Weekend Opens (4/6-4/7/19)

As Spring Break draws to a close, we're at 119 listings in town, with 41 of them open to the public.

Highlights of this weekend are a Liberty Village remodel at 1825 23rd and probably the new construction at 409 3rd (ahhh, the South End), both featured in our video. Another couple of new listings are in our video below, but not publicly open, a custom East Manhattan 70s home at 1228 2nd and a Tree Section Mediterranean at 931 17th:

Hill Section

933 8th933 8th Street Manhattan Beach CA (5br/4ba, 3175 sqft.) has the capacity to dazzle you with the possibilities and the challenges.

The listing description tells an almost personal story about the house rather than saying a great deal about the structure and what one might do with it. (It does say "there are several ways you can go on this one.")

933 8th Street Manhattan Beach CASporting a 1950 build date but obviously added onto over the years, the 3-level home has a 70s/80s feel. Highlights are definitely the treetop and city/mountain views from the large rear deck off the living room, and the inspired, lush backyard with a babbling brook/waterfall feature down the slope of the yard toward the tropical pool. 

To truly modernize the home would take a commitment and effort that's a little tough to entertain, but if you can imagine the end product with modern touches, it might be really something. The issue is that just about every aspect of the house has to be touched, and the bills will start to really ring up.

933 8th Street Manhattan Beach CAA charming old Tudor style house across the street at 718 Anderson with a 10% smaller lot sold for land value last June: $2.600M. It's now a building site. 933 8th begins at $3.275M.

Seen purely as a lot, 933 8th is advantaged, by comparison, thanks to the larger size and views, although building new along the downslope can be challenging, and it's questionable how the city would feel about a new home having 3 levels.

It was probably the largest home in the neighborhood before mansions and mansionization. And, it has a lot of charming qualities so there are several ways you can go on this one. It already offers over 3,000 square feet with 5 bedrooms, a huge backyard full of lush landscape, tall palm trees and fruit trees and a sparkling swimming pool. There is a large sun deck where you can sit mesmerized by views of the city all day long and just do deals from here. Or, if you want to rebuild altogether, you can, because there’s many examples right there in the legendary Hill section showing why it would be worth it without hesitation. Yet, you may just take care of what’s here, because it’s an excellent choice as well. (Some photos have been virtually staged including: family room, dining room, office, master bedroom and deck)."

East Manhattan Beach

1147 2nd1147 2nd Street Manhattan Beach CA (4br/2ba, 1845 sqft.) is a 1950s cottage that was added onto in stages, by appearances.

Let's first settle the location: Yes, it's on busy 2nd St., but no, it's not right on the street, it's tucked back perhaps 50' thanks to a private inlet street that tucks back and hosts a few other homes down on flatter ground, while 2nd Street rises with the hill up to Sepulveda. As such, it's not terribly impacted by the traffic.

1147 2nd Street Manhattan Beach CAAdditions at the home have resulted in a very large master suite with high cathedral ceilings upstairs, but more modestly sized bedrooms downstairs. One is just big enough for an office or nursery, and is next to the home's frontmost room, which is shown now mostly empty but for a buffet unit, and must have served as a dining room. It would be very small for a living room, unless one joins it with the 4th bedroom on the other side of the wall. Fortunately, there is a sizable family room in back.

1147 2nd Street Manhattan Beach CAAs to yard space, the front yard is probably the extent of usable space, because the side yard is all concrete driveway for access to the garage in back, and without street parking, the garage may be truly necessary.

This listing was out last year with a different agent at prices from $1.650M down to $1.550M. It's rebooting now right in the middle at $1.599M.

1147 2nd Street Manhattan Beach CAFor comparison's sake, last year, Dave's listing of a larger, one-level remodeled cottage on a slightly larger lot (1515 2nd St., 4br/3ba, 1900 sqft.) drew multiple offers at $1.699M and closes for $1.796M.

1825 23rd1825 23rd Street Manhattan Beach CA (3br/3ba, 1800 sqft.) is a doll of a remodel in Liberty Village, one which notably improved upon the 2013 flipper remodel by finishing the job, brightening the home and modernizing it much more completely.

1825 23rd Street Manhattan Beach CAAt a $1.900M start price, this one is aiming to be the priciest Liberty Village sale of any home under 2000 sqft., with a nearby neighbor at 2208 Wendy (3br/2ba, 1800 sqft.) having sold in Feb. 2018 for $1.825M and a 2-level remodel at 1713 23rd closing in April 2018 for $1.860M.

The master 'suite' includes vaulted ceilings, walk in closet and spacious master bath with granite counters. The property has great 'sight' lines from family room and master to the backyard."

Sand Section

301 Homer301 Homer Street Manhattan Beach CA (3br/4ba, 2350 sqft.) is an oversized townhome with nice ocean views from the master and living spaces, and some unusual but pleasant aspects to the floorplan.

The 2007 Mediterranean features a first floor devoted to a den opening to a private patio. This would make for a compelling space for entertaining without dragging guests up to the second floor. (To be fair, there's an elevator to drag the guests if need be.)

301 Homer Street Manhattan Beach CAA spacious great room and one bedroom are located on the middle floor, with the living spaces opening to a deck with views. Oddly, the bathroom just off that middle-floor bedroom does not have a tub or shower, while the first-floor den does have a bath with a shower.

409 3rd409 3rd Street Manhattan Beach CA (5br/6ba, 4175 sqft.) is new construction in a modern style in a very nice, quiet South End location.

409 3rd Street Manhattan Beach CAThe floorplan dutifully checks the boxes for a full-size new home, with a sizable first-floor den opening to a patio area, good-sized master suite on the second floor and some reasonably sized secondary bedrooms, and a mostly wide-open top floor with open kitchen. (We actually appreciated the wall between kitchen and rear family room, which allows more storage for the kitchen and helps to define the space.)

409 3rd Street Manhattan Beach CAThe build doesn't exactly duplicate anything you've seen in the area. The color palette is notably brighter, with a light ash wood flooring in most rooms, white paint on the metal railings and mostly white and grey tones throughout the home. There's a "blue" theme outside and in, also, with most cabinetry on each level painted a cobalt blue. 

The top floor flows out to a partly covered deck that wants to be your outdoor room.
