Weekend Opens (3/9-3/10/19)

We enter the weekend with 106 active listings and half of them (53) open to the public this weekend.

Call it Fat Saturday and Sunday, just a few days after Fat Tuesday.

There's something for everyone here, with 14 listings under $2M and 22 over $3M that will be opening their doors.

We'd love to see you at our new listing at 508 Larsson, a large custom pool home in the Hill Section, open both Fat Days from 1-4pm. (If you missed our 2104 Poinsettia last weekend, that's too bad, as we have already put it under contract with multiple offers.)

Or if you're just looking for a simple Tree Section house under $2M, suddenly you have 3 new options this weekend. (We'll pick a favorite: 1212 Elm, both the nicest and least pricey of the new crop at $1.799M).

The market does a reasonable level of business but always seems to have available parking, and there are no outlets to nearby streets. Instead, that's now a nice asset just steps away.

We've loved this home before but really came to appreciate it again this week, seeing again how the main family/entertaining spaces in back open up into a single, voluminous indoor/outdoor living area all the way out to the pool and hot tub.

719 11th Street Manhattan Beach CAPrincipal living spaces have been updated very nicely, though the master bath is still looking for a modernization. A basement is among the spaces that make this a plus-plus-sized option in the Hills.

939 Duncan Avenue Manhattan Beach CA 939 Duncan (4br/4ba, 3950 sqft.) is a fairly recent remodel (2007) of a 1990 build, in a style that strikes us as reminiscent of a castle. We scoured every single one of the 11 listings of this property dating back to 1995, however, and could find not a single one where any listing agent attempted to label the style (French country? Mediterranean? Scottish Royalty?), so it's more of a case of fill-in-the-blank.

The home really maximizes the 4500 sqft. lot and thanks to old building rules, it boasts 3 stories. Can't do that anymore.

939 Duncan Avenue Manhattan Beach CAThe listing description says two curious things about the master bath: "master shower large enough for six people. The shower also doubles as a sauna." Not sure what to say about 6 people in the shower, but we're also thinking all those steam nozzles have more to do with making the shower a steam shower than a dry sauna. But we quibble.

Every listing of this property references its ocean views, "fabulous views" in this case, but there are no photos of such.

Tree Section

1212 Elm1212 Elm Avenue Manhattan Beach CA (3br/2ba, 1600 sqft.) is a well-remodeled cottage with private, gated front yard as well as a back patio area that flows nicely off of the main living spaces.

You have to remind yourself how rarely these sorts of homes were built with living spaces in back; typically the living room is way up front at the entry. In this case, the entry is pulled further back and the bedrooms are really concentrated at the front of the house.

1212 Elm Avenue Manhattan Beach CAThe master suite is nice, but perhaps our favorite bedroom was one of the secondary beds with plenty of space and corner windows capturing the lush greenery of the front yard as a view.

At $1.799M, this one begins $100K under 3101 Walnut (3br/3ba, 2070 sqft.), a home north of Valley which boasts a 1979 expansion and some remodeling after, and $200K below nearby 1609 Walnut (3br/2ba, 1850 sqft.), a corner-lot home with updates. (No open houses there, though.)

The listing points to "good bones" and suggests bringing "vision" so they're being pretty direct.

Sand Section

329 4th329 4th Street Manhattan Beach CA (3br/2ba, 1700 sqft.) is a walkstreet cottage where, as is so often the case, the value is primarily in the land.

But this one also achieves the feat of being truly charming as it stands, with decorator touches to the recent remodel.

Recently we've seen more and more of these little beach cottages standing their ground, serving as nice downsize homes or even second homes.

329 4th Street Manhattan Beach CASpecifically, this house sold for $3.975M in June 2018, just 9 months ago. (Here's the past listing.)

1131 6th1131 6th Street Manhattan Beach CA (5br/5ba, 5025 sqft.) is newer construction close to Sepulveda, at one time one of the priciest sales ever in East Manhattan. Its 2015 purchase price was $3.600M, a big number only made small by comparison to its outrageous start price of $4.499M.

Years have passed, bigger sales have happened and now 1131 6th is up for resale at $3.899M, right smack between the 2 highest sales of comparable new construction on the east side: 1721 8th ($3.950M, Oct. '18) and 1446 18th ($3.850M, also Oct. '18).

1900 Lynngrove1900 Lynngrove Drive Manhattan Beach CA (5br/6ba, 3585 sqft.) is pleasant and spacious new construction in Liberty Village that hits familiar notes, but boasts something a little different.

They're touting this one as green, and it features solar panels.

There's also a little "guest house" in the backyard.

At $3.150M to start, it's not the highest list price ever in Liberty Village. A few blocks away, a daring modern new home at 1304 Lynngrove began1900 Lynngrove Drive Manhattan Beach CA at $3.199M (pre-completion) in 2015 before finally selling 18 months later for $2.599M.

In the past few years, 4 new homes in Liberty Village (east of Redondo) have sold between $2.570M and $2.780M, the high (2200 Harkness, Aug. '18), all of them of similar size to 1900 Lynngrove. We'll see what they can do by going big here.
