Weekend Opens (4/27-4/28/19)

By Dave Fratello | April 27th, 2019

Oh boy, what we missed last week due to Easter has come flooding to the market this week.

It's all good. We have 13 new listings in our video, definitely worth setting aside the 7+ minutes it will take for the snapshot tours we can offer there. Then make your plans to see any that are open in person.

2603 Laurel Avenue Manhattan Beach CANot open, but soooo delicious: 2603 Laurel (5br/5ba, 4625 sqft.), a custom corner lot house that boasts not only timeless beachy style, but quite possibly the very best backyard we've encountered in a somewhat typically sized Tree Section lot.

It's hard to tell in the photo, but this home features a swim-up bar. This happens to be one of our favorite phrases of all time: "swim-up bar."

In a backyard with some elevation changes and not all that much more space than you'd typically see in the Trees, they've packed in multiple seating areas, an infinity hot tub, cozy pool with waterfall, fire pit and a full wet bar which, as noted above, a person could swim up to. When you're ready to park it for a bit, there are 3 concrete stools set in the water right in front. Oh, and did we mention the TV over by the hot tub? There, we did.

You can see more of 2603 Laurel in our video and, if you'd like a private tour, contact Dave.

The rest of our video features new construx at 2722 N. Ardmore, walkstreet beauty 440 6th, ocean-view 315 24th and So. Much. More. Check it out:

East Manhattan Beach

1450 23rd1450 23rd Street Manhattan Beach CA (5br/7ba, 4755 sqft.) is a splendid, nearly new (2017) home with a very open first floor, outdoor room and sizable backyard.

It ranks well among the newer crop of artfully crafted new construction in East Manhattan, a wave that may have hit unexpectedly in 2015-18 but which nonetheless has raised the bar substantially, giving buyers the right to expect top-tier work east of Sepulveda. (It was part of the rush of East Manhattan sales in 2017 cresting past $3.0M; see "Many More $3M+ Sales in East MB in 2017.")

We particularly loved the sweeping, curved staircase and the second-floor kids' living room that it creates in a front corner of the home, and the his-and-hers master bath. (Wow.)

This one sold new in May '17 for $3.383M, and is back now asking $3.799M.

There are only 2 photos in the listing as of Saturday morning, but it is presented in our video, and we do recommend that you go see for yourself.

1450 23rd begins at $3.799M and is open Sat & Sun. 2-4pm.
