This is the week of the 2.7-ish listing.

There are 7 new listings between $2.699M and $2.895M, which is either a "sweet spot" in this market or a segment that's about to have a big glut. Discuss.

Seriously, that's a range that, while above the median price, does seem to capture a wide range of different kinds of options, east and west of the highway. Check them out.

Tree Section

1408 Poinsettia1408 N Poinsettia Avenue Manhattan Beach CA (4br/3ba, 3110 sqft.) is a 1999 Mediterranean, and while it boasts some customizations like nice wallpaper and some wood flooring, it's really not trying too hard to be anything else. It's a Tree Section Mediterranean. 

Location is what really helps here. You're right across from the big playing fields below Pacific school, very walkable to all.

On this 4200 sqft. lot, the home maxed out at ~3100 sqft. and there is very little backyard. But try to compare the front "yard" (Center Field) to anything anyone else has in the Trees. More from the official description:

659 18th659 18th Street Manhattan Beach CA (4br/3ba, 4035 sqft.) is a custom-built, older home with additions that is quite unlike any newer construction.

Realtors like to say a home is "charming" so often that the word almost loses its meaning. ("Stunning" has definitely lost its meaning in real estate listing descriptions.) But, yes, this one we can confidently declare is "charming."

659 18th Street Manhattan Beach CAThe home's delightful and large family room in back, decorated to the nines with Christmas items, is quite unlike any you will probably visit in the month of May. It's never not Christmas here.

The square footage is spread out among a smallish front living room, two downstairs bedrooms, a very open kitchen with casual dining space, that very large family room in back with high ceilings (feels almost barn-like, in a good way), then a top floor master suite. What would be the 4th bedroom upstairs has been converted into a very large walk-in closet.

Updates for the kitchen and master bath give them home some current feel, but the official build date is 1952. You can see where additions have been made over the years, so it's hard to say what the vintage truly is.

759 29th759 29th Street Manhattan Beach CA (4br/3ba, 3195 sqft.) is a 1990 Mediterranean with some updates, and, like the first Mediterranean mentioned above, a smallish lot at ~4200 sqft.

A big difference here is location. The 500-700 blocks in the 20s north of Valley represent a special Tree Section neighborhood, walkable to lots of local attractions, including the beach (for the hardy).

759 29th Street Manhattan Beach CAYou may note a discrepancy in the MLS data saying this is 4br and the listing language calling it 5br. Yes. The issue appears to be that one of the 4 upstairs bedrooms has been converted into a den and oh-so-technically lacks a closet at this time. (Instead there's a built-in series of cabinets and media center.) This could be undone easily enough.

The early-90s features that stand out are the little step-down tiers in the rear of the home and the reliance on one hallway bath for 3 of the upstairs bedrooms. (These days everyone simply must have their own bathrooms, don't you know?)

Intriguingly, this home has what may be the largest laundry room we've seen in Manhattan Beach.

Sand Section

429 35th429 35th Street Manhattan Beach CA (4br/4ba, 3600 sqft.) is a bit of a surprise. Clearly an older building with a range of maybe somewhat recent updates, the home is spacious and clean with real views from the top-floor master suite and deck.

There's wood flooring throughout the first floor and newer shag carpet in much of the home. There's a den on the 2nd floor along with bedrooms. More from the official description:

463 36th Place begins at $1.249M and is open Sat & Sun. 2-4pm. 

3904 Ocean3904 Ocean Drive Manhattan Beach CA (4br/4ba, 2100 sqft.) is a lightly used '06 modern in El Porto with significant ocean views. Power lines are nicely hidden by frosted glass surrounding the front deck.

The top floor is very open, with disappearing doors, making for an inviting indoor/outdoor feel when the weather permits. (Which is most of the time.)

3904 Ocean Drive Manhattan Beach CAIn addition to the 3br on the middle level, there's a separate guest unit with its own entry off of Ocean on the first floor. More from the official description:

East Manhattan Beach

1137 9th Street Manhattan Beach CA1137 9th (4br/4ba, 2730 sqft.) is quite a surprise. Yes, it's less than 3000 sqft., with 2br up and 2br down, a common setup for remodel/additions. But the space could be plenty for many families. The very open floorplan is not your typical remodel at all.

Hill Section

204 Anderson204 Anderson Street Manhattan Beach CA (3br/3ba, 1800 sqft.) is a very nicely remodeled, even expanded, tall-and-skinny in the Hill Section on a ~3250 sqft. lot.

A prior owner did a masterful job expanding the top-floor master back over the yard area, creating a modern, full-size suite and, downstairs, a covered outdoor room. (There are 2br downstairs.)

The living areas are all upstairs without walls. There's an ocean peek down 2nd St.

This home launched in May 2018 at $2.500M, then cut just 2 weeks later to $2.350M. It found a buyer in August and closed for $2.350M in Sept. '18.
