Weekend Opens (4/9-4/10/16)

Happy Spring and April showers.

We haven't had much of that H20 this year as had been promised/threatened, but showers have put a (literal) damper on the weekend's open houses. Don't let it keep you indoors. There's good stuff to see. And lots: 48 separate listings holding open houses this weekend.

Sand Section

Because it stretches all the way back across a full-size, 2700 sqft. lot, this is one of those rare offerings in the Sand Section with a yard. (A brick patio in this case, but still sizable.)

Tree Section

2008 John Street Manhattan Beach CA

2008 John (5br/6ba, 4425 sqft.) is new construction with a layout and feel that are just different enough to get the mind rolling and saying, "aha, there's more than one way to do this," without being too daring or radical at the same time.

A simple example: The great room in back is half indoors/half out, divided right down the middle of the house, with the kitchen opening to the covered patio area via a  "dining bar" with foldaway windows.

More than once in bedrooms, we noted corner windows. The basement's got enough space to host both a media room section and a pool table/game room space (as shown). We found it brighter than expected.

527 14th Street Manhattan Beach CA527 14th (5br/5ba, 4850 sqft.) is a totally custom home midway up the sloping 14th Street hill offering some views and very nice proximity to town.

You have not seen this floorplan before, but it affords some nice common areas. The great room in back opens both to a bright atrium toward the front and to a covered outdoor room in back.

A huge basement offers an expansive media room/entertaining space plus a guest bedroom. In a pleasant surprise, the basement rooms connect directly to the backyard via a door and back steps.

An office/bedroom is on the entry level toward the front with a glimpse of a view, while the master is up top along with 2 more bedrooms.

The style across the board is special. Lots of thoughtful details in the design and materials. Too much to list, but all the more reason to visit. More from the agent's official description:

617 35th (3br/3ba, 1900 sqft.) offers a 5400 sqft. street-to-alley lot and a remodeled, expanded home. We haven't previewed the property and the listing contains no interior photos at this time, so we're limited to what the agent's official description has to say:

"Upon entry it opens with a relaxing living/dining room with hardwood floors thru to the kitchen with stainless steel appliances, to the informal dining and onto the family room with vaulted beam ceilings over 17’ high. Hill Section

207 S. Poinsettia (6br/5ba, 3750 sqft.) is a 1970s house with some recent remodeling. They say right up front in the listing that it is, "Not your typical Hill Section home!"
