Weekend Opens (5/19-5/20/18)

This is one of those weekends where you can choose the free open houses, the paid open houses or both.

Of course, the "paid open houses" are part of the Sophisticated Snoop tour running 10am-4pm each weekend day.

As to "free" open houses, we've got 34 of those.

Sand Section

You'll find 2br on the lower level, plus the master and main living spaces up top. There are high arched ceilings with exposed, whitewashed wood in the main living spaces.

Tree Section

1713 Pacific1713 Pacific Avenue Manhattan Beach CA (4br/3ba, 2620 sqft.) packs some pleasant surprises behind its modest exterior.

Sure, the midsized 1970s house has inherent quirks. You'll enter far down along one side (nicely paved with newer flagstone), and face a split-level setup with a living room down below opening to a sizable yard. The 4800 sqft. lot feels big in back because the home isn't. The yard is nicely paved with a grassy area also, and an outdoor fireplace.

1713 Pacific Avenue Manhattan Beach CABack in the middle of the home, an updated, open kitchen with fairly modern upgrades is a focal point, with formal dining up to the front of the house (with its own bay window) and a smallish family room off to one side of the kitchen.

All 4 bedrooms are upstairs, with remodeled baths. The 3 secondary bedrooms share one hallway bath. The master's in back overlooking the backyard and treetops/rooftops toward the west. It's nice.

If you look at the profile of a 1970s house on busy Pacific near the school, you may take a pause to consider. But don't hesitate too long. About $2.2M for a very livable house with updates in this location, near school and town... that's compelling.

East MB

1547 21st 1547 21st Street Manhattan Beach CA(3br/2ba, 2180 sqft.) is a mostly original Roth home looking for updates from the next owner.

The floorplan is familiar if you know the Roth Tract. The entry presents you with a large formal living room to the front, the master suite which is entered through the master bath vanity area, and, as you go back, a midsized kitchen and family room plus the two other bedrooms.

We've seen some imaginative things done with blank slate Roth homes in the past, and others just updated in place. It will be interesting to see the next steps here.

1707 10th Street Manhattan Beach CA1707 10th (4br/3ba, 2200 sqft.) is another 1970s single-level cottage sprawled out along a large lot (7500 sqft. this time), with a bedroom/studio unit in back that they refer to as a "granny flat." (Should this wording be more, or less, common? Discuss.)

The home has fresh paint and carpeting everywhere. It's almost overwhelming. But you still have the sense of this one being either a rental-caliber property or a blank slate for a true remodel.

1707 10th Street Manhattan Beach CAThe headline issue, though, is that the $2.400M pricetag is, er, hard to square with the property as presented. Just look at the Roth home immediately above in this post, offered at $1.699M.
