- front living room walls removed; space opened into kitchen/dining area

- master suite added in back

- contemporary, beachy remodel and nice backyard

This one's so pretty you take little notice of it being on the "wrong" side of Wendy, backing onto Aviation. It seems to be a minor factor, but we did not visit during rush hour.

2200 Wendy begins at $1.850M and is open Sat. & Sun. 1-4pm. 

1755 8th1755 8th Street Manhattan Beach CA (5br/8ba, 4835 sqft.) is ambitious new construction that was even more ambitiously priced for its first run on the market, starting at $4.950M in December last year. (We reviewed it in early December when the home wasn't quite complete.)

Now, at least, the home is easier to appreciate because it is finished and elaborately, comfily staged and it can really be appreciated. They have also chopped $400K off the asking to $4.550M with a new agent.

1755 8th Street Manhattan Beach CAOnce again, the very open flow of the first level to the backyard areas, including pool and cabana, are easy to love. You can now see a little better some of the over-the-top detail that went into this home, unusual for a spec project. (The same builder has almost finished two adjoining homes, one on either side, all developed on a former triple lot.) Oh! And... basement!

We also noted in our December review that the bedroom layout was a little different upstairs. All 3 secondary bedrooms have their own baths, a plus, though one has double doors to the stairway and tends to feel like an office (as it is staged). The master is not over-the-top huge.

1755 8th Street Manhattan Beach CATake some time to feel out the extras poured into this one. We've seen some new homes recently where the quality fell far short of the standard for Manhattan Beach, but this isn't one. Quite the opposite. More from the official description:

1613 Harkness Street Manhattan Beach CA1613 Harkness (3br/2ba, 1540 sqft.) is a classic of a different form: An almost original Liberty Village cottage. A blank slate, if you will. Typically these get redone and stay in character with the neighborhood.

Plans change and it's back.

508 Larsson508 Larsson Street Manhattan Beach CA (5br/6ba, 4680 sqft.) is our listing of a custom-crafted home with pool in the Hill Section. It's just down the block from the Cape Cod noted above and is also open Sunday 2-4pm.

508 Larsson Street Manhattan Beach CABright and refreshed, the home now benefits from the completion of the nearby Gelson's market, which had for some time worried neighbors, who thought it would impact the area.

The supermarket does a reasonable level of business but always seems to have available parking, and there are no outlets to nearby streets. Instead, that's now a nice asset just steps away.

We've loved this home before but really came to appreciate it again recently, seeing again how the main family/entertaining spaces in back open up into a single, voluminous indoor/outdoor living area all the way out to the pool and hot tub.

If we're eyeing the competition, 508 Larsson offers more than 1500 sqft. of additional living space (48% more) for a price just over 10% above.

211 John211 John Street Manhattan Beach CA (4br/3ba, 2950 sqft.) is a remodel with master and office upstairs, plus 2br and main living spaces downstairs. It's mostly got a front yard, while the garage is in back on Ardmore. There are some views over the treetops and rooftops to the west and south.

Some parts of the home have been modernized; others are looking for another refresh. There seemed not to be large common spaces. It's efficient.

Sand Section

220 16th220 16th Street Manhattan Beach CA (5br/4ba, 2700 sqft.) is a fun, beach-urban remodel with some views, the best being pier views from an elevated deck area in back.

The home has the feel of a San Francisco, New York or even Vancouver modern loft, but there's no doubt at all about where you are. We visited on a clear (though windy) day and saw waves, PV, the pier and more.

220 16th Street Manhattan Beach CAThere is a construction site next door to the west, so there could be some worry about the view remaining. There was previously a full (possibly overheight) 3-story building to the west before the construction began, and we're told that there were still the same ocean views over that prior home.

220 16th Street Manhattan Beach CASome of the square footage includes an attached studio apartment in back, which could be incorporated into the home or left as it stands, separately.

Tree Section
