Weekend Opens (4/7-4/8)

By Dave Fratello | April 7th, 2012
Easter's a tough weekend for local RE, more so when it coincides with the schools' Spring Break as it does this week. New listings are really being held back. (Look for a little burst on Monday and early this week.)

But there's a great new public open worth scheduling your Saturday around if you can, over at 557 2nd in the South End, open 2-4pm Sat. Check it out.

To plan your open-house tours for this week, use MB Confidential's online list of Manhattan Beach open houses (it's mobile-friendly!).

Sand Section

557 2nd (5br/5ba, 5250 sq. ft.) is one of those houses you probably know by sight, but maybe could only wish to visit one day.

Turns out, Saturday is that day. They're opening the doors.

This huge, glorious, custom Craftsman is on the market at $3.295m, and after a few weeks of private showings only, they've decided to invite John Q. Public.

You'll see that the promise made by the elaborate exterior is delivered on fully inside. There's a love of woods, deep quality of materials, and an aspiration to excellence you find around every corner.

With 5250 square feet inside, there's more than enough space everywhere – a huge, open kitchen/great room off the entry, giant master suite, extra family room downstairs opening to a patio. Everything's there.

Yes, it's on Valley, which is why you've seen it and which is some kind of factor that helps both to show off the home and give it light, but also discounts it some from a hypothetical equivalent one door off a busy street. (The larger 3230 sq. ft. lot along Valley is one reason the house got so big.)

Gotta see it.

557 2nd is priced at $3.295m and is open Sat. 2-4pm.

Hill Section

That's a truly unique house up at 1027 Boundary Place (4br/4ba, 3250 sq. ft.). We've called it, among other things, "charming somehow – odd, yet kinda nice... it may grow on you."

In an offbeat location, with an unconventional U-shaped layout built around a grotto (true fact: not enough grottos in MB), a split-level master, kids' bedrooms up in the towers – yes, it's different.

There are nice ocean views from several points and a definite sense of being up on a hill and above it all – though maybe somewhere in Europe, not necessarily MB.

To account for the location and unusual features, they've priced this big Hill Section house at $1.649m, a tiny PPSF for the Hills. It is open Sat. 1-4pm and (they say) Sun. 2-4pm.
