Weekend Opens (5/26-5/27/18)

We sometimes joke and wonder aloud about the odd association Manhattan Beach has developed with rolling things down hills.

The first, biggest and most famous of those local inventions is clearly the Pinewood Derby. It will be celebrated Monday (Memorial Day) with a special event: the Community Pinewood Derby near downtown at Joslyn Center from 10am-4pm.

That's right, you don't have to be any kind of scout, formally, to make a car and race it. If you're here, go go go! (For more, see DigMB's news story about the event and/or see the city's page of info.)

What a great little town!

1437 3rd1437 3rd Street Manhattan Beach CA (5br/5ba, 4065 sqft.) is an intriguing home on a lot of levels... and we do mean a lot of levels.

Locationwise, this is a nice, quiet and wide street that's centrally located but low-traffic. The home itself is a 1980s architectural experiment with three levels built conforming to a substantially downsloping lot. There are a lot of little staircases throughout the house, and bedrooms are on three (split) levels, the master being up top in the rear of the home with views toward downtown LA.

1437 3rd Street Manhattan Beach CATo describe the odd layout and multiple levels, with open lightwells and surprising spaces like the little landing/living area in back, is not to bash but to appreciate a truly unique house. It's obviously not for everyone but it works, on its own terms.

It helps a lot that the home has been given new carpet and paint, with the wood floors (where they exist) sharpened up. This helps to show the home as ready to go even though many buyers would probably put some time and money into renovations/updates along the way. They've also priced this one attractively at $2.250M to try to guarantee quick action. Nice prep, intriguing property.

1747 2nd1747 2nd Street Manhattan Beach CA (3br/2ba, 1445 sqft.) is a sharply redone cottage with a newer pool in the backyard. It was on the market recently for 3 weeks with a different agent, and is now back at the same price ($1.669M).

Because Dave has a very similar listing coming up shortly, we're going to limit commentary this time to the official description:

Hill Section

204 Anderson Street Manhattan Beach CA204 Anderson (3br/3ba, 1800 sqft.) is a very pleasant surprise. We've seen 1960s tall-and-skinny homes along Anderson and/or Larsson in the Hill Section before, but even when improved, they still felt, well, like boxy 1960s houses.

Not so here. Not at all.

The remodel here is at a much higher level, and the home feels bigger than its official 1800 sqft. as well. The warm, walnut flooring is gorgeous. Walls and windows are upgraded. The kitchen and bathrooms fully modern. The 2nd-floor master suite feels almost enormous, far beyond expectations anyway.

While the backyard has a stark upslope, the best part is actually an outdoor room with bbq and other built-ins which is under the master suite. There's a bit of grassy garden space up some steps as well, though it's not really a kids' play area.

204 Anderson Street Manhattan Beach CADid we mention ocean views? Yes, down 2nd St. to the west, there's a little view that's nice. (The last couple of days, we've had a deep blue look to the Pacific; it was super during our tour Friday.)
