Weekend Opens (5/14-5/15/16)

It's a busy weekend for open houses, free and paid. (Here we refer to the Sophisticated Snoop, which is running this weekend in MB and Hermosa.) There are 49 Manhattan Beach real estate listings holding open houses this weekend, up from 42 last week. After 4 new-construction homes debuted last week, only one is doing so this week (1901 Lynngrove).

Sand Section

One cannot say enough about this location. Downtown Manhattan Beach has only grown in appeal over the past few years. (Some will date it to the opening of Metlox, others to the truly-a-big-deal opening of MB Post exactly 5 years ago.)

So, to be on a gently sloping walkstreet south of the pier, just a couple minutes from Manhattan Meats or bagels or coffee or fish or craft beer... oh, that's good. And there's a big beach right down the street, too. Locals know that the crowds on the sand thin out from 7th southward, even in peak Summer months.

225 Rosecrans Place Manhattan Beach CA

225 Rosecrans Place (3br/3ba, 2075 sqft.) is an El Porto TH built in the mid-90s and updated inside with a slick, modern bent.

The listing may seem familiar, because it ran 3 months earlier this year with another agent, trending down from $2.449M to $2.295M. The new price of $2.149M is a 12% cut from the original ambition. That should do it, right? More from the official description:

Tree Section

2312 North Poinsettia Avenue Manhattan Beach CA

2312 N. Poinsettia (5br/6ba, 4250 sqft.) is a custom home built in '06 with a sophisticated, modern take on Mediterranean. If the home looks a bit like a Hill Section house, that's because the architect produced several similar homes over there.

They didn't build a lot of basements until recently, but here at this home they did, giving it a lot of square footage for the Trees despite having a 4450 sqft. lot. Some detail from the official description:

We recalled this one selling back in the early days of MBC, and yes, that's true. Before the world collapsed in 2008, this home sold for $2.767M – quite a bit more than you were seeing in the Trees at the time.

East MB

1901 Lynngrove Drive Manhattan Beach CA

1901 Lynngrove (5br/4ba, 3425 sqft.) is the second full-size new construction home to come to market in Liberty Village this year. The other is 1304 Lynngrove, a modern home asking the same $2.699M as this property.

This one's in a more conventional, current style – labeled "Contemporary Plantation." (It looks like we'll get all the way through this cycle without anyone finding a new term to replace "Plantation.") More from the official description:

"[S]ituated on a desirable corner lot. The open floor plan with high ceilings is accentuated by the elegant and cool custom finishes throughout- wide plank French Oak floors, Walnut doors, custom wood cabinetry, and spectacular stone fire places... Whereas the modern home referenced above is interior and on the east side of Lynngrove, this property backs up to busy Redondo Ave. It will be interesting to watch these two new homes compete to be first to sell in this price range for Liberty Village.

1657 Ruhland Avenue Manhattan Beach CA

1657 Ruhland (6br/6ba, 4500 sqft.) is a 2006-built "Craftsman" home – spacious with a full-size lot (7500 sqft.), affording a big, grassy backyard. More from the official description:

"[F]rst floor includes living room, family room, an office or guest suite, and a formal dining room with a butler’s pantry, leading to the gourmet kitchen. The state of the art kitchen comes with all stainless steel appliances and an enormous island with bar seating. 22 Fairway (3br/3ba, 2200 sqft.) is a fully remodeled Village TH fronting the golf course. Just about as spectacular as it gets behind the gates. More from the official description:

1447 19th Street Manhattan Beach CA

1447 19th (5br/5ba, 4100 sqft.) is actually the third 2006-built home we're listing in this post. From the official description:

Worth noting: This one sold new in 2007 for $2.359M and resold at the end of the market dip in July 2009 for $1.899M (-19%).

1205 Wendy Way Manhattan Beach CA

1205 Wendy (3br/2ba, 1700 sqft.) was recently expanded and renovated. We haven't made it by and there's only one photo online as we post. More from the official description:
