Weekend Opens (4/18-4/19/2015)

This weekend features a bona fide auction, for those who like auction action.

It's for a lot, basically, at 2701 Oak. The phony start price of $799K is meant to bring in hordes from all around Southern California. That will probably work.

Pop by at 4:45PM Sunday for the auction. It could be over in 45 seconds, so don't be late. (See our last open-house item below.)

Sand Section

517 5th Street Manhattan Beach CA517 5th St (3bd/2ba, 1500 sqft.) is a slightly expanded and enhanced, charming original beach cottage on one of the flat walkstreets east of Ingleside.

Now, it's not spacious, and while clean and somewhat updated, it's not your smashing 21st-century beach cottage with all the bells and whistles. 

The front living spaces are open and bright, and connect nicely to the spacious front patio. Moving along to the rear you find a laundry room with half bath, two smallish kids' bedrooms (one with a second loft bed and operable skylight) and the more master-ish of the bedrooms.

There's no true master with attached bath, but that's not what you would have expected in the olden days. At least there's a spacious closet.

517 5th St. starts at $2.989M and is open Sat. & Sun. 2-5pm.

464 35th (3bd/3ba, 3,100 sq. ft.) sports an 80s build date and a lot of carpet for the downstairs bedrooms (2), living room and bathroom.

Upstairs, there are wood floors and very wide-open spaces. The master is just off the kitchen. A staircase leads up to a smallish rooftop deck with views over the refinery toward the Hollywood sign. 

Everything's very clean and quite bright, but very much of the period when it was built, more than 25 years ago. So it could stand a refresher. We'll see what someone decides to do.

464 35th is now in its 7th week on market and at $2.499M. It is open Sat. & Sun. 2-4pm.

Tree Section

2701 Oak Avenue Manhattan Beach CA2701 Oak (2bd/1ba, 900 sqft.) will be auctioned off on Sunday at 4:45PM, right there at the property.

It's open for an hour before, if you wish to walk through, but this sale is really about the corner lot.

Location is on one of the quieter parts of Oak and on the "right" side (western, non-commercial side).

An extremely recent comp was the lot sale at 1405 Oak, listed for $1.249M, drawing multiple offers and closing this past week for $1.300M.

That lot was interior, only 4200 sqft. compared to 2701 Oak's 4480 sqft. lot, and 1405 was on a busier part of Oak – though more walkable to school etc.

The "winner" of Sunday's auction may not be the final buyer. The final sale is subject to court confirmation, which can invite overbids of 5% or more over Sunday's price. It's all one big TBD.

To bid, you need a $5,000 cashier's check and a personal check for the balance of a 10% deposit. Buyers may not have a contingency for financing.

2701 Oak starts at (haha) $799K and is open Sunday 3:45-4:45pm, then goes up for sale immediately.
