This week there are 53 separate Manhattan Beach listings seeking your attention with open houses. That's another recent record.

Last year at this exact time, there were 57 total listings for sale in all of Manhattan Beach.

Sand Section

1208 Manhattan Avenue Manhattan Beach CA

1208 Manhattan Ave. (3br/3ba, 2800 sqft.) is a custom-built 1980s house right in the thick of downtown with good ocean views and a nice front deck.

All 3br are on the (middle) entry level, each fairly spacious. Two in back open to a smallish patio area, while the master has a front balcony and ocean views.

The top floor common spaces are impressive, totally open, with very high ceilings. Nice as is, and with unlimited potential for interior design to take the space in any direction. The kitchen and a modest family room in back seem to want updates to truly modernize the house, but they're fine now. More from the listing agent's official description:

520 24th Street Manhattan Beach CA

520 24th (3br/2ba, 1550 sqft.) is a mostly original gaslamp area cottage.

The main home features an open living room, two bedrooms sharing a hallway bath and a galley kitchen. Added on in back (probably many many years ago), there is a third bedroom (could be family room) over the garage with its own bath.

As gaslamp streets go, 24th is on the busier side during school pickups/dropoffs, with Grand View just up at the top of the hill. The block is a mix of other little cottages and much bigger, newer homes.

The lot is 2700 sqft., typical for the Sand Section.

Compare this one to the most recent sale in the area: 524 23rd (4br/3ba, 1700 sqft., larger 3200 sqft. lot), which Dave's clients bought earlier this year for $2.100M. (It sold with multiple offers, though it sold under asking price.) That home on 23rd has very good bones, though it is being remodeled some right now.

520 24th starts at $1.899M and is open Sat. and Sun. from 1-4pm. 

429 Marine Place Manhattan Beach CA

429 Marine Place (4br/5ba, 2700 sqft.) is a newly built townhome in the alley behind 23rd St.

The lot where this and its companion were built is wider than normal at 40 feet, so the interior is bigger in every way than expected.

The front unit at 428 23rd, with some ocean peeks, sold earlier this year for $3.745M. The back unit starts out a notch higher at $3.795M. More from the agent's official description:

Tree Section

621 Marine Avenue Manhattan Beach CA621 Marine (5br/4ba, 3075 sqft.) is a somewhat glamorously redone Spanish. We're not even sure it can be called Spanish inside, because a complete, high-style interior remodel has given this home a stunning Hollywood-modern type of feel.

If you don't know this block of Marine, that's your loss. It's a great, flat block with a ton of neighborly charm and camaraderie. Certainly a good location in that sense. More from the agent's official description:

Hill Section

817 Pacific Avenue Manhattan Beach CA

817 Pacific (3br/2ba, 1500 sqft.) is really just a lot sale, but one with truly awesome views. You're invited to step up on the temporary structure they've built to show off the 2nd-story views. This weekend is going to be clear, allowing those views to reign supreme.

More than an open house, this is an "open view opportunity," like one of those "vista points" branching off a mountain road.
