Here's hoping you had some good laughs on Saturday. MBC buried the Gelson's project, while our local-news site, DigMB.com reported on a new parking exemption for realtors. (There are plenty who wish both stories were true!)

Alas, even on April Fool's Day, the world kept turning, business was conducted, vital college basketball games were played and little leaguers scrambled about grassy fields, wondering when it would be time for ice cream.

And 46 homes listed for sale in Manhattan Beach opened their doors up to the public... regular folks like you, to come take a look.

404 9th Street Manhattan Beach CA404 9th (5br/5ba, 3950 sqft.) is a 2008 custom build with a modern aesthetic and prominent Asian stylistic influences.

This one is directly next door to 400 9th, a small cottage/lot sale that hit the public market last week at $3.799M and went into escrow almost instantly. Briefly, there was the chance there for someone to acquire both and expand with a double-lot holding, protect views on the west side, or whatnot. Now it seems these will remain separate.

233 5th Street Manhattan Beach CA233 5th (3br/4ba, 2050 sqft.) is a 2001-built Cape Cod on a half lot with some nice views.

Tree Section

605 25th Street Manhattan Beach CA605 25th (5br/5ba, 5350 sqft.) is a pretty magnificent custom build with a basement and quite a bit more space than you're typically going to be able to find in the Tree Section.

Location here is quite close to Bell and Grand View school, close enough that you can easily envision a quick walk to the beach from this Tree Section location more so than from almost any other spot in this neighborhood. (People do, actually, walk to the beach from all around here, but for some reason here it seems the hill beckons you to climb over to get to the sand.)

Custom details throughout the home show it off as a labor of love. More from the official description:

686 18th Street Manhattan Beach CA686 18th (4br/3ba, 1950 sqft.) features a good location overlooking the playing fields of the nearby school. The 4980 sqft. lot definitely has potential, with no neighbor on one side (a long driveway instead). The existing home would be a tough fit for a lot of families, lacking a master, with small bedrooms and limited common space.

1820 John Street Manhattan Beach CA1820 John (4br/5ba, 4125 sqft.) is an early 90s custom contemporary ("Coastal Modern" in the description) with considerable updates that spent 6 months on the market last year, with prices from $3.500M down to $3.100M.

They're back now showing determination to sell at $2.899M.

It's really a lot of space on a great street, and the somewhat unconventional floorplan has its pluses. Definitely worth a look. From the official description:

1541 Nelson Avenue Manhattan Beach CA1541 Nelson (5br/5ba, 4425 sqft.) joins the growing list of new construction homes in East MB. Location is fairly near schools. From the description:

1301 19th Street Manhattan Beach CA1301 19th (3br/2ba, 1375 sqft.) is a modernized original cottage with additions and updates. It's a good example of what we were discussing the other day in "What You'll Pay for 3BR in MB." This one's asking $1.499M. From the official description:
