Weekend Opens (4/2-4/3/16)

By Dave Fratello | April 2nd, 2016

Manhattan Beach housing inventory crested over 100 listings this week for the first time in more than 4 years.

For this, buyers should be thankful. Borderline ecstatic.

The degree of choice is a hugely welcome change after 3+ years spent wandering the desert, desperately grabbing at any splash of water found at the occasional oasis.

Now that the drought seems to be ending, though, are buyers still as thirsty? Sellers are hoping so.

This weekend we see the greatest number of Manhattan Beach listings this year to be open to the public: 41.

Our video this week features several new listings, including 940 1st (which is publicly open) and 2301 Laurel (which isn't):

Some mobile users and email subscribers will need to use this link to view the video.

To plan your open-house tours for this week, use MB Confidential's new online list of Manhattan Beach open houses (it's mobile-friendly!). Our open house link always appears in our weekly wrapups and on the main front page, under "Open Houses."

Below, click any address link to view all photos and property details. And don't forget, when previewing homes here on MB Confidential, you can click "Open All Images" right above the main listing photo to get immediate display of all the listing photos at once. Listings appearing here come from the whole MB market and may or may not be represented by MB Confidential author Dave Fratello.

Hill Section

940 1st Street Manhattan Beach CA

940 1st (5br/6ba, 6625 sqft.) offers unblocked ocean & PV views from one of the best, highest locations in the Hill Section. It is truly up above it all. To some degree, views are protected, we're told, thanks to agreements with the neighbors. (Buyer, you'll verify.)

This property's also got what feels like a double-size lot at more than 10,000 sqft. of dirt. And the home (1992 custom build) is extra-large, too, at 6500+ sqft.

This property leads off our video (linked above) and you get a pretty good sense of the views from that.

The floorplan gives the master pretty good views, also. True, a neighboring property is under construction and some views from the westernmost rooms of the house will be blocked – but that is as it was, when previously a large house occupied the neighboring lot.

For the location, lot and home size, there's a lot you get for the $6.800M asking price here. Styles have changed in 24 years, though, so it wouldn't surprise you much to see the next owner give this a head-to-toe modernization. More from the agent's official description:

"[P]ossibly the best ocean view that Manhattan Beach has to offer! Sweeping South facing ocean vistas from most rooms, this estate home was custom built by the original owner in 1992... [T]he top level is an entertainers dream with a wide open floor plan all oriented to enjoy the vistas from sun up to sun down & beyond. The lower level which serves the sleeping rooms & home theatre also enjoy permanently protected ocean views. The neighbors to the south have restricted height easements on their properties creating tremendous value in this home. Additionally there is a 1,056 sqft basement level ideal for a children’s entertainment space, home gym or hobby area... Whether this home is perfect the way it is or you dream of building your own masterpiece, properties like this sometimes only come around once in a generation."

940 1st starts at $6.800M and is open Sat. and Sun. from 1-4pm.

Editor's note re: "once in a generation:" At least they didn't try to mention Haley's (Halley's) Comet.

748 Manhattan Beach Boulevard B Manhattan Beach CA

748 Manhattan Beach Blvd, Unit B (3br/3ba, 1400 sqft.) shows the diversity of the Hill Section, as this unit is a smallish condo/townhouse with some views over MB Blvd., not a grand manse.

Somewhat surprising given its "Unit B" designation, this is the front unit of the building, with the master bedroom and living room facing MB Blvd.

It's compact but nicely upgraded. More from the agent's official description:

"Beautifully remodeled ocean view townhouse perfect for owners or investors! ... This gorgeous home offer a fantastic floor plan with all 3 bedrooms on the middle entry level, including a master suite with remodeled bathroom, walk-in closet, and 2nd full bath. Enjoy ocean views and beautiful sunsets from the large open top floor, with living area, dining, kitchen, balcony, 1/2 bath, and floor to ceiling windows. Downstairs features 1 bedroom, 1 bathroom, around 550 sqft of living space, many of the same upgrades as upstairs, and a private patio. 330 41st Street E Manhattan Beach CA

330 41st starts at $1.499M and is open Sat. and Sun. from 1-4pm.

