In our little pocket of the planet this weekend, there are 45 Manhattan Beach real estate listings vying for your attention, including several new ones after a letup last week for Easter.

Sand Section

401 2nd Street Manhattan Beach CA401 2nd (5br/6ba, 5375 sqft.) is a huge house for the Sand Section owing to the possibilities with a larger corner lot (3330 sqft.).

This grand and formal "European inspired" home (as each of the last two listings have called it) sold new in '07 for $4.000M and a little more in 2011: $4.150M.

401 2nd Street Manhattan Beach CABut oh, how the market has moved since then. They're asking 50% more now ($6.150M), and that's almost $500K lower than a competing listing on the equivalent corner at 1st St. (100 Morningside, now at $6.600M).

The outstanding photos in the listing do a good job of showcasing the home as bright and open, but in person, the formality of it all is what sticks with you. Elegant, yes. Well-crafted, yes. Good floorplan, with private lower-level den and open top-floor living spaces, yes too. Beachy and current, though? Not quite. That wasn't the ambition with the original build.

401 2nd Street Manhattan Beach CASeeing a 6 in front on the price here and at 100 Morningside may be a bit startling, and it's certainly new in the South End off of the walkstreets, but the numbers for each do begin to make some sense with reference to some non-walkstreet new construction sales recently in the 5's that were smaller by almost 1000 sqft. and on standard 2700 sqft. lots. What will buyers say? That's the real question, because pure math doesn't dictate the market.

3100 Alma Avenue Manhattan Beach CA3100 Alma (3br/4ba, 2400 sqft.) is a 2003 TH with a nice slice of ocean view and what the listing calls "sophisticated casual elegance."

The top floor is bright and open, heading out to a little balcony that gets the best views offered. More from the official description:

Worth noting: We happened to see in the sales history on this one that the property's most recent sale, in 2009 for $1.857M, was 15% lower than the 2005 acquisition price. After several years of upswing in the local market, you forget sometimes that prices can go both ways. Also, selling in 2009 wasn't fun for anyone.

3100 Alma starts at $2.999M and is open Sat. and Sun. from 1-4pm.

453 34th Street Manhattan Beach CA453 34th (2br/1ba, 900 sqft.) is a small cottage that is linked directly to the neighboring property, 457 34th, also for sale now. The larger property to the east was evidently built up in stages, making for a surprising house in some ways, and it's the senior property also because they've grabbed the backyard from 453 34th. There's literally a 6-foot block wall fence in back of this cottage carving out a grassy area for use by 457.

With both properties on the market, something's going to change.

Here, they appear to be priced at land value at $1.899M. From the official description:
