (2br/3ba, 1400 sqft.) at $1.730M in August 2017.

4222 Ocean Drive Manhattan Beach CAWhile 4218 was updated, too, the style is even more current at 4222. From the official description:

East MB

36 Fairway Drive Manhattan Beach CA36 Fairway (2br/2ba, 1450 sqft.) is a golf-course-view, upgraded Plan 5 TH in the Village. It was not made available for broker previews this week. More from the official description:
