Weekend Opens (5/12-5/13/18)

Here's hoping you and yours enjoy a nice Mother's Day this weekend.

We were recalling how, not so many years ago, real estate print ads in the local paper often seemed to play up the holiday with ads suggesting buying mom a house to celebrate her special day. For whatever reason, this year, that's not happening at all in the local free weekly. (Fewer print ads?)

Still, whatever nice things you can do for the moms in your life, do.

Open houses are limited on a weekend like this mainly to Saturday, so plan your tours accordingly. Dave will be at 3529 Pine from 2-4pm Saturday.

Tree Section

3529 Pine Avenue Manhattan Beach CA3529 Pine (4br/3ba, 3025 sqft.) is a custom-built home in the Tree Section with a very large upstairs family room and saltwater swimming pool in back.

For typically sized family homes west of Sepulveda under $2.5M, this one's basically all alone on the market at $2.295M.

We took a look at some data for how common (or not) it is to find any home in the Tree Section with 3000+ sqft. under $2.5M.

We see 8 closed sales in 2018 matching those criteria, and 13 total going back to January 2017. (A few of the 2018 closings reflect deals made at the end of 2017.) Use this link to see all those sold comps. (The data actually stretch back to 2012.)

1617 23rd1617 23rd Street Manhattan Beach CA (5br/5ba, 3650 sqft.) is a 2006 Mediterranean (they call it Spanish in the listing) on a lot that's about 5000 sqft. It first came to market in early April and showed up as being in escrow for a period until this past Tuesday, when it came back to market.