Tree Section

1301 Pine Avenue Manhattan Beach CA

1301 Pine (5br/4ba, 3275 sqft.) is a 2000-built Cape Cod last purchased 3 years ago and completely overhauled by a designer. It gives a sincerely "good as new" impression, with a conventional layout and all of today's materials in the kitchen, baths and beyond. More from the agent's official description:

"5 Bedrooms Plus a Bonus Office - with One Bedroom on the Living Level. 4 Baths Including a Sumptuous Master Bath with Separate Tub and Shower, and a spacious walk in closet. The Clear-story Living Room with Fireplace Provides a Dramatic and Compelling entree into this Space. The Formal Dining Room has a Butler's Pantry Connecting it to the Island Kitchen, where Lustrous Natural Quartzite Stone Counters Rest upon Stark White Cabinetry. and a six burner Wolfe Range awaits Your Culinary Creations. It is part of a Fabulous Great Room with Fireplace and Built-in Cabinets, and a finished 'under-the-stairs' Play Area for the Kids. Gleaming Walnut Hardwood Floors Highlight the Entire Living Area. The Spacious West Facing Backyard has an Outdoor Fireplace and Patio and still leaves plenty of yard space."

1301 Pine starts at $2.975M and is open Sat. and Sun. from 1-4pm.

1411 Pacific Avenue Manhattan Beach CA

1411 Pacific (4br/3ba, 2000 sqft.) is a modestly sized, but refreshed and bright original home just across the street from Pacific Elementary.

This one will need updates in all the important areas, but shows as good as it can now. The lot is unusually big for the Trees, approaching 5400 sqft. There is a slight downslope toward the back. There's just enough house, a big deck plus some grassy yard below. More from the agent's official description:

"Light filled beach house walking distance from downtown Manhattan Beach. The spacious living room has french doors with beveled glass that open up to a large deck and lovely backyard. This home has a nice open floor plan that is perfect for entertaining and spending time with family. The kitchen is open to the dining room with sliding glass doors that open onto a brick patio. 3 bedrooms and 2 bathrooms are located downstairs, with the private master and bath upstairs. This home has been lovingly maintained by longtime owners."

1411 Pacific starts at $1.899M and is open Sat. and Sun. from 1-4pm.

1144 North Ardmore Avenue Manhattan Beach CA

1144 N. Ardmore (3br/2ba, 1800 sqft.) is just steps to town, and literally on Ardmore. (Fortunately not near any bullet train lines, as far as we can surmise.) More from the agent's official description:

"[E]njoy ocean breezes year round, walk for your morning coffee & the beach is no longer something you drive too, as its practically in your front yard... Entering this home you're immediately welcomed by a sunken living room w/ marble fireplace & attached balcony, dining space & kitchen. The kitchen features Viking oven, Subzero fridge, kitchen island w/ prep-sink, granite counters & pantry. This space has high-beamed ceilings for a beautiful accent & gives the room a very large open feel. Down the hall there are 3 bedrooms, 2 bathrooms, laundry room & office nook. The third bedroom was converted to a game room/family room, but could be easily converted back into a large master suite w/ closet & maybe even a 3rd bathroom."

1144 N. Ardmore starts at $1.700M and is open Sat. and Sun. from 1-4pm.

660 Rosecrans Avenue Manhattan Beach CA660 Rosecrans  (2br/3ba, 1800 sqft.) is a great example of someone doing absolutely everything that can be done to transform and modernize a house, largely within existing walls. This home has gotten such a full-scale modernization, there's nothing left to do anywhere – it's buttoned down.

Recognizing the liability of being on Rosecrans, the home is set back from the street and the layout pushes toward the rear, where a bit of a sunny yard/patio is also met by a spare room – office, media room, craft studio, etc.

What they weren't able to do here was add a bedroom and, thereby, expand the pool of buyers. There are just 2br and no more space to add (for now). For the buyer for whom this is a perfect fit, the home's a dream. More from the agent's official description:

"Extensively remodeled in 2015, you will find a well designed floorplan with tremendous attention to detail. Two bedrooms w/ a 3rd bonus room and 3 full baths makes this west of Sepulveda home a gem. The kitchen is beautiful with Cesar stone countertops, white custom shaker cabinets, Thermador appliances and a built in wine fridge. The master Suite is complete with balcony, large master bath and walk–in closet with custom built cabinetry. The downstairs bedroom is suite style and also bears the custom touches as the rest of the home. The laundry room is second to none and includes custom cabinets, Cesar stone countertops, and a farmhouse sink. French doors open to a fully remodeled backyard providing a large deck, grassy yard, and beautiful raised flowerbeds with accent lighting. You will enjoy a whole house water purification system, soft water system, and tank-less water heater with this home."

660 Rosecrans starts at $1.599M and is open Sat. and Sun. from 2-4pm.
