Weekend Opens (5/11-5/12/19)

By Dave Fratello | May 11th, 2019

Make things great for mom this weekend, please. Do you have any idea how much she does/did for you?

Our reviews this week are a bit limited, but our video is detailed with several of the new listings, including some not open to the public.

One comment before the video. Someone complimented us on Friday's post about Redfin's DIY online-offering process, but worried that it's too detailed for some people to read or digest. (See "Wanna Go Solo? Redfin Would Help.")

They suggested a shorter version. So here goes:

Redfin wants to use technology to encourage home buyers to operate without their own agents. This is risky for several reasons, inviting harm to the users of the technology. And it's a sad evolution of Redfin toward the real estate industry's traditional bias in favor of sellers, even as the firm purports to be innovating and helping buyers. You're better off with your own representation in almost every home transaction. Discuss.

Hill Section

401 N. Dianthus401 N Dianthus Street Manhattan Beach CA (6br/7ba, 6300 sqft.) is new construction in the Hill Section, and how often do we get to say that?

On a 50' wide lot, the home gets a spacious feel throughout the first-floor common spaces. The style across the board feels both current and perhaps timeless, which they advertise as "NY Loft meets Modern Farmhouse," and we kinda get it. (Though "modern farmhouse" would suffice.)

401 N Dianthus Street Manhattan Beach CAThe huge master suite gets views east toward downtown LA from just about the highest point on the hill you can reach.

The basement features a nice den, wet bar, theater and spare bedroom.

401 N Dianthus Street Manhattan Beach CAPricing at $7.099M is rooted to a comparably sized 2014-built home at 617 Anderson, with extremely similar home size specs, which sold in June 2018 for $6.900M. That segment of Anderson is fine as it goes, though there are some tall-and-skinny homes along the block and there are no views. Here at 401 Dianthus, there's not much of a traffic issue (which you do find lower on Dianthus) and there are those views.

More from the official description:
