Weekend Opens (3/4-3/5/17)

A few crisp, clear days led us nicely to that feeling of endless possibility that comes with... Little League Opening Day.

With Saturday's classic parade through downtown, MB's softball and baseball phenoms-in-training completed a ritual that's as least as much about Manhattan Beach as a city and the grownups here as it is about the kids. (Sorry, kids!)

Whatever your perspective, it's another wonderful event that makes MB special.

Back to business, though... There are 44 open houses this weekend, plenty to choose from.

This week's video begins with smashing new construction at 308 19th ($7.500M), which is not publicly open, and also includes 2512 Palm, 537 24th and much, much more:

15 Nantucket Place Manhattan Beach CA15 Nantucket (3br/3ba, 2625 sqft.) is a nicely remodeled TH with extra space and a well-done customized patio. The rare "8F" floorplan features a master on the first floor and extra space on the top floor, including a bright office nook and open bonus room. The patio does face the driveway into the Village. 1401 11th Street Manhattan Beach CA1401 11th (3br/2ba, 1775 sqft.) might have one of the safest locations in MB. If there's ever a fire, response time will be zero, with a fire station just off the backyard.

This one was listed in 2015 for $1.499M and very recently for $1.575M. Now, with a new agent, the price is way down to $1.349M (-14%). More from the official description:

207 Aviation Place Manhattan Beach CA207 Aviation Place (3br/3ba, 1750 sqft.) is a nice TH in the "Manhattan Pointe" complex east of Aviation Blvd. They had this one on the market for a couple of months in 2015 and 2016 at $1.019M, but they're back now $20K higher.

The top sale ever in the complex was last year's 301 Aviation Place at $1.077M. A close second: 209 Aviation Place at $999K.

121 36th Place Manhattan Beach CA121 36th Pl (4br/4ba, 2200 sqft.) is a nice custom home that has tried the market a few times recently: 2012, 2013 and (twice) 2016. It's back now for another run. From the official description:

Tree Section

2512 Palm Avenue Manhattan Beach CA2512 Palm (5br/6ba, 3350 sqft.) is new construction on a quiet, private cul-de-sac just off of Marine. The style is at once familiar from the current wave of new homes and also somehow more elegant or formal in its ambitions. Likely that impression comes from the custom trim details lining the walls throughout the home, accentuated by nice fixtures and the staging.

It is notable that at a tad under $3M, this is one nearly takes the ribbon as the least pricey new construction to come to market in a while. Two new homes on Pacific north of Valley on the market now began higher: 3401 Pacific launched at $2.999M last June and is now at $2.899M, while 2602 Pacific launched at $3.100M last May and is now at $2.799M.

More aggressively, 2201 Pacific launched at $2.900M and sold immediately but for less: $2.850M

Well, 2512 Palm isn't on Pacific.

2314 Pacific Avenue Manhattan Beach CA2314 Pacific (4br/3ba, 3200 sqft.) is a 1970s home with some updates. Per the official description:

"[B]eautiful home in the tree section! This home eludes warmth [sic] throughout with granite counter tops, newer cabinets, attached granite breakfast table, hardwood floors, balcony off of family room that lead to stairs down to pool area. 2603 Pacific Avenue Manhattan Beach CA2603 Pacific (3br/2ba, 1450 sqft.) is a remodeled cottage with an open kitchen/great room. From the official description:

2603 Pacific starts at $1.650M and is open Sat. and Sun. from 1-4pm.

2509 Walnut Avenue Manhattan Beach CA2509 Walnut (5br/5ba, 3150 sqft.) is a 2007 Mediterranean that might get "the treatment" from the next owner. (See "Reviving Mediterraneans: It Can Be Done.") This one compiled 4 months on market in 2016 at prices from $2.799M down to $2.699M, and restarts now a little lower. From the official description:

"This 2007 built home has it all. The kitchen is designed for entertaining with a large island, high-end appliances, double ovens and warming drawer. 719 19th Street Manhattan Beach CA719 19th (6br/8ba, 5875 sqft.) takes distinct advantage of an oversized corner lot (6250 sqft.) in a quiet location to deliver an enormous home with a basement that goes on and on and on. The great room opens nicely to a side/back yard perfectly, making for an absolute showpiece of a space.

Lots of great details in the design and finishes. Certain to wow any visitor. At $6.799M, it's priced in line with ocean-view homes in the Marytrs area. More from the official description:

204 Larsson Street Manhattan Beach CA204 Larsson (4br/2ba, 2275 sqft.) is a 60s house with light updates, in what the description calls "truly a one-of-a-kind location," which is to say, just off 2nd St. and looking out over Sepulveda toward the city and mountains to the east and north.
