Weekend Opens (4/2-4/3/16)

Manhattan Beach housing inventory crested over 100 listings this week for the first time in more than 4 years.

For this, buyers should be thankful. Borderline ecstatic.

The degree of choice is a hugely welcome change after 3+ years spent wandering the desert, desperately grabbing at any splash of water found at the occasional oasis.

Now that the drought seems to be ending, though, are buyers still as thirsty? Sellers are hoping so.

This weekend we see the greatest number of Manhattan Beach listings this year to be open to the public: 41.

Hill Section

940 1st Street Manhattan Beach CA

940 1st (5br/6ba, 6625 sqft.) offers unblocked ocean & PV views from one of the best, highest locations in the Hill Section. It is truly up above it all. To some degree, views are protected, we're told, thanks to agreements with the neighbors. (Buyer, you'll verify.)

This property's also got what feels like a double-size lot at more than 10,000 sqft. of dirt.And the home (1992 custom build) is extra-large, too, at 6500+ sqft.

This property leads off our video (linked above) and you get a pretty good sense of the views from that.

The floorplan gives the master pretty good views, also. True, a neighboring property is under construction and some views from the westernmost rooms of the house will be blocked – but that is as it was, when previously a large house occupied the neighboring lot.

For the location, lot and home size, there's a lot you get for the $6.800M asking price here. Styles have changed in 24 years, though, so it wouldn't surprise you much to see the next owner give this a head-to-toe modernization. More from the agent's official description:

748 Manhattan Beach Blvd, Unit B (3br/3ba, 1400 sqft.) shows the diversity of the Hill Section, as this unit is a smallish condo/townhouse with some views over MB Blvd., not a grand manse.

Somewhat surprising given its "Unit B" designation, this is the front unit of the building, with the master bedroom and living room facing MB Blvd.

1411 Pacific Avenue Manhattan Beach CA

1411 Pacific (4br/3ba, 2000 sqft.) is a modestly sized, but refreshed and bright original home just across the street from Pacific Elementary.

This one will need updates in all the important areas, but shows as good as it can now. The lot is unusually big for the Trees, approaching 5400 sqft. There is a slight downslope toward the back. There's just enough house, a big deck plus some grassy yard below. More from the agent's official description:

1144 N. Ardmore (3br/2ba, 1800 sqft.) is just steps to town, and literally on Ardmore. (Fortunately not near any bullet train lines, as far as we can surmise.) More from the agent's official description:

660 Rosecrans Avenue Manhattan Beach CA660 Rosecrans  (2br/3ba, 1800 sqft.) is a great example of someone doing absolutely everything that can be done to transform and modernize a house, largely within existing walls. This home has gotten such a full-scale modernization, there's nothing left to do anywhere – it's buttoned down.

Recognizing the liability of being on Rosecrans, the home is set back from the street and the layout pushes toward the rear, where a bit of a sunny yard/patio is also met by a spare room – office, media room, craft studio, etc.

What they weren't able to do here was add a bedroom and, thereby, expand the pool of buyers. There are just 2br and no more space to add (for now). For the buyer for whom this is a perfect fit, the home's a dream. More from the agent's official description:
