It's a light weekend for new listings (just 2) and open houses ("only" 30), due to the Easter holiday.

No video for this week, for the same reasons.

You may recall this one from our one weekend worth of open houses in early March. That was all we needed, all we could do. Multiple offers came within a week. The listing has just closed for $2.755M, $56K over asking.

As they say in the the listing, it's a (slightly) larger than typical corner lot, about 500 extra sqft.

Start price of $1.349M is comparable to similar sales in Liberty Village:

1600 Manzanita (3br/1ba, 1110 sqft.) at $1.450M in March

1813 Lynngrove (2br/1ba, 1215 sqft.) at $1.275M in March

1204 Faymont (2br/1ba, 925 sqft.) at $1.325M in Sept. '18

1908 Manzanita (3br/2ba, 1625 sqft.) at $1.477M in July '18

1809 Lynngrove (2br/2ba, 1275 sqft.) at $1.450M in June '18

2208 Harkness Street Manhattan Beach CANow, each of those had some different factors (condition, location, extra bath/sqft.) that weigh into a comparison, but you can see where 2208 Harkness falls roughly just from the list.

1300 1st1300 1st Street Manhattan Beach CA (5br/4ba, 3600 sqft.) is a mid-90s Mediterranean on a corner lot at Meadows.

This one ran 3 months in 2018 with a different agent, fully staged and pretty much looking as good as it could, but never really got any traction.

We said in a review at the time: "We found the family room at the back surprisingly small, and the first-floor 'bedroom' lacking both a closet and bathroom with tub or shower. (You'd have to go upstairs.) It serves better as a modest office space."

We also noted then that "the 5000 sqft. lot results in a smallish, paved backyard only."
