Sunday Opens (3/8/2015)

It's that time of year. 

Little League is under way. The little ones and their managers, coaches, families and supporters take over downtown for a spell once a year with the opening day parade. Saturday's was another classic.

If you're already local, you might take this huge annual event for granted. But we were speaking with new clients later in the day Saturday who found it truly impressive.

It's another feather in your (baseball) cap, MB.

East MB

1501 10th Street Manhattan Beach CA1501 10th (4br/4ba, 3685 sq. ft.) is a well-designed, 2001-built Spanish that has recently gotten a top-to-bottom modernization. It's extremely well done and would seem to compete with new construction.

The lot size is just over 5600, well short of the common, large East MB lots that go to 7500 sq. ft., but the north-side backyard is still plenty spacious.

The back kitchen/great room is unusually spacious, and the main kids' bedrooms upstairs, with high ceilings, are also big. The master: Practically enormous. Also upstairs there is a playroom or large office opening to a patio/deck over the garage.

Recommended.

1521 2nd Street Manhattan Beach CA1521 2nd (5bd/4ba, 3,300 sq. ft.) is a fairly impressive remodel with a very homey feel.

The first floor is very wide-open and bright, with lots of floor-to-ceiling windows and sliding doors opening to the backyard, with saltwater pool, built-in bbq and firepit. It makes for very inviting indoor/outdoor living.

Heading upstairs, one bedroom suite, showing as an office, is on a landing partway up, with the balance on the top floor all the way up. Two bedrooms, including the master, open via sliders to the backyard and get very good light despite the northern exposure.

The master bath has a spa-like feel, although for a newer build/remodel (2010), the choice of maple cabinetry there and in the kitchen was a bit surprising. It's attractive, but more of a choice from days past.

The listing pushes the energy efficiency and "sustainability" aesthetic that drove the remodel, including the low-water native plantings in the front yard, LED lighting and dual furnaces for better zone control. Even the pool is solar heated.

1521 2nd began 3 weeks ago at $2.499M and is open Sunday 1-4pm.

Sand Section

2804 Highland Avenue Manhattan Beach CA2804 Highland (3bd/4ba, 2,400 sq. ft.) is an extremely impressive modern remodel of a 2003-built TH with ocean views across Highland.

From the official description:

212 40th (3bd/2ba, 1,500 sq. ft.) is smallish 1920s El Porto cottage that's gotten an extremely pretty makeover. From the official description:

"[A] sunny,open floor plan... Gourmet chef's kitchen with granite countertops, professional chef's appliances, open living/dining room with floor to ceiling limestone fireplace, wide planked grey wash oak floors, plantation shutters through out and central media wired for surround sound and wireless access. In very similar condition, this one sold in April 2013 (call it 2 years ago) for $1.350M. That was then, this is now.

Tree Section

3509 Walnut Avenue Manhattan Beach CA3509 Walnut (3bd/3ba, 2,250 sq. ft.) is an inspired modern remodel/rebuild that looks fantastic, but involves some compromises.

First and foremost, the style wins the day here. High ceilings, a crisp, modern feel and lots of light impress. We also liked how the ample greenery and big tree out front start the tour off on a naturalistic note before you get to that spare, modern interior.

The main common rooms downstairs are efficient. The open kitchen includes a corner that could be an extra workspace or (as shown) a casual dining spot. The family room is cozy and slick, with part of it opening to the backyard. (The garage is tucked in back down at the bottom of the lot.)

There's one bedroom downstairs and 2 up, both of those suites. (Indeed, the smaller bedroom upstairs gets a huge bath.) The sleek master gets access to a little roof deck off. There are 2 big closets in the master, one with... laundry in it.

This one becomes the 3rd active listing on the same short block between 35th St. and Rosecrans.

3509 Walnut starts at $1.899M and is open Sunday 1-4pm.

1208 Oak Avenue Manhattan Beach CA1208 Oak (5bd/4ba, 3,100 sq. ft.) is a very solid home with a standout location issue, being surrounded on 3 sides by commercial properties.

They made a big $1,000 price cut this week and are celebrating with an open house.

The home shows great, with a pleasing style and layout. They just need to find the market level for a home with its very unique location challenges.
