We hope you've had a good week and are looking forward to a lovely Spring weekend.

If things were ever hard, just be grateful that your neighborhood hasn't opened up fissures hither and thither, with lava oozing out, expelling friends and families, remaking the surface along the way.

Sure, the folks who live on the verdant hillsides of Kilauea know the deal, but once the Earth actually cracks open and boils over, it's still a bit of a shock.

In real estate news this week, we're at 105 listings as of Saturday morning, a full click over the 97 listings active on April 30, the date of our last market report. Of those, 43 listings are open to you and the whole public at large this weekend.

East MB

1350 23rd1350 23rd Street Manhattan Beach CA (5br/5ba, 4800 sqft.) is featured first here because it's a pretty different and special new-construction home. Worth your attention if you can make it over.

Is the style familiar? Yes. Seems that builders are pulling back on use of the word "Plantation" style, but with white siding, wide-plank and grey-stained flooring, a kitchen adorned with white cabinetry and light stone surfaces, et cetera, this beachy home would have gotten that label 2-3 years ago.

Regardless of labels (or lack thereof), the home's undeniably pleasant, and the floorplan refreshingly different on the margins.

1350 23rd Street Manhattan Beach CAHallways are a little wider, rooms a little larger, there's a "casita" up front (separate office/guest suite - happy Cinco de Mayo!) and in a very nice feature, the second floor features a full-size additional living room, the size of a full media room that may really be a dedicated kids' living room. Two side desks make for a cozy and bright homework space upstairs. All of this away from the main living spaces downstairs.

The final bonus comes from location along a corner lot.

The start price is $3.649M. Where did they get the idea that a big new East MB home could get such a figure? Why, right across the street, where 1400 23rd set the record with a sale at $3.700M in October 2016.

1142 23rd1142 23rd Street Manhattan Beach CA (3br/2ba, 1290 sqft.) is a dated cottage that has seen better days.

They're presenting it as if one might look to remodel, but the sizable corner lot with an alley along one side really gets the mind spinning out to the possibilities for a new home on the site.

No need for a "garage face" if you tuck the garage along the short alley. Potential views toward the mountains and downtown L.A. from a second floor. Intriguing.

1622 10th1622 10th Street Manhattan Beach CA (5br/5ba, 3500 sqft.) is a unique 1980s Spanish with nice upgrades.

A giant formal living room greets you at the entry. A separate dining room is in back, along with a warm kitchen and smallish family room.

The backyard is nicely outfitted with built-ins and artificial turf.

Upstairs, there are 3 conventional bedrooms (including the master) and another that has but a tiny closet, and might serve more as a bonus room. More from the official description:

1210 10th1210 10th Street Manhattan Beach CA (4br/4ba, 4500 sqft.) is a very large early-90s Mediterranean with glossy marble flooring downstairs highlighting formal spaces, and a sizable kitchen/great room in back. (Watch your step with the sunken rooms.)

The backyard is dominated by a newer pool. Views to the back from the family room as well as from the master are truly lovely, thanks in part to the yard of this home, but also the trees of neighbors. From the master suite, you see rolling hills, treetops and rooftops from the unique vantage point.

1210 10th Street Manhattan Beach CAThe start at $3.295M, in line with new construction, may be a bit ambitious. More from the official description:

Sand Section

124 38th Place124 38th Place Manhattan Beach CA (3br/4ba, 1920 sqft.) aims to be the best new construction home on a half lot in El Porto... maybe ever. The warm modern style is fresh, and bedrooms all seem to be of very decent size. (We've been cramped in half-lot home before; that didn't seem to happen here.)

The top (3rd) floor is splendid, with high ceilings and panoramic views over all the (now) under-height (2-story) neighbors. More from the official description:

124 38th Place begins at $3.099M and is open Sun. 1-4pm.

200 Ingleside200 Ingleside Drive Manhattan Beach CA (4br/5ba, 4920 sqft.) asks the question, right in the midst of the listing description: "Why buy new when you could remodel this for less?"

There are plenty of reasons someone might buy new instead, but the basic question is how much to remodel and how to do so. The 1990 home is bigger than you can build now, although with an unusual layout: most (3) bedrooms downstairs and a 3rd floor devoted entirely to a sprawling master suite with his-and-hers bathrooms. Common spaces make up the middle level.

There's a lot to work with, but a lot to do.

Tree Section

2409 Oak2409 Oak Avenue Manhattan Beach CA (3br/3ba, 1850 sqft.) packs surprises.

The entry is almost misleading, in that you expect a postwar cottage and that's basically what you get, at first, with living room and kitchen up front. Lo, the upgrades to the kitchen and bathrooms are much more modern than you might expect.

Pull back to the rear of the house, though, and the surprises begin. One bedroom suite features very high beamed ceilings, tall windows and french doors out to a deck overlooking treetops and rooftops. It has its own attached bath.

2409 Oak Avenue Manhattan Beach CAIf you're tempted to see that as a master suite, it turns out, you're wrong, because that's an even larger space downstairs with a large master bath with tub and shower. It opens directly to the backyard. You'd have to puzzle over which is the better "master" even if that first floor room obviously features the larger bath (by a lot).

Location is the reason for the discount here, not only on Oak near Marine but right across from a commercial parking lot. The home is hidden behind privacy bushes and its greatest rooms are obviously on the other side of the house facing west. More from the official description:

2409 Oak begins at $1.799M and is open Sun. 1-4pm.

1817 John1817 John Street Manhattan Beach CA (2br/1ba, 1200 sqft.) is very dated and probably qualifies only as a lot sale, on a favorable stretch of John St. without much slope. We tried to imagine rehabbing and updating the 2br cottage, but it's not easy to justify at the entry price.

Larger homes in the area are selling new for $3.9-$4.9M, so land value probably wins the day here. Is that $2.350M?
